• Impossible to predict how long the house will be on the market before selling.

• The Client continues to incurr mortgage, utility and maintenance costs during listing agreement.

• The listing price is subject to reduction if the house does not sell within a few months.

• Once the house is under contract, it is often subject to contingencies and repairs resulting from home inspection process.

• Ongoing negotiations often result in a lower sale price.

Conventional Listing

• Seller sets the sale date, usually within 30 – 60 days.

• Competitive bidding brings a fair market price, with a level of excitement that only an auction generates.

• The down payment is required in order to bid. This eliminates time spent with unqualified buyers and excessive showings.

• No contingencies. The home is sold ”As Is, Where Is”

• Closing typically occurs within 30 days after the sale.

Naturally a Realtor must consider the impact a Co-Brokerage agreement will have on his or her commission on the sale of Real Estate. Realtors who work with our company will still earn a commission on the sale of Real Estate. Call our offices to learn more about our program.

Increased Sale Price

A Co-Brokerage agreement is not the only method by which Realtors and Auctioneers can work together. We offer a referral bonus to Realtors that bring their clients to our auctions as buyers. Realtors that bring the winning bidder to one of our Real Estate Auctions will receive a 1% commission based on the final sale price.

Referral Program

A Real Estate Auction will bring a fair market value for the home, occasionally even beyond the appraised value. For large amounts of acreage, a multi-parcel auction can increase the value even further.
