In 1977 the original one storey building of 2,768 sq. m. was constructed. In 1997 a 306 sq. m. addition was constructed. A small wood-framed storage shed has been located on west side of school. Modernizations to the building occurred in 1997 and 2000. The east wall of the school is currently being upgraded with addition of weeping tile, air seal membrane, insulation,and face brick. Wood siding is also being replaced with metal wall cladding on south elevation. To be completed Fall,2011. The current gross area of the building is 3,074 sq. m. The student capacity is 250, including grades K-12

General Summary:

Structural Summary:Concrete foundation system of grade beams and spread footings. Roof assembly is steel framed bearing on masonry walls and steel beams/columns. Suspended floor assembly at gym stage is concrete bearing on masonry. One steel framed canopy and one cast in place concrete canopy. The structure is in good condition.

Envelope Summary:Exterior walls are typically cavity walls with brick facing and concrete masonry. Single wythe concrete block walls around gym. Prefinished metal cladding on upper walls of 1997 phase. Windows are predominately aluminum-framed with double field glazing. Bulk of roof is original BUR while balance has been replaced with SBS. EIFS or metal wall cladding required to gym and music room walls. Original roofing and hollow metal doors require replacement. The building envelope is in good condition.

Interior Summary:Partitions are a combination of concrete block and metal studs/gypsum board. Ceiling finishes include gypsum board and acoustic tile in T-bar. Floor finishes include seamless epoxy, sheet vinyl, rubber athletic flooring, vinyl tile and carpet. Solid core wood and hollow metal door set in pressed steel frames. Millwork is typically clear finish wood and vanities require replacement. Interior systems are in acceptable condition.

Mechanical Summary:Commercial grade plumbing fixtures, two domestic hot water heaters new in 2006, one natural gas fire hot waterheater boiler, hot water heating system comprising of force flow units, unit heaters, and perimeter radiation.Packaged gymnasium ventilation unit new in 206. Natural gas fired ventilation unit with DX cooling coil for service to1997 addition, and root top condensing unit. Roof top mounted packaged HVAC unit providing ventilation to school.Electric controls to force flow units and unit heaters. Pneumatic and DDC controls to building. Wall mounted fireextinguishers installed in cabinets, and fire suppression system to kitchen range hood in 1997 addition. Projects include replacement of showers and provision of additional heating to Community Office.

Electrical Summary:700A-120/208V/3PH/4W main power service, T5 fixtures installed in gym in 2006, T8 fixtures installed in 1997 schooladdition, and T12 fixtures installed in remainder of building. DC emergency lighting system, metal halide light fixturesin 1997 building addition, HPS fixtures along building exterior perimeter, DSC security system, Edwards fire alarmsystem, DC clocks in classrooms, telephone in each classroom, paging system with speakers via telephone system,and cable TV system.
