TRAS LA GUERRA DE INDEPENDENCIA, EN AMÉRICA ARRAIGÓ EL
NEOCLASICISMO, POR SU PUNTO DE UNIÓN CON LA GRECIA DEMOCRÁTICA Y
LA ROMA DE LA REPÚBLICA. TAL Y COMO MANTENÍA EL HISTORIADOR
ALEMÁN JOHANN WINCKELMANN UN ARTE DE "NOBLE SIMPLICIDAD Y
CALMADA GRANDEZA".
El proyecto de Fuller Lofts es un brillante y elegante ejemplo de reconversión
de un antiguo edificio urbano. Se trata de una estructura industrial en
cemento, de los años veinte, situada en un barrio de la periferia Este de Los
Ángeles (Lincol Heights). Edificado en los alrededores de una estación de
trenes ligeros, la restauración de este edificio ha servido de estímulo y ha
dado comienzo a una amplia revitalización de la zona de Lincol Heights.
Formado por 102 unidades y cerca de 1000 m2 de espacio comercial, el pro-
yecto prevé la realización y la integración de áticos dúplex situados sobre el
antiguo edificio, que constaba ya de cuatro plantas. Unido mediante un sistema
de escaleras y pasajes "open-air" y adyacente al edificio, encontramos el nuevo
aparcamiento para los habitantes de los lofts. El estilo que se intenta aplicar a
este proyecto es el resultado de un estudio enfocado hacia el abaratamiento
de costes de la construcción, la sostenibilidad del edificio y, al mismo tiempo,
un diseño de calidad.
Desde un punto de vista estilístico, resalta una fuerte contraposición entre la
nueva actuación y la construcción originaria. La original, elegante y potente
fachada neoclásica viene conservada como tal, completada e integrada en su
parte superior por sugestivos elementos aplacados en acero, que cubren en-
teramente las dos plantas que se añaden. La rudeza de los antiguos muros de
cemento contrasta con el frío gris del metal, que viene utilizado bajo forma de
chapa grecada, casi como si se quisiera reclamar el anterior uso industrial del
inmueble. La repetición rítmica y regular de las cristaleras verticales y de las
ventanas cuadradas, símbolo regulador del pasado neoclásico, cambian en
contacto con la nueva estructura, convirtiéndose en gestos y amoldados según
las necesidades funcionales, en un diseño más libre y moderno. El estudio vo-
lumétrico es preciso y ponderado, convirtiendo la integración en algo más cer-
cano a una evolución natural del edificio debida al paso del tiempo, que a un
gesto artístico.

DEMOCRATIC GREECE AND REPUBLICAN ROME. JUST AS JOHANN
WINCKELMANN THE GERMAN HISTORIAN WOULD HAVE MAINTAINED, THE
ART OF "NOBLE SIMPLICITY AND CALM GRANDEUR".
The Fuller Lofts project is a brilliant and elegant example of the conversion of
an old city building. Actually a cement built industrial building from the
twenties located in a district on the outskirts of East Los Angeles (Lincoln
Heights). Built in the vicinity of a rapid train station, the restoration of this
building has served to inspire a widespread restoration of the Lincoln Heights
district.
Comprised of 102 units and around 1000m2 of commercial space, the idea
behind the project was to incorporate duplex loft conversions on top of what
was already an old four storey building. Linked by staircases and "open-air"
passages adjacent to the building brings us to the new parking lot for the lofts'
inhabitants. The structural design intentionally applied to this project is the
result of a study focussed on keeping the construction costs down, supporting
the building and, at the same time, a quality design.
From an architectural point of view, there appears to be a strong comparison
between the new and the original building. The original, elegant and impres-
sive neoclassic façade has been conserved as it is, finished off at the top by the
addition of attractive steel features fully extending over the two extra floors.
The old rough cement walls contrast sharply against the cold grey metal, which
has been used in the form of corrugated sheet metal almost as if the intention
has been to revert back to the building's former industrial use. The regular and
alternating repetition of the vertical glazing and square windows, a typical fe-
ature of the neoclassical past, change on contact with the new structure, to
become more adapted and less regimented and more modern and practical in
design. The volumetric research has been precise and well thought out, making
the integration appear to be more of a natural evolution of the building, down
to the passing of time, than an artistic gesture.
La potente estructura que sostiene los nuevos lofts se convierte en el criterio
de comparación que diferencia todo lo nuevo, imprimiéndole todavía más
fuerza y dinamización, adecuándose a los tiempos modernos, y por ello, pa-
sando del cemento al metal.
By comparison, the powerful structure supporting the new lofts becomes a
totally new, even stronger and more dynamic criteria, designed to keep up with
the modern times and, for this reason, move on from cement to metal.

LAS LÍNEAS DE LOS OBJETOS SE CONVIERTEN EN VERDADERA
ARQUITECTURA, PINTANDO EL ESPACIO Y ARREGLANDO LOS CAMBIOS DEL
TIEMPO. EL ANTIGUO EVOLUCIONA EN NUEVO POR MEDIO DE LA CULTURA
DEL PROYECTO.
Uno de los estímulos profesionales más interesantes para un arquitecto es,
seguramente, el de encontrarse ante un edificio antiguo y tener que
readaptarlo a una nueva manera de vivir. El espacio y el tiempo, en este caso,
están en estrecha conexión: los estilos de vida van cambiando con el discurrir
del tiempo implicando una transformación necesaria e imprescindible del
espacio.
Este es el proceso al que ha estado sometido un apartamento de inicio de los
años setenta, reconvertido ahora en una pequeña casa-estudio para un dise-
ñador de interiores. La transformación ha estado posible como resultado del
empleo de las armas de proyección más importantes: un estudio minucioso
del espacio existente (valorando y preservando los elementos de calidad) y una
visión de conjunto, donde cada detalle nace de un diseño general claro y bien
definido.
El centro de todo el recorrido proyectivo es, sin dudas, la nueva función que el
espacio tiene que acoger, combinando las necesidades espaciales y temporales
de una vivienda a aquellas muy distintas de una profesión artística. La fusión
de estos conceptos la hallamos sobretodo en la zona de día, donde el estudio
y la sala se conectan a través de la mesa de trabajo. La mesa se separa del es-
critorio convirtiéndose en un elemento de mobiliario autónomo, y gracias a las
ruedas se transforma de una mesa de reuniones a un comedor, adaptándose
así a las complejas exigencias funcionales del apartamento. El piso se adapta
a las actividades que en él se desarrollan.
El espacio se remodela mediante el mobiliario fijo concebido como real y ver-
dadera arquitectura, y con la utilización de elementos decorativos ligeros. Nada
está improvisado: desde la cocina hasta el baño todos los detalles están mi-
nuciosamente estudiados y colocados, siguiendo reglas arquitectónicas.
THE LINES OF THE OBJECTS INSIDE BECOME TRUE ARCHITECTURE,
REPAINTING THE SPACE AND REPAIRING DIFFERENCES IN TIME. THE OLD
EVOLVES INTO THE NEW THROUGH THE CULTURE FOUND IN THE PROJECT.
One of the most appealing professional stimuli for an architect is surely
finding an old building and having to adapt it to a new lifestyle. Space and
timework in close connection, in this case: lifestyles keep changing as time
goes by, implying the need for transformation, essential to a space.
This is what occurred when this early-seventies apartment was to be recon-
verted into a small house-studio for an interior designer. The transformation
was only possible by using the most essential of weapons in the project: a mi-
niscule studio in the existing space (evaluating and preserving quality ele-
ments) and a vision of the whole where every detail sprang from a clear and
well-defined general design.
The center of the entire project undoubtedly rested on the new function that
the space had to incorporate, the combination of the spatial and temporal
needs of a dwelling and the very different ones related to an artistic profession.
The merging of these concepts is particularly evident in the daytime area,
where the studio and living room are connected by the work table. The table
separates from the desk to become an independent piece of furniture. Its whe-
els transform it from a conference table to a dining room table, thus meeting
the complex functional needs of an apartment which adapts to the activities
developed inside.
The space has been remodeled using fixed furniture, designed to act as truly
real architectural tools, and lighter decorative elements. Nothing is left to
chance: from the kitchen to the bathroom, all the details are meticulously stu-
died and placed following strict architectonic guidelines.

Large wooden letters on the wall of the entrance become an explicit stage
which reflects the dwelling's identity (which echoes the age-old custom of
placing written texts on monuments and buildings), underscoring and openly
declaring to all who enter, as if it were a statement of the set of functions that
coexist in the same space - home and office.

escenográfico que refleja la identidad del lugar (que recuerda la antigua cos-
tumbre de incluir caracteres escritos en los monumentos y edificios), subra-
yando y declarando abiertamente a todo aquél que entra, como en un
manifiesto, el conjunto de funciones que conviven en el mismo espacio, home
and office.
