Question: What happens after fore-closure?Answer: There are so manyAmericans who are either in pre-

foreclosure (where they are 90 days ormore delinquent on paying their mortgage)or have had foreclosure proceedings start-ed. Millions more have already lost theirhomes to foreclosure.

Having a foreclosure on your credit histo-ry means your credit score will take a bighit. How much of a hit? Depending on whatelse is going on in your credit history, youmight see a hit of as much as 150 points ormore once the foreclosure is listed.

The damage may be greater, consideringthat you must have missed various mort-gage payments before the lender files forforeclosure, and each of those missed pay-ments probably hurt your credit score aswell.

After you’ve been foreclosed upon, you’llneed to rebuild your credit history andcredit score by making thoughtful use ofthe credit that is available to you.

If you have credit cards, you should usethem sparingly, always making sure to payon time and in full. You should create abudget and stick to it. Build up your sav-ings so that your financial life gets back ontrack.

Having a foreclosure, short sale, or abankruptcy on your credit history means itwill take three to five years before you canbuy a home using a loan from Fannie Mae,Freddie Mac or FHA.

But life will go on. It may just be a littleharder and more expensive over the nextfew years to purchase something using fi-

nancing.Question: We ’re interested in purchasing

a condo as investment property. It’s a con-do hotel property and our lender told usthat we could not purchase the unit as asecond residence, and so we cannot get a30-year fixed rate loan at today’s low inter-est rates.

The condo hotel has an excellent finan-cial track record and rental history. We lovethe complex and location.

But the best loan terms we can find is foran adjustable rate mortgage (ARM). Theloan is a 7/1 ARM at 6.5 percent with a 25to 30 percent cash down payment.

We ’ve always been afraid of ARMs but ifworse comes to worse, we could pay off thetotal amount of the loan in seven years withborrowing from our 401(k) or doing a 1031exchange at that time. Any thoughts onthis loan or investment property plan?

Answer: The first thing that comes tomind is to wonder why you’re buying a con-do hotel. Condo hotels became extremelypopular as the frenzy over traditional time-shares faded. The hook is that you’re buy-ing a specific unit, which the hotel will rentout for you when you’re not there and sharethe income after expenses. It’s an arrange-ment that might be fraught with problems.Some real estate investors consider condohotels to be a good deal for the initial de-veloper and the condo hotel manager, butprobably not a good investment for the in-dividual condo hotel unit owner.

Hotel occupancy is down dramatically,and in some areas of the country there iseven a glut of rooms. What if the hotel isn’trented out quite to the level that was pro-moted during your sales pitch? And, what’syour exit strategy? Is there going to be along line of people just waiting to pick upyour unit from you when you’re tired of pay-

ing maintenance fees?Do I think you’re getting a good

financing deal? It sounds reason-able. I like the fact that you can payoff this purchase in seven years. Idon’t like that you’d need to usecash from your 401(k) to do it. It’stough to finance investment prop-erties at the moment, and youmight pay somewhere around 6.5percent on a 30-year fixed rate loanif the property could qualify.

Ice dams form when snow melts on the roof,causing water to run down and refreeze or“dam” at the roof’s edge, where temperatures

are much lower. As more snow melts, the water isblocked by the ice dam and, with no place else togo, it backs up under the shingles and into thehome, causing damage.

Here are some tips to prevent ice dams:• Keep the attic well ventilated to outside air.• Make sure the attic floor has adequate insula-

tion to minimize the amount of heat escaping intothe attic from the house. (An added benefit is low-er heating costs.)

• Removing heavy accumulations of snow canprevent ice dams. If snow must be removed, youmay want to contact a qualified professional toavoid the risk of injury. While it’s not an expensecovered by insurance, letting a professional do thework is the safest route.

Just a few months after the birthof their first child, Jaime andKyle bought their dream house

in their dream neighborhood. Set-tling into family life as new parentswas great, but soon Jaime had to getback to work. The problem was thatshe works from home, and her officewas on the third floor in a huge spacethat doubled as a gym and displayarea for the memorabilia from Kyle’sdays as a professional rugby player.

The open-concept room had tons ofpotential, but wasn’t working on anylevel. Jaime wanted a workspace thatwas comfortable and motivating; Kylewanted a masculine workout area;and they both wanted to incorporatea lounge space for the whole family.So I grabbed my team and prepared

to get this space back in the game —stylishly and beautifully.

I started by choosing a colorpalette. I wanted to keep a masculinevibe but add feminine touches. Theplywood floor had a beautiful butter-scotch shade, so I used that as myjumping-off point and rounded outmy palette with deep browns, coolcreams and inky charcoals. I paintedall of the walls in a light-straw shadeexcept a feature wall that I did up in adramatic blue-black. I then mappedout the room into three areas — anoffice, a lounge and a gym.

I created the office area by the win-dow, so Jaime could have a nice view.On the window, I put up simple linendrapes with a striped band and tex-tured woven blinds for light diffusion.I kept Jaime’s father’s old bankerdesk, but repainted it and flanked itwith mirror-backed bookcases in adark-espresso finish. I gave Jaime acomfortable plush brown work chair,put an upholstered, button-detailedpin board above the desk and added afamily portrait gallery.

Across from the office area, at thedark feature wall, I started organizing

the new lounge. On one side of thewall, I put in a long bar counter inbeautiful white quartz, a sink, a barfridge and a coffee maker. Next to thebar area, I put in a dark-wood consolefor the television and storage.

Across from the television, I in-stalled a large, L-shaped sectional in alight-gray-and-black tweed pattern, acoffee table and lots of pillows inmenswear-inspired fabrics such as ar-gyle and pinstripes. I also put in twochairs in sleek, black leather, added asmall console table and put up a

funky 1950s-inspired light pendant.This whole furniture arrangement sitsatop a big area rug.

I still had to incorporate Kyle’s gymequipment. So I put down rugged car-pet tiles in one corner of the room,put in some lighting, arranged hisworkout gear — and then covered thearea up with sliding woven panels tokeep it out of sight. This room had fi-nally made its transformation fromlocker room to multifunctional familyspace. By organizing the space intozones, mixing the masculine and fem-inine, and playing with colors and tex-tures, I toned down the sports andturned up the style. Now it’s a perfectspace to work in — or workout in.

“This clearly is a rush of first-time buyers not wanting tomiss out on the tax credit, butthere are many more potentialbuyers who can enter the mar-ket in the months ahead,” hesaid. “We expect a temporarysales drop while buying activityramps up for another surge inthe spring when buyers takeadvantage of the expanded taxcredit, which hopefully willtake us into a self-sustainingmarket in the second half of2010. In all, 4.4 million house-holds are expected to claimthe tax credit before it expiresand balance should be restored

to the housing sector with in-ventories continuing to de-cline.”

An NAR practitioner surveyshowed first-time buyers pur-chased 51 percent of homes inNovember, compared with anupwardly revised 50 percent oftransactions in October.

NAR President Vicki CoxGolder said conditions are op-timal for buyers in the currentm a r ke t .

“Inventories have steadily de-clined and are closer to bal-anced levels, which indicatehome prices in many areas areeither stabilizing or could soonstabilize and return to normalappreciation patterns,” shesaid. “This means buyers stillhave good choices but are pur-chasing near the bottom of theprice cycle with historically lowmortgage interest rates. Throwa tax credit on top and it reallydoesn’t get any better for buy-ers with secure jobs and long-term ownership plans.”

Raw unsold inventory figuresare 15.5 percent below a yearago. The last time there was alower supply of homes on themarket was April 2006 when itwas at a 6.1-month supply.

“Nearly all markets experi-

enced a solid sales gain fromone year ago,” Yun said.

The national median exist-ing-home price for all housingtypes was $172,600. Single-family home sales jumped 8.5percent to a seasonally adjust-ed annual rate of 5.77 millionin November.

Existing condominium andco-op sales in November wereunchanged from a seasonallyadjusted annual rate of770,000 in October, but are60.1 percent above the481,000-unit pace a year ago.The median existing condoprice was $178,000 in Novem-ber, which is 3.1 percent belowNovember 2008.

Existing-home sales in theWest increased 10.6 percent toan annual rate of 1.46 millionin November and are 28.1 per-cent above November 2008.The median price in the Westwas $231,100, which is 4.1percent below a year ago.

But you can easily get lost in the be-lief that a gardener can do no wrong,because those writers gush over everyplant in the catalog.
