    The H.D. Cartwright Junior High School is located at 5500 Dalhart Road NW in Calgary, AB. The school, originallyconstructed in 1971, is a two storey concrete and masonry structure with a floor area of 4419.9 m². The Music Room(249.9 m²) was constructed as a one storey addition in 1995. Two portable classrooms (158.2 m²) were added nearthe northwest side of the school in 1999 . Total gross floor area for the main building is 4669 m² not includingportables. Exterior cladding mainly consists of a combination of clay brick and stucco.

    The school incorporates grades 7 thru 9 and has a reported capacity of 465 students.

    The school's placement on the site is skewed away from a true north-south or east-west orientation.

    General Summary:

    Structural Summary:Structural drawings were not available for review during the assessment. Where visible, the building has a cast-in-place,reinforced concrete foundation walls. The main floor of the school consists of a concrete slab-on-grade and the secondfloor consists of a suspended concrete slab. The structural framing for the school consists mainly of load-bearingconcrete block walls with some structural steel framing in rooms with large spans.

    The roof structural framing is steel decking supported by open web steel joists (OWSJ's).

    No major work associated with the building structure was identified during the assessment.

    The school's structural elements are in generally acceptable condition.

    Envelope Summary:Exterior cladding for the school consists mainly of clay brick. A stucco finish is installed over a portion of the south andnorth second floor elevations and the north elevation of the school, the west elevation of the Music Room and a fullperimeter band, at roof level approximately 1.6 meters deep.

    The building has several flat roof sections covered with a built-up bituminous membrane assembly (BUR). The roofover the Music Room consists of a modified bitumen membrane (SBS) assembly. The main entrance to the schoolconsists of a painted wood door set in a painted metal frame. All other entrances have painted metal doors set inpainted metal frames. The exterior windows of the school are comprised of two separated glazing units set in analuminum frame that are non-operable. The exterior windows of the Music Room are comprised of operable and non-operable, sealed, double glazed units set in an aluminum frame. A painted steel mesh is installed over the exteriorside of the majority of the windows.

    Remedial work recommended includes re-caulking/sealing around all penetrations in the exterior wall assemblies andgeneral crack/spall repairs of the stucco finish.

    The remainder of the school's envelope and exterior components are generally acceptable.

    Interior Summary:The majority of the flooring in the school is resilient floor tile. Carpet is installed in the Library, a portion of theAdministration area, the Music Room, and in six of the second floor classrooms. Wood flooring is provided in theGymnasium and Stage areas. Ceramic floor tile is installed in the washrooms and change rooms. Quarry tile isinstalled in the entrance vestibules. The majority of the interior walls consist of painted masonry block, vinyl -claddemountable partitions, and painted gypsum board partitions. The ceiling for the majority of the school consists of asuspended T-bar assembly with acoustic tiles. Glued-on acoustic ceiling tiles are installed in the Gymnasium.

    Major remedial work recommended is to install firestopping at all penetrations through fire separations, refinish the

    wood floor of the Stage, replace the original corridor lockers, paint the concrete floors, and replace the carpet flooring.Additionally, it is recommended that a mechanical lift be installed to the Stage, an automatic door opener be installedat the main entrance, and that designated barrier-free parking stalls be provided in the parking lot.

    The building's interior finishes are in generally acceptable condition.

    Mechanical Summary:H.D. Cartwright Junior High School was originally constructed in 1971, with an addition in 1995. The majority of thedomestic water, sanitary, and storm water drainage piping is original to the construction of the building. Backflowprevention devices have been installed on the fire suppression, hot water heating and domestic water supply. Thereare two domestic water heaters which were installed in 2000.

    The building is heated by two Bryan hot water Boilers. Heating hot water is distributed to perimeter radiation, heatexchangers, force flow heaters and unit heaters throughout the building. Air handling is provided by two air handlingunits. There are three rooftop condensing units, one serving the computer room.

    Bathrooms, fumehoods, and wood working areas throughout the building are equipped with independently operatedroof-mounted exhaust fans.

    The building has a standpipe system including fire hoses for life safety. The stage has sprinklers.

    The following are recommended actions for the next five years, including scheduled replacements:

    -install a new BMCS as there is not energy management controls or monitoring system.

    Overall the mechanical systems in the building are in acceptable condition.

    Electrical Summary:Main service is 800 amp three phase. Panels are located as required. Fire alarm system, emergency lighting, exitsignage and intrusion detection systems are functional. Public address system and telephone system are functional.

    1- Install emergency lighting in eight wash rooms and change rooms.2- Install 12 fire alarm devices in various areas of the school.

    Overall the electrical system is in acceptable condition.

    Where visible, the building foundations are reinforced concrete.

    The main floor of the building has a concrete slab-on-grade.

    The structural framing for the school consists mainly of load-bearing concrete block walls and some structural steelframing in areas with large roof or floor spans.

    Interior supporting walls in the school consist of load-bearing concrete block.

    A previous facility evaluation of the school was conducted by Building Science Specialists. A report dated April 13, 2000was produced which identified cracking in the concrete block of the south wall of the central stairwell and in the soffits ofthe north stairwells. A study was recommended to determine the source of the cracking. Reportedly, no study has beenundertaken. Review conducted in 2006 reviewed the stairwells for the deficiencies described. At the time of the site visitthe described deficiencies were not observed.

    the internal construction of the exterior wall assembly was not readily visible during the assessment. However it isassumed that the exterior wall assemblies of the school contain a vapor barrier and insulation. The type and extent ofthese materials is unknown. Due to the age of the school, it is unlikely that an air barrier membrane was installed in theexterior walls.

    Several metal louvres and vents, etc. are situated in the exterior walls in various locations around the building. paintedsteel security mesh panels are installed over the exterior side of the majority of the windows.

    The soffits of the alcoves on the north and south elevations are finished with stucco. Some minor damage to the mainentrance soffit.

    The exterior windows of the school are comprised of two fixed and separated glazing units set in an aluminum frame.The windows contain internal metal blinds.
