NOTE: Fannie Mae has provided notice that it will discontinue the HomePath Mortgage product. After October 6, 2014, Fannie Mae will remove the logos from listed properties on Homepath.com and REO properties held by Fannie Mae will no longer be eligible for this financing product. Approved FNMA Lenders must continue to provide evidence of property eligibility. All of the following documentation must be obtained on or before October 6, 2014: • Loan application • Executed contract • Homepath.com screen print listing subject property as eligible OR • Fannie Mae purchase agreement addendum evidencing subject property is eligible for HomePath financing. The last day to fund a loan will be December 1, 2014. It is important to note that some financing flexibility will continue to be available for Fannie Mae REO properties as indicated in Fannie Mae’s June 24 Selling Guide Announcement. These flexibilities include: • Interested Party Contributions • Maximum LTV/CLTV/HCLTV ratios for borrowers with multiple financed properties • Certain resale restrictions 3. • No MI required

• Seller concessions up to 6% on owner occupied properties (2% for investment)

• No reserve requirements for owner occupied properties (6 mo. PITI investment)

• Gift funds allowed - Minimum 5% borrower investment needed, but can be waived if gift funds reduce LTV to 80%

• In an effort to bypass investors, and bring owner-occupants together with REO properties, FNMA has implemented the program

• These REO homes for sale on www.homepath.com will be designated with the FirstLook program logo next to them

• These properties will only be available for purchase to owner occupants in the first 15 days the property is listed
