Catherine Camille “Soviet” Potter died peacefully at home on May 3, 2013, of metastatic breast cancer. After an adven-turous career as a New York City bike messenger at Lightspeed, Catherine moved to Albemarle County. She hung up her racing/messenger shoes to open Go Pal Bicycle Shop in Charlottesville and later worked at Blazing Cycle with her friend, Kervin Ridgley.

Her love of the outdoors and her favorite clients provided structure and encouragement for her move to the corporate world where her life’s work became making housing affordable for all. She worked at Bank of America and retired from SunTrust Mortgage only weeks before her death. She was well respected in the real estate community where she was known for her unbiased and honest financial assistance—helping thousands of customers with their home purchases throughout the Charlottesville, Albemarle, and surrounding counties. She was most passionate when assisting new immigrants achieve their American Dream of home ownership.

She served the community on the boards of several organizations including Piedmont Housing Alliance and VHDA Advisory Board. She was a long-time instructor for Piedmont Housing Alli-

ance’s First-Time Home-owners Certifi-cation Course. She was recog-nized multiple times as VH-DA’s Gold Circle Top Producer and was a strong advocate for the Building Goodness Foundation. She was a long-time member of Charlot-tesville Area Association of Realtors (CAAR), and over the years taught many courses and served on many com-mittees. She donated her time and money to various local charities includ-ing Charlottesville Area Community Foundations, Virginia Wildlife Center, Rockfish Wildlife Sanctuary, and The Big Warm Up Charlottesville.

Since the economic downturn in 2008, the vacation home market has undergone nu-merous fluctuations, along with other real estate mar-

kets, due to the changing global finan-cial environment. As money concerns ebbed and flowed, so too did the desire for secondary properties, which re-flected changing people’s priorities.

In 2009, Vicki Wilson, owner/broker of Monticello Country Realtors, told Real Estate Weekly, that she felt overall though, that the vacation home market had stayed relatively stable over the previous decade.

“With [housing] prices so low,” she said, “Buyers are looking for that spe-cial home,” and putting their money towards real estate investment with an eye towards future enjoyment.

Wilson said she worked with many buyers looking for a future retirement home by reviewing homes based on style, size and location.

“I point out the resale features on every home my buyers shop for; after all, you don’t want to have a home that

is not marketable in case you have to sell down the road. They need to check out areas, conveniences, amenities, taxes and prices,” she said.

Today, in 2013, that advice still resonates—even as the housing mar-ket, with an increased inventory has reached all-time lows in pricing and financing available. It is possible to get at least your money’s worth if not more in the current economic climate.

The general rallying cry is, “Now has never been a better time to buy.” That is, before things change, which some in the real estate industry are predicting to begin happening towards the end of 2013 and into 2014.

“While the economy certainly affects the real estate market for second homes and recent years have not been as robust as the previous few years for second home sales, the climate has changed,” said Pam McKeithen, of Mountain Area Realty, a Wintergreen property owner and REALTOR® for 30 years.

According to local REALTORS®, the best place to find information on a specific area of interest is with local REALTORS®.

“Use an agent most familiar with the local area or get a referral to someone,” said Steve Marianella, of Roy Wheeler-Wintergreen Resort Premier Properties. “It’s a disservice to clients when REALTORS® come here [from out of the area] with a buyer and they are not familiar with what it offers.”

Marianella said there is information available concerning the central Vir-ginia area that is very relevant.

For buyers interested in the area, activities abound.

“I would say the main reasons peo-ple buy second homes at Wintergreen are to have easy access to do the things they enjoy like golf, skiing, hiking, to spend quality time with their family and friends, and because they love the mountains and want to spend more time here,” said McKeithen. “Oh, and [for] the cool summer temperatures.”

For residents outside the central Virginia area, “We are so close to where they live, usually under a three-hour drive,” she said.

Marianella and McKeithen said that much of the information concerning properties and the local communities is available on the Internet and people can get a good idea of what goes on.

small projects like room, bathroom and meeting room renovations.

“People will see more of [them],” Marianella, who moved to the Winter-green Mountain area as a full time REALTOR® and resident in 2005.

“Ninety percent of the homes and condos here [on the mountain] are used as vacation property or rentals,” he said, “Whereas most of the full time residents live in the Stoney Creek area in the valley and are retired.”

It’s not just information about the properties that buyers should concern themselves with, the REALTOR® said. Buying a vacation home is about the resort and its amenities. After those things are determined, then other conditions such as the value, condition and location of the home will make a difference.

Questions of locations will involve such decisions to include whether a buyer wants a mountain view, to be near the slopes or close to the golf greens.

Something else Wintergreen Resort has begun to keep interest humming in the area is the institution of various new resort recreation vacation pack-ages, and in particular, one for winter skiing on the mountain and a Stoney Creek package for summer golf.

“Used to be, a person had to be a land owner to join the resort,” Mari-anella said. “Now anyone can join.”

Other options include the entire Nelson County area for natural out-door recreation, the Charlottesville-Albemarle area for shopping and business and the Augusta County area for more rural pursuits. Then there are Skyline National Park, the George Washington National Forest and Craw-ford’s Knob, a Virginia Natural Area Preserve within the Wintergreen prop-erty on which building will never occur.

Various vacation home packages can include homes, condominiums or townhomes only, or within a resort,

Web sites for Blue Ridge Life magazine and Nelson County can provide a basic understanding on wineries, breweries and things to do, but, “Ultimately you need to talk to an agent,” he said.

“Overall real estate stats say 80 per-cent of buyers go online first, then they contact an agent. A good agent can fine tune a customer’s require-ments, more so than a website online can do,” said Marianella.

One drawback to Internet surfing, he feels though, was photos of proper-ties, which often are not always the best peek at a prospective vacation property.

“[The Internet] doesn’t necessarily do it justice,” he said. “Agents can also direct you to properties that might be better but that might not be online.”

McKeithen is in agreement.

While online searches for properties can provide a quick-look, price ranges and sizes that help buyers understand the market they are interested in, buy-ers still need to plan a visit to the area.

“Plan to spend a few days to allow time to drive around on your own, to get a feel for locations and views that appeal to you,” she said. “Then meet with your REALTOR®, tell them what you’re hoping to find and work to-gether to find the right property.”

Know your optionsThat advice works for vacation home seekers whether they be searching in central Virginia near Wintergreen, on the east coast of the state near Chin-coteague, western Virginia into West Virginia near The Homestead or fur-ther south near Smith Mountain Lake. After all, not all resort areas’ amenities are available year-round nor are they the same.

Wintergreen is working to change itself into a four-season resort by pro-viding space to recreate, to conduct business, to enjoy fresh clean air and as a respite to escape the drudgery of everyday life.

“With the purchase of the [Winter-green] resort last summer by Jim Jus-tice and the Justice Group, there is a new excitement at Wintergreen and sales have increased substantially,” said McKeithen.

Marianella agrees. He’s seen a dra-matic increase in sales for the resort area and the Justice Group is striving to renovate its resort and thus, traffic to the area.

Garden Trends: Back to Basics

Gardens experience trends just like any other area where style is key. A par-ticularly poignant example emerged in the years just after September 11, 2001, when many people spontaneously planted gardens featuring red, white and blue flowers.

What’s trendy today? It’s sort of “everything old is new again.” For example, Nathan Hord of Snow’s Garden Center in Charlottesville cites hydrangeas as increasingly popular the last few years. “They’re very tradi-tional and have wonderful colors,” he says. “You can use fresh-cut blossoms in arrangements and the dried blos-soms are great, too.”

Karyn Smith, a Virginia Certified Horticulturist who moved to Charlot-tesville from Virginia Beach about a year ago, concurs with Hord about hydrangeas’ charms. “Limelight is a wonderful new variety,” she declares. “The blossoms are white to lime green when they first open, then change to pink.” In autumn, the foliage turns a striking red.

“Historic Gardens are very popular in the area,” Smith continues. “I think people are trying to get close to their roots.” She volunteers weekly at the Thomas Jefferson Center for Historic Plants which collects, preserves and distributes historic plant varieties cen-tered on Jefferson’s own horticultural interests and the plants he grew at Monticello. “I collect and package up seeds,” she says. “I also work in the greenhouse, transplanting seedlings and propagating new plants from cut-tings of mature plants. Summertime is typically spent weeding, planting flowerbeds, pruning roses and chasing down Japanese beetles.”

Many of the seeds and plants Smith works with date back to Colonial times and are available to the public at the Monticello gift shop (which may be visited without paying admission) and online. Just a few examples are Spiny Bear’s Breeches, Thread Leaf Amsonia, Wild Ginger and Butterfly Weed—the last referred to as Pleurisy Root in Jef-ferson’s own listing of local native plants.

Ivy Nursery’s Horticulturist Heidi Crockett also sees people recreating “old” gardens and she cites a related

trend toward low-maintenance gar-dens. “We get a lot of requests for na-tive plants that I think is part of getting back to basics,” she observes. “There’s a lot of education about how natives grow well in our area, and people are becoming aware of exotic species which sometimes become invasive.”

Another aspect of the movement toward easy-care gardens is employing perennials that come up faithfully season after season. Some perennials must be thinned or divided every few years, but they don’t need to be plant-ed anew each spring.

There’s a long list of reliable peren-nials to choose from, depending on

the composition of the soil and the amount of full sun or shade. Perenni-als include bulbs and corms like daf-fodils, tulips, lily of the valley, iris, and gladiolus. Other popular perennials are asters, foxglove, phlox, violets, bee balm, hyssop, verbena, coneflower, columbine, Virginia bluebells, and many more. For late-summer showi-ness, it’s hard to beat deer-resistant Black-Eyed Susans. While actually a biennial—a plant which lives for two years—they self-seed so freely, the can almost be considered a perennial.

Crockett continues that edible gar-dens are getting more and more im-portant. “People want to know what

they are eating,” she says, “so they are planting their own herbs and vegeta-bles.” She adds that many folks are planting mixed beds which recall his-torical “potager” gardens. This French word describes an ornamental vege-table plot, where flowers (often, but not always including edible blossoms like nasturtiums or pansies), were planted with herbs and vegetables to make a lovelier garden. Edibles might include artichokes, chard, kale, let-tuce, and other vegetables

Herbs—either in separate gardens or as part of a flowerbed—are increas-ingly popular, says Crockett, and local nurseries and farmers markets are often good sources of young plants. The 1966 Simon and Garfunkel album about “Parsley, Sage, Rosemary and Thyme” offers an excellent starting cast for herbs, although omitting basil seems like a conspicuous oversight. Other easy-to-grow herbs include chives, dill, tarragon, marjoram, oreg-ano and, of course, mint for summer iced teas.

Finally, says Crockett, there is a trend to plant specially developed shrubs and flowers that bloom for a longer period of time or have a second blossoming. “There are lilacs that re-bloom,” she says. “One is called the ‘Bloomerang.’” She notes that some lilacs suffer in Central Virginia’s sum-mer heat, but this is an improved va-riety with better hybridization and there’s not so much mildew. The leaves and blossoms are a bit smaller and the lilac itself is considered a dwarf bloom-ing shrub that seldom grows more than five feet high—a plus in a small yard. Crockett also mentions “Encore” azaleas that rebloom and come in various colors. “There’s not as big a display in the fall,” she says, “but they do rebloom.”

The bottom line is that a lovely garden enhances any home and one planted with the flowers, herbs and veggies you love can be a year-around joy.

When Marilyn Pribus and her husband moved to Albemarle County five years ago, they replaced a thriving patch of poison ivy (not all native plants are good guys!) with a butterfly garden in shades of pink, lavender and purple.
