/realhomes/realhomesmagazineYou can follow REAL HOMES magazine on @RealHomes

to your October issue. This month the team are looking forward to the new decorating season with a preview of the key trends that are starting to fi lter through to the high

street – for Jules Barton-Breck’s pick of what’s hot right now, see page 109.

This time of year always inspires me to either rethink furniture in a room, change fl ooring or update my hallway or bathroom with a bold new colour. Right now, I’m looking at all of the above as the renovation of my 1960s semi in Cambridge is well underway. My kitchen is almost complete, so nextI’m looking forward to transforming my navy and yellow living room into a calm and contemporary space…

If you have a bigger project in mind, such as renovating your Victorian home, turn to page 38 for essential advice from industry experts, plus case studies showing how others’ dreams have been turned into a reality. You’ll fi nd many more examples of stunning projects at Realhomesmagazine.co.uk.

Enjoy!

Already one of Harvey Maria’s bestsellers, Spot luxury vinyl fl oor tiles

from the Cath Kidston collection have had an autumn makeover. Four gorgeous colours

– Dove Grey, the muted yellow Willow, Prussian Blue and Lamp Black – are ideal

for a quick room update. Slip-resistant, hardwearing and easy to clean, Spot

Ahead of having major surgery and getting divorced, nearly half of us rank moving house as life’s most stressful activity*, so anything to make it simpler can only be benefi cial. Finding a reliable mover is often the fi rst step, and Buzzmove – the UK’s fi rst removal services comparison site – means it’s now easier than ever. The site uses an algorithm to give the most accurate quote possible, so you can compare approximate quotes at a glance, create a detailed inventory of what you’re moving, check there’ll be adequate insurance cover and book a moving fi rm online, all with the peace of mind that the service you choose will be certifi ed as well as vetted and validated. Visit Buzzmove.com.

If you love rustic wood fi nishes but are looking for something a little more low-maintenance for your fl oors, Moduleo’s Impress collection, from £34.99 per m2, is sure to do just that. Creating your own ‘smart home’ might conjure up visions of automatic lights, motion sensors and a large remote control with a price tag to match, but Piper – a Wi-Fi-enabled all-in-one home automation and security device – is simple and pocket-friendly, letting you control as much or as little as necessary from an app. Combining a camera with a fi sh-eye lens that records panoramic video, sensors to monitor temperature, humidity,

ambient light and motion, a siren, microphone and speaker (so you can talk and listen to the room), Piper also connects to any Z-Wave-enabled plug or door sensor, so you can operate lights remotely or be alerted if doors are opened while you’re away. The app can send alerts via text, email or phone call, plus you can keep up to 1,000 videos in free cloud storage. (H)15x(W)9x(D)4.5cm, Piper costs £119 and comes in black or white.

Super-smart shutters

Ingenious space-saver

Part of the Umbra Shift design project range that aims to rethink traditional

objects, the Hanger chair takes simple storage to a new level, folding fl at to hang anywhere from a hook or rail, freeing up fl oor space.

Designed by Philippe Malouin and available in Marine, Grey, Yellow, Black and Coral, the chairs are made from plastic Formica-

laminated Baltic birch plywood, and cost £230 each.

The features most likely to put potential

homebuyers o a property in the UK are a lack of garden (43 per

cent), an outdated bathroom (21 per cent)

and a small kitchen (17 per cent), according

to a recent study.*

Painted wooden slatted shutters look stunning but rarely standup to the damp atmosphere of a kitchen or bathroom. Re-create their pared-back style with Tuiss’ latest composite version – made from uPVC wrapped around an aluminium core for strength without compromising on design. The plantation shutters also won’t

warp or fade, have great heat and sound insulation, are fi re-resistant, washable and can be painted without preparation. Made to measure in a choice of traditional or contemporary designs, they are easy to install with a ‘screw and slot’ system to fi t the doors onto a pre-sized frame. Prices start from £99 per m2 in white.

Formerly the London 2012 Olympic Games’ Athletes’ Village, private rental homes by Get Living London in the new East Village feature interiors conceived by Hemingway Design. Each home comes with a free furnishing package, including beds, sofas, dining table and chairs, focusing on the best of British design. These stylish homes are available to rent as one- to four-bedroom apartments, and townhouses, with long-term tenancies of one to three years.

MIDCENTURY SHOW EAST, Goldfi nger’s Haggerston School, London E2 8LS (12 October 2014) Whether you’re wowed by Wegner or eager for Eames, the Modern Shows are a great place to discover mid-century ceramics, furniture, vintage fabrics, collectable posters and more. Returning to the Grade II-listed Erno Goldfi nger-designed school, a modernist masterpiece in itself, entrance is £9 (£8 for advance e-tickets). ‘Two for £10’ online tickets are valid 2-4pm.

The light evenings might be growing shorter, but if you love the alfresco lifestyle, the latest Technoheater range from Gala Tent will keep you cosy when temperatures start to cool. Portable and energy effi cient, with running costs around 85 per cent less than a gas patio heater, it uses carbon fi bre as its heating element, and instead of warming the air around you, uses Far Infrared Radiation (FIR) – perfect for families with young children as there’s no risk of burning. Plus, it goes into standby mode if you move more than fi ve metres away. With various integrated features, the Technoheater comes in four models, including Helios (shown), £599, fi nished in weather-resistant powder-coated steel.

Daisy & Delilah has collaborated with graduate designers to create a limited-edition collection of footstools and ottomans. A blend of digitally printed contemporary motifs and traditional shapes infl uenced by modern UK life, the Underground footstool by Korisse Ireson Dalton is inspired by mosaic fl ooring in London Underground stations, while the Floral ottoman by Tanya Govorusa features fl oral and bird-themed fabric that pays homage to storytelling and the Victorian era, and the Skulls footstool by Katie Gregory is a nod to English heritage and her family’s history of hunting and the countryside. Handmade with turned beech legs and a hardwood frame, only 10 of each piece has been created. Footstools cost from £415 and ottomans from £445.

James and Kerry Lindsay extended into the loft and to the back of their property to create a characterful home full of original featuresWORDS DEBBIE JEFFERY PHOTOGRAPHS DARREN CHUNG

‘We turned two flats back into one house’

THE OWNERS James Lindsay (left) lives here with his wife Kerry. They both work for investment management companies

THE PROPERTY A four-bedroom, Victorian mid-terrace house (below)

THE LOCATION Battersea, south-west London

WHAT THEY SPENT The couple bought the original property as two flats for £950,000 in 2011, and have spent around £250,000 on renovation work and on converting them into a single house. The property has recently been valued at around £1.5million

K erry and I had been living in a two-bedroom flat in south London for five years and planned to marry,

so we wanted to find a home with enough space for a family,’ recalls James Lindsay of their search for a house. ‘There’s a shortage of family homes in this part of London, with a huge amount of buyers for every

seller. We were outbid on several places before being lucky enough to buy this one. It had been converted into two flats, so wasn’t an obvious choice, but we loved the area, which is between Wandsworth and Clapham Commons and has great shops and schools.’

Each flat was owned separately, but both were on the market, and the estate agent

Victorian conversion project

suggested that Kerry and James could convert them back into a terraced house. The top one was in relatively good condition but the dated one-bedroom ground-fl oor fl at, with a poky kitchen, was less appealing.

‘We bought them in April 2011 and moved into the top-fl oor apartment,’ says Kerry. ‘That’s when we started to consult different

building companies about converting the loft and building a kitchen extension to add more space. A friend recommended design-and-build specialist Plus Rooms, and we liked the fact that the company had so much prior experience working with Victorian houses nearby. Its designers showed us various designs on their iPads,

which helped us to visualise exactly what we wanted from the project.’

‘Every detail was carefully recorded, and we received a schedule breaking down all the costs and payments so that we were able to budget effectively,’ adds James.

Achieving planning permission for the extension and loft conversion proved to be

House1_Gayville2.indd 31 15/08/2014 14:53

Page 20: Real Homes Magazine - SAMPLE

relatively straightforward, because so many homes in the area had already been extended, and Wandsworth Council processed the planning application in just eight weeks. Work started in November 2011, with the builders beginning at the top of the house. At this time, the Lindsays moved into the ground-floor flat, where they lived for the next three months.

‘When work on the ground-floor flat started, we moved out and rented

a property around the corner for eight weeks,’ explains Kerry. ‘We came back every day to see what was happening and then moved back in while the house was being finished off in May 2012, so the whole project took about a year.’

Double-glazed timber sliding-sash windows were installed, replicating the original single-glazed versions; a new timber front door was fitted; and the property was completely re-roofed in

slate. While the front of the pretty brick house remains virtually unchanged, inside, the layout has been totally remodelled.

A partition wall between the old ground-floor living room and the neighbouring bedroom was removed, opening them up to create an airy double reception room with a bay window at the front of the house, now fitted with timber shutters. ‘The mouldings in here had been damaged, so a specialist company

was employed to repair and replace the cornicing and ceiling roses,’ James recalls. The original fl oorboards were retained, fi rst being stripped and treated before they were stained and varnished to a rich shade of brown. One of the open fi replaces is fully functional and the other is decorative, acting purely as a characterful focal point.

A tiny kitchen, the former dining room and WC were combined to create a spacious kitchen/dining/family room overlooking

SEAMLESS FLOWLeft Lowering the fl oor level of the new kitchen/dining/living room meant a larger size of bi-fold door could be fi tted, which lets through even more natural light. The space was also extended into the old side return passageway, with roofl ights supplied by Plus Rooms above a dining area. The table and benches are from Pine House

OLD BACK GARDENLeft The imposing rear elevation had barely any connection between the house and outdoor space

NEW EXTENSIONBelow Since its redesign, the ground fl oor offers views from the front door right through to the back garden. New double-glazed sash windows from Bluecourt Bespoke have replaced the old single-glazed designs

DESIGN TIPBringing light into the

heart of the home is key when extending a terraced property where windows

are located only at the front and rear – so explore using

glass roofs, open-plan layouts, and even

large mirrors

LIVING ROOMLeft Two rooms on the ground fl oor were knocked through to create the large reception room, with a step down to the dining area of the open-plan space. A large mirror from Ayres & Graces, next to an armchair from The Coach House makes the room feel even more spacious. The original fl ooring has been stripped and varnished, and the fi replace is from Stonewoods

the garden at the rear, which opens onto a sun-trap terrace through glass bi-fold doors and was enlarged with a wrap-around extension on two sides. ‘It was a last-minute decision to remove the ground-fl oor toilet, but we felt that it made more sense to have a larger, regular-shaped kitchen,’ says Kerry.

New foundations were excavated for the extension, and internal and external walls were demolished to create the open-plan layout, which meant that the rear of the house had to be supported on a substantial skeleton of structural steelwork. This has become an interesting feature in the kitchen, where the steels are clad in plasterboard and painted white to blend into the rest of the room. Two frameless roofl ights, inset into a fl at roof, also fi lter natural light through to what was previously the side-return passageway.

‘We extended out about a metre into the garden and built across the side return, which really opened up the whole space,’ says James. ‘Part way through the project, the builders suggested that they could dig

down further to create a higher ceiling in the kitchen. This required taller bi-fold doors, which also let in more light.’

The newly built external side wall has been left unplastered internally to create an exposed brick feature behind the kitchen table – introducing colour and texture to the predominantly white room. ‘We chose London stock bricks, and the blend of colours looks like an old garden wall,’ says Kerry. ‘There’s underfl oor heating under the ceramic kitchen fl oor tiles, and the same white tiles are laid outside, but with a non-slip fi nish. Having a fl ush threshold and using the same style of fl oor tile inside and out makes the room feel even larger.’

Upstairs, the fi rst-fl oor fl at has also been totally reconfi gured, with the former

living room and bedroom combined to make a stunning master bedroom and luxurious en suite. Original fl oorboards were given a makeover, and a fi replace fi lled with logs to make an unusual focal point.

The family bathroom has stayed in the same position, but the old fi rst-fl oor

kitchen is now a guest bedroom, with a brick chimney breast exposed on one wall. A bedroom on the second fl oor, below the loft space, is now used as a home offi ce, where the new central

heating system is also housed. ‘We chose a Megafl o hot water system because it gives you equally high pressure in every room without the need for a cistern,’ says James.

The loft has been converted to add a further bedroom with a Juliet balcony and a sloping ceiling inset with two roofl ights

‘We wanted to introduce character

and chose traditional features to refl ect the

age of the house’

above the bed. Also in this space, an en suite shower room includes a recessed shower tray and a glass screen that help to visually maximise the space.

‘We enjoyed planning each room and then watching as it was transformed,’ says Kerry. ‘It was lovely to see the back of the cramped kitchens and dated bathrooms, and to watch the house coming back to life.’

The couple visited furniture fairs and shopped online to fi nd quirky fi xtures and fi ttings, and the result is a stylish home that

has been beautifully furnished. Large mirrors refl ect the light, and the mix of contemporary and traditional features brings the house up-to-date without it losing any of its charm. ‘We wanted to introduce character, and chose traditional features, such as the window shutters, fi replaces and stripped fl oors, to refl ect the age of the house,’ James explains.

‘Using a design-and-build company really took the pressure off,’ he adds, ‘so we could enjoy the fun parts of the project.’

THE COSTS

THE PLANS

My best buy ‘The bi-fold doors weren’t cheap, but they totally transform the rear of the house and open up the kitchen to the garden.’

My biggest extravagance‘The loft en suite shower room was the fi rst room we completed so we spent quite a lot on the fi nishes, including the large green glass tiles imported from Italy. We tried to cut corners towards the end of the project by choosing inexpensive taps and showerheads, but we ended up replacing them, so we learnt our lesson.’

My favourite space‘The new kitchen area is lovely and bright with all the natural light coming through. Having a TV and sofa in there also makes it great to use at all times of day.’

If I could change one thing...‘...I would invest in old-fashioned column radiators, because the new panel ones we chose really aren’t to our taste. Although we’ve tried to use radiator covers to disguise them, they’re not a very energy-effi cient solution.’

My top tip ‘You have to form a really solid relationship with your building team, because if you don’t get on with them from the start then it can be very easy to fall out. We knew that there would be a few hiccups along the way, but generally it was a pleasure and we’ve had an amazing service from Plus Rooms long after they fi nished on site.’

My go-to shop‘We made the decision to use paint colours from Farrow & Ball throughout the whole house, as we really love their subtle shades and quality.’

Above Bi-fold doors from Schüco create a wall of glazing in the open-plan space. The dark grey frames help them to blend in with the colour scheme
