While the sun-shine, warm tem-peratures and windlast weekend wereall a welcomerespite from ourdreary winter, itwas also a gentlereminder of a veryserious issue; weare still in droughtconditions through-out much ofOklahoma. Thisincludes those of ushere in PayneCounty. While thedrought has notreceived much pub-licity as of late,that does not lessenits ongoing impacts.
If you have notdone so recently, Iwould suggest youconsider a goodthorough irrigationif anyone of the fol-lowing pointsapplies:
• Trees showingdecline over thelast few years. Thiscould include limbloss, premature leafdrop, or just small-er (or fewer) leavesthan normal.
• Trees plantedwithin the lastthree-four years.These tress arelikely still strug-gling to fully estab-lish a root system,having lived theirentire life indrought conditions.
• Any ornamen-tal landscape plant-ings that wereinstalled last fall.
• Turfgrassestablished lastyear. This includessprigs, sod or seed.
• Garden areasthat might have
received a recentapplication of com-post or fertilizer.This is especiallytrue for those gar-dens where a soil
pH correction isbeing made with anapplication of limeor sulfur.
• Areas that havereceived a recent
herbicide applica-tion. Pre-emergentherbicides must bewatered in properlyto be effective.
It would also be agood idea to checkthe moisture levelon your compostpiles. Moisture is acritical componentof the compostingprocess.
While none of usknows what thefuture holds, whenthinking about the
drought, it is sureworth a look backat the recent histo-ry of Oklahoma. Asyou can see fromthe accompanyinggraph, our droughtstend to run inapproximately tenyear cycles. We are
only four years intothis one.

When writinganswers to readersor reports for clients,I often abbreviatethe term forHeating, Venting &Air Conditioningdown to HVAC.From my observa-tions, it appears thatmost people onlythink of the heatingor the air condition-ing portion of thereports and ignorethe venting portion,the most importantpart of an HVACtechnician’s job.
An improperlyvented fossil fuelburning appliancecan be deadly. Thebyproducts of com-bustion are carbonmonoxide (C0) gasas well as otherunpleasant gasesand moisture. C0 iscolorless, odorlessand tasteless, butwhen the concentra-tion of C0 is greaterthan one hundred
parts per million(100 ppm), the C0becomes toxic bycombining with thebody’s hemoglobin toform carboxyhemo-globin in the blood,preventing thehemoglobin fromreleasing oxygen tothe body’s tissues.
People exposed tolow levels of C0 poi-soning may sufferheadaches and dizzi-ness similar to theflu, but when theflu-like symptomscontinue, it is veryimportant to seekthe advice of a doc-tor or other medicalprofessional.Extended low-levelexposure can betoxic to the heart,the nervous systemand other vitalorgans. Exposure tohigh levels of C0 isdeadly.
Everyone shouldhave at least one C0detector in each bed-room and anothernear the fuel-burn-ing appliance orappliances.

Buyers who aren’tmarried, even ifthey expect to walkdown the aisle soon,have special con-cerns when decidinghow to “take title” toa new home.
DEAR MR.MYERS: Myfiancee and I areplanning to getmarried in May,but we want tobuy a house nowbecause interestrates are low andprices keep mov-ing higher. If webuy a housetogether beforeour wedding date,can we “taketitle” to the homeas joint tenants,even though wearen’t marriedyet?
ANSWER: Youcertainly could, butit might be a badidea.
Although mostbuyers who arealready marriedhold title to theirhomes as joint ten-ants, it’s usuallybest for nonmarriedbuyers to insteadtake title as ten-ants-in-common –whether they areunrelated investorsor a couple whoplan to tie the mat-rimonial knot soon.
If you and yourfiancee take title asjoint tenants today,your half-interest inthe home wouldautomatically passto her when you die.Likewise, her 50percent stake wouldgo to you if she diesfirst.
Taking title astenants-in-common
would provide moreflexibility. That’sbecause eitherowner who holdsproperty through aso-called TICarrangement canwill or sell his or herrespective interestin the home towhomever he or shewishes, without theapproval of theother owner.
You definitelyshould take title astenants-in-commonif either of you has achild from a previ-ous relationship orwants to ensurethat your own childinherits your inter-est in the property.
If you take titlethrough joint-tenan-cy instead, yourspouse will thenown 100 percent ofthe house after youdie and can laterleave it to anyoneshe wants. Your kidfrom the previousrelationship would-n’t have a legitimateclaim to the home,or any part of itsresale profit,because your spousewould hold title tothe property in hername only.
There’s anotherargument for takingtitle to the home astenants-in-commonrather than joint
tenants, althoughit’s a bit unroman-tic: Should you andyour betrothed buya house now butlater cancel yourwedding plans,either of you couldsell your 50 percentstake in the home towhomever you wishwithout first gettingthe other’sapproval. That’s animportant consider-ation, especially ifone partner wantsto sell but the otherdoesn’t.
