Our Lady of the Prairies Catholic Elementary School is a one-storey school with a mechanical penthouse and a totalbuilding area of 2944 m2. The school was built in 1984 with an area of 2357m2. A cluster of six portables were added atthe west end of the school with a total area of 587m2. The age of the portables vary from 1982 to 2005. The one storey school comprised of several classrooms, a gymnasium, a library and a computer room. The 2007 student enrollment is 311 children.

General Summary:

Structural Summary:The foundations consist of cast-in-place concrete grade beams and spread footings. The original building has cast-in-placeconcrete slabs-on-grade with conventional steel reinforcement. The roof comprises of a metal roof deck with steel structuresupported by exterior & interior concrete walls. The structural walls and columns are concrete block walls or poured in placeconcrete. Overall the structural elements are in acceptable condition.

Envelope Summary:The exterior cladding consists primarily of brick with metal siding above the perimeter of the school. The exterior windowunits are aluminum frame with fixed and awning type units. The majority of the exterior doors are painted metal doorswith metal frames. The original roof covering is a built-up roof assembly. The roof is currently being replaced with an SBSroof assembly ( spring 2007) Overall, the envelope of the building is in acceptable condition.

Interior Summary:Sheet Vinyl is located throughout the corridors, computer room, ancillary room and classrooms. Ceramic tile is locatedthroughout the washrooms. The administration area, music room and library have a carpet floor finish. The gymnasiumarea has a parquet hardwood floor finish. The majority of the utility areas and mechanical rooms have a paint finish onthe concrete slab. The majority of the interior walls are painted concrete block walls. The majority of the school has asuspended 2'x4' acoustical tile ceiling. The steel structure is painted and exposed in the gymnasium. Overall, the interior finishes are in acceptable condition.

Mechanical Summary:There are no elevators in the building. A platform type stair lift provides handicap access to the raised floor level of room109 at the southeast corner of the school. There is also an overhead beam lift in the handicap accessible washroom. The building is heated by two gas fired glycol/hot water boilers which supply a glycol/hot water distribution system whichincludes finned tube radiation cabinets, two convectors, 13 unit heaters, six reheat coils and three air handling unitheating coils (the heating system was originally designed as a hot water system, but due to freezing problems the heattransfer fluid was changed to a glycol/water mixture). There are three air handling units which are mixed air systems;AS1 is the general supply unit for the west wing of the school, AS2 is the general supply unit for the east wing of theschool, and AS3 supplies the gymnasium. The fresh air supplied to the building by the air handling units is balanced bythe exhaust air flow from the air handling units and from approximately 13 sanitary and general exhaust fans. BuildingHVAC controls are pneumatic and the control air supply system includes two air compressors mounted on a receivertank and a refrigerated air dryer. There is a Building Management and Control System (BMCS) providing HVAC systemcontrol and monitoring functions (Andover model AC256M Plus).

There are two sets of boy's and girl's washrooms in the building. In addition, there are two individual staff washrooms, awashroom in the infirmary and a handicap accessible washroom. Standard washroom fixtures include floor mountedflush valve type toilets, counter mounted and wall mounted lavatories, and wall mounted flush valve type urinals. Otherplumbing fixtures in the building include drinking fountains in the corridors, a mop sink, a laundry tub, and stainless steelsinks in some of the classrooms, the kitchen, and in the staff room. Fire protection for the building consists of cabinet mounted and wall mounted fire extinguishers. No major mechanical equipment or systems require immediate replacement or upgrading, other than the Andoverbuilding automation system which is obsolete (difficulties have been reported in obtaining replacement parts). Overall,the building mechanical equipment and systems are in acceptable condition.

Electrical Summary:Our Lady of the Prairies School is fed with an incoming 120/208V three phase, 4 wire system from an EPCORpadmounted transformer, located on the school grounds. The main switchboard is rated at 800A, 120/208V. There is aMotor Control Centre and individual motor starters for the major mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures have T-12 lamps and magnetic ballasts. The exit lighting in the original buildingconsists of units with incandescent lamps. The emergency lighting is provided from emergency lighting battery packs.The exterior lighting consists of wall mounted H.P.S. Fixtures and some incandescent downlights in the canopies. The building is equipped with a Simplex 2001 fire alarm system. Detection and end devices include, smoke and heatdetectors, bells and pull stations. The various communications and security systems within the school include; a security system that monitors motiondetectors, a Telecor P.A. system and a Nitsuko telephone system. Data systems are installed within the school. It is recommended, as routine maintenance, that a program for annual examination of major electrical components beinstituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination ofinterior components for accumulated debris and signs of corrosion. Based on the condition of the electrical systems the following replacements are scheduled for replacement during theyears 2007 to 2011. - Replace the Simplex 2001 Fire Alarm system - Retrofit the exit signs - Replace the emergency lighting battery units Consideration should be given to upgrading the existing lighting with more energy efficient lighting and upgrading thelighting in the gymnasium. Overall the electrical components for Our Lady of the Prairies School are in acceptable condition.

The natural gas supply is underground to the building and the gas meter is located in the meter room on the east side of thebuilding. From the meter room, the gas piping to the mechanical penthouse and to the portables runs on the roof. Thenatural gas piping is steel.

The main electrical switchboard is a Westinghouse switchboard rated at 120/208V, 3-phase, 4-wire. The switchboard hasan 800A main breaker and a distribution section with moulded case breakers feeding eight branch circuit panels, theportables and the M.C.C.. A flagpole is located on the north end of the site, adjacent to the main entrance.

Small trees, shrubs and ground covered areas are located along the north side of the site.

The building domestic water supply comes from a domestic water mains on 64 Avenue. The 100 mm diameter domesticwater supply to the building enters the library on the north side of the building and is reduced to 50 mm diameter. From thelibrary, the domestic water supply is routed through the ceiling space to the meter room on the east side of the buildingwhere the water meter is located.

The 150 mm diameter building sanitary waste line discharges at the north side of the building to the 255 mm diametermunicipal sanitary sewer on 64 Avenue.

Storm water collected from the building roof areas is discharged through the 375 mm diameter building storm drainage lineat the north side of the building. The storm drainage line enters a manhole on the property and continues to the 1220 mmdiameter municipal sanitary sewer on 64 Avenue. There are four storm sewer catch basins on the site (two in the eastpaved parking area and two in the west grassed area) which also discharge to the storm sewer manhole on the north side ofthe building.

Natural gas is supplied to the building from a 100 mm diameter gas mains on 64 Avenue. The natural gas supply line runsunderground on the east side of the building to the meter room where the pressure reducing station and the gas meter arelocated. The original natural gas line which supplied the portables (since the portables were installed prior to the schoolbeing built) was located on the west side and this gas line was reportedly removed back to the property line when theschool was constructed.

The incoming hydro service to Our Lady of the Prairies School is a 120/208V, 3-phase, 4-wire service from an EPCORpadmounted transformer, located on the school grounds. The EPCOR meter is located in the main electrical room.

There are a total of 14 rail mounted weatherproof duplex receptacles for car plug-ins. The receptacles are controlled by acontactor in the electrical room.
