Fund Commentary The Fund offers investors the opportunity to participate in growth market of India, that offers returns rarely available in the western markets. Although investing the growth markets was often seen as an afterthought or a fringe investment, inward investment is now flocking to India – India is the number one destination for Foreign Direct Investment with an inflow of $62.6 billion in 2016. It is now the third largest economy in the World (by purchasing power parity) after the US and China. India is seeing powerful economic and social phenomena converging to make it a driving force in the world economy – increased urbanization, a young, educated and motivated population, and a public policy that is unlocking spending on India's huge infrastructure requirements. India is experiencing the largest urbanization in history where 700 million people are forecast to move from rural areas to cities over the next 50 years. The scale of growth and business potential in India is enormous, warranting any serious investor to take note of the opportunities. With 1.2 billion people, India is the world's largest democracy and holds 18% of the world's population. That is 18% of the world's wealth-creating and spending population and with nearly half that number under the age of 25, there are significant opportunities for capital growth. The Fund will invest in real estate projects in India that range from single residential and commercial buildings that are energy efficient and carbon neutral to large fully integrated townships. The Fund will invest directly in a project or in a developer who has a strong brand, proven track record and a pipeline of projects. Where possible, the Fund will also use Modern Methods of Construction such as modular building and would also invest in some projects in the UK, where modular units are constructed offsite in India and exported to the UK, enabling greater value for the project. Fund's Distinct Features The fund is a listed, open ended fund, which enables exit after giving three month's notice (following the initial one year lock-in period). This contrasts with most real estate funds which are close ended and have long investment terms. As the fund is open ended, the underlying investments are likely to be in listed developers or in projects that buy land, build and sell.
