DIRECTOR’S CORNER

As I sit writing this e-mail, freezing, I wish all of you a Mer-ry Christmas and Happy Hanu-kah. It is a difficult position, at times, to be voluntary Board Director and try to do what is best for the association. The entire board has taken this mission to present our thoughts and feelings on making the right decisions for Cambridge. As members, we strive to make it a community to be the best place to live in on the east coast! To-gether we share an interest in making our residents happy and fulfilled about their decision to reside here. All of us face a change in society and progress as we venture for-ward. It becomes difficult, at times, to see the complete pic-ture on what our mission is, but we will continue to do what we feel is best for the entire commu-nity. We will go forward with a new Board of Directors in January, 2020, following the past Board of Directors, by continuing to make Cambridge a great place to live! Thank you all, Bob Souza

As the old year is about to close, I look back on the issues the Board has faced and worked to solve the problems in running our association. The association is over 30 years old and things back then were new, now they are old, and we board members are working to bring Cambridge up to date on repairs, replacements, and upgrades. We are presently work-ing on upgrading the shuffleboard courts and replacing the benches in the months ahead. We have been able to control spending and looking for ways to cut costs to run the asso-ciation for 2020. There will be NO increase in Association fees, which will remain at $930.00. The Association depends on volun-teers to help complete job projects that need attention. I am asking my Cambridge residents to help! WE need to have the pool house shed/golf cart roof to be replaced. Any-one having experience or willing to help replace the roofing, please con-tact Bruno Bucco, Clubhouse Direc-tor. Blood Pressure Clinic

The blood pressure clinic will reopen on Wednesday, October 2nd from 10 to 11 a.m. in the clubhouse. We can always use more nurses to help fill in the schedule. If you would like to vol-unteer please call Cathy Michaud at 772-545-2177.

I am sure this would be greatly appreci-ated ! SAD NEWS: Marj Drew passed away this past week—she was a long time resident of Cambridge and very active in Monday’s Bridge Group, as well as playing in sev-eral other bridge groups. WELCOME BACK SNOWBIRDS To those who have escaped the freezing temperature and snow for the sunny skies and mild tem-peratures of Florida, we welcome you back to paradise.

After you settle in and get warm, please take a look at your unit and see what maintenance needs to be done. Spending a few dol-lars today can save hundreds to-morrow.

Here are some tips for checking out your property.

Inspect the exterior of your unit and your yard: Is the skirting in tact? Is the siding clean? Is the sprinkler system working correct-ly? Are shrubs and trees over-grown? Are there repairs needed to screens or shutter? Make a list of areas that need attention and schedule time to "get 'er done."

When you turn your water back on, check plumbing operations and check for water heater leak-age. Check for mold and mildew or any water intrusion. Be sure to check your ceilings for any signs of roof leakage, which normally show up as light brown stains.

You'll have more peace of mind to enjoy the season if you take care of property maintenance needs as soon as possible.

Please help keep Cambridge beautiful.

CAMBRIDGE FLEA MARKET AND WHITE ELEPHANT SALE - Donations are being accepted for the Cambridge Flea Market and White Elephant Sale will be held on Saturday, February 29, 2020 (and, in case you didn’t know, 2020 is Leap Year). Tables can be rented for $15 for Cambridge residents and $20 for non-residents. All items that are sold on individual tables must be removed at the end of the sale. Please bring donations to the Clubhouse during morning office hours, 9-10 AM, or at another convenient time. If you have an item and there is no board member or volunteer available to receive it, please leave it on a table by the side door with your name and phone number attached. We CANNOT accept artificial Christmas trees or old TV’s . (Flat TV screens are acceptable.) Volunteers should sign up in the office, or send an e-mail to [email protected]. We need a few people to help. CAMBRIDGE SHUFFLEBOARD

Your 2020 Assessment By the time you read this, you may al-ready know that the Annual Assess-ment is the same as last year. On De-cember 18, the board approved an as-sessment of $930 for the 2020 fiscal year.

If you do not have your documents by January 7th, please contact the office, and we will email them to you. The law requires that we mail them to the ad-dress on file with the county. In most cases we also mailed it to your Cam-bridge address.

The mailing contains 4 items.

The Assessment statement, with a stub that should be cut off of the form and returned with your payment.

The Bi-Annual Age Verification Survey for the US Department of Housing and Urban Development (HUD) who re-quires us to document that we meet the requirements to keep our “55+ commu-nity” status.

The 2020 Directory Authorization Form. This form allows you to update how you appear in our Association Directory for 2020. The form also asks for your email address, which WILL NOT be included in the directory, but will be used by the staff to communicate with you, and send you information. If any other con-tact information has changed recently or you’d like to make changes to it, you can also include that information.

A return envelope for you to mail all of the above items to the office, or simply drop the envelope in the large “Ballot Box” on the left side of the office door in the clubhouse.

Payments are due no later than Janu-ary 31, 2020. Any billed assessments not paid in full by the January 31, 2020 will be assessed a $25 late charge and a monthly interest charge of 10% per year (0.833 % per month) on any un-paid balance.

IMPORTANT HOPA INFO It is that time again when we must verify the ages of Cambridge occupants to comply with the rules of the Housing for Older People Act (HOPA). This verifica-tion is necessary for Cambridge to maintain its 55+ certification. With your assessment bill, you will receive an Age Verification form that should be completed and returned to the Association by the end of January 2020. Please follow the directions On the form. If you need help, please visit the Association office or call us if you have questions. The office will help you with cop-ies of your photo ID for age verifi-cation if you need it. Thank you for your cooperation in this Federal and State require-ment.

The Cambridge Shuffleboard Team has suffered a devastating month for this December, 2019. Two of our team members have passed away unexpectantly. Ralph Hoban and Stan Mielnicki. We are all heartbro-ken and each will be greatly missed! Our condolences to each of their family and friends. The team carried on with the following games: December 4, 2019—played at Stu-art—won 1 of 3 games December 11, 2019—played at Ridgeway—won 1 of 3 games

December 18, 2019—we hosted Riverland—won 1 of 3 games— this past week Cambridge did not have enough team members availa-ble but we were able to recruit 2 from another team. We will return on January 8, 2020, to continue our games for this sea-son. Practice is each Monday and Tuesday @ 1 PM. As always, we would like to have more members enjoy the game. Please come out and give it a try!
