Housing Market in NSW still strongEstate Agents Co-operative Ltd Director and Principal of Southern Estates Wollongong, Ted Hanson, appeared on the Channel 9 Mornings program on Tuesday (3/2/2015) to discuss the trends in the NSW Housing Market.Mr Hanson noted that agents “have noticed that the market is quiet at the moment, but that is common for January.” In 2014 there had been 14% growth across Sydney, whereas there has been a 9.95% growth in NSW House median pricing. The median house price now stands at $525,000 across NSW. Similarly, there has been an increase of 22% in Unit median price in NSW, median price sitting at $550,000.Some suburbs median house price is growing a lot quicker than others. Kensington and Camperdown were the largest growth areas with 47% and 42% growth respectively. Byron Bay’s median house price was also growing quickly with 41.7% growth year on year.However, some suburbs did not fare as well with reductions in their median house price. Springdale Heights (north of Albury) house value reduced by 17.1% and now stands at $195,000. Both Singleton and Tumbarumba reduced by 14.6% and 14.5% respectively.Mr Hanson noted that whilst the Sydney market is still very good, a shortage of listings and fast sales will keep prices high. Mr Hanson furthered that moving forward we will likely see a continuing shift to coastal lifestyle destinations like Forster, Byron Bay, Sapphire Beach, and the Illawarra.

Illawarra Land Values on the moveNSW Valuer General, Simon Gilkes, has recently released NSW Land Value statistics for the previous year. The value of land in NSW has increased by more than 11 per cent, exceeding $1.12 trillion.“Almost 2.5 million residential, rural, business and industrial land values for properties in NSW were assessed,” Mr Gilkes said.“Property sales are the most important factor considered when determining land values and valuers analysed over 43,000 property sales across NSW as at 1 July 2014.“Overall residential land values for NSW increased by 13.12 per cent in the 12 months to 1 July 2014, compared to a 3.21 per cent increase for the year to 1 July 2013.”Mr Gilkes said the latest land values will help 45 local councils determine the amount of council rates landholders pay.“While important, valuations are only one of the factors councils use to determine each landholder’s rating liability,” he said.The major non-metropolitan centres showing the highest residential median land values were Newcastle ($255,000) at 10.39% growth and Wollongong ($248,000) with 4.64% growth.Newcastle recorded the greatest growth in median residential land values over the 12 month period at 10.4 per cent, followed by Wyong with growth of 9.1 per cent.

Agency supports drought-ridden communitiesA real estate network is launching a community campaign across Australia to help drought-affected farmers feed their livestock and families.Ray White has launched its ‘Buy a Bale’ campaign to provide hay and cash donations for farming families.Ray White Group joint chairman Paul White said country Australia has always remained close to our hearts and we want to help these communities during this distressing time.“We may see rain along the coast, but the drought is affecting much of Australia. Businesses, families and entire communities are being destroyed and we decided to lend a helping hand,” Mr White said.Ray White’s Buy a Bale campaign encourages Australians to jump online and buy a bale of hay to feed drought-affected livestock or make a donation to Farmer’s Card – to help farming families buy everyday essentials.“We’re asking our offices across Australia to engage with their local communities and raise critical resources for their country cousins,” Mr White said.“It is a vicious cycle – a farmer can’t feed his stock and is forced to sell at a loss. This leaves famers with no income, which not only devastates families but also affects local businesses who, in turn, aren’t able to keep afloat.

Bogus bankers dial in on vulnerable consumersNSW Fair Trading Commissioner Rod Stowe today issued a warning about bogus callers claiming to be from some of Australia’s biggest banks falsely advising consumers that they had fallen victim to an overseas credit card or bank fraud.“NSW Fair Trading is receiving reports of consumers being contacted by people purporting to represent banks based in Australia,” Mr Stowe said.“The bogus callers falsely claim that fraudulent transactions have taken place on their credit card, commonly in New Zealand, and then ask consumers for their personal or banking details to help recover funds.“Once they’ve gathered banking or personal details from victims, scammers can potentially hack into their bank accounts and siphon funds.“Depending on the volume or type of information given, scammers have the potential to commit other types of false representation using the victim’s identity.“Unfortunately banking scams are quite common, though this new variant is particularly worrying as banks and financial institutions do often get in touch with consumers to advise them of irregular or suspicious transactions.“If you do receive a call that doesn’t seem genuine, refrain from giving any details, hang up and contact your bank or financial provider.”Mr Stowe encouraged consumers to alert their friends, family and colleagues of the latest banking scam.“Sadly, Australian consumers lose millions of dollars to scams each year and unfortunately the more people that fall for scams the more prevalent they become, as scammers see it as a quick way to make money,” he said.“Using auto-dialling tools and software, scammers often target and cold-call consumers area-by-area, and there is a fair chance if you are receiving calls so is your neighbour or those who live nearby.”Many scams originate from outside Australia and once money is sent overseas it is virtually impossible to recover. From the 29th of April, new compliance regulations regarding pool

safety conditions will be introduced which may incur delays to Illawarra

residents who wish to sell or rent properties which have a pool and/or

spa.

These latest rules require Illawarra home owners who propose to sell

or lease their property, to obtain a valid swimming pool certificate of

compliance, which is issued by the council or an accredited source.

This accreditation process can be lengthy and costly to the pool/spa

owner because multiple visits by the inspector is required.

This new legislation enforces the importance and the responsibility of

the owner/ landlord to maintain their property before entering into a

sale or lease.

Landlords who fail to comply with the regulations and don’t obtain the

necessary certification will incur monetary penalties.
