LarnacaProbably best known for its International Airportwhich links the Middle East, Europe and Africa,Larnaca, on the southeast coast of Cyprus, is alsohome to the Island's second port, a stunningmarina, as well as a growing number of tourists andsecond-home owners. As one of the main entrypoints of the Island, this coastal region is the perfectdestination for quick getaways, business stop-overs and so much more.

Larnaca has a rich and fascinating history datingback 6,000 years. As one of the oldest regions inEurope, its cultural past is evident in the museums,local traditions, handicrafts, archaeological sitesand wonderful architecture, which can be foundthroughout the area. New projects, including 5 starhotels, commercial and recreation areas completewith plazas, shops, restaurants and parks, willundoubtedly boost Larnaca’s already popularimage.

ProtarasLocated at the east end of the Island in theFamagusta region is Protaras. With a coastline of5km of superb beaches and rocky formations,Protaras has been a flourishing holiday resort sincethe 1980s and is seen as a sophisticated destinationrivaling its neighbouring town of Ayia Napa. The highseason in Protaras sees a steady influx of visitors,taking advantage of all the town has to offer in theway of hotels, bars, restaurants and other leisurefacilities. Many of the beaches around this area havebeen awarded blue flag status for their outstandingwater quality and public facilities.

The area has anagricultural history, years agobeforeProtaras was a tourist destination, the uninhabitedland was farmed. Its rich red soil being perfect forgrowing the famous Cyprus potatoes. Thepicturesque windmills, which are part of the locallandscape, were originally used for drawing waterfrom the underground aquifers to irrigate thesurrounding fields. Now the land is being acquiredfor building purposes and offers some delightfulresidential projects.

When an offer has been accepted by the vendor, theremay be a requirementfor a small reservation fee to be paid prior to the drawing-up of the salesagreement. On signing, a percentage of the payment will be required andthen on completion the balance is paid.

Buying CostsIn addition to legal fees and a small stamp duty, taxes paid on the transferof title deeds to the property (known as property transfer tax) will need to bepaid.

Your local community council charges for the facilities and services itprovides, much the same as in other developed countries. By any measure,these charges are low.

The Government charges something called Immoveable Property Tax on allproperty annually. The amount charged is basedon the assessed value of theproperty.

Community ChargesWhen buying in a complex or a resort location, there are community chargesthat all owners collectively pay in order tomaintain the upkeep of the building,common areas, gardens, community pools etc. A number of owners areusually elected to manage a small committee to oversee the interest of thecommunity and the upkeep of the area. Sometimes this is vested in theappointment of an administrator or management company. How much youwill contribute will depend on the type of property in the community you havebought.

Recreation

GolfIn the last ten years Cyprus has also put itself firmly onthe map for keen golfers. The 4 major golf courses arelocated in the Paphos Region, the most well-knownand visually spectacular of these being Aphrodite Hills,an awardwinning18-hole championship standardgolfcourse, crowned as the Best Golf Course in Cyprus inthe first Annual World Golf Awards in 2014. Turtle ConservationIn 1976 a project was started to protect the turtlepopulation of Cyprus and there are several places onthe Island that have been designated conservationareas for theGreenbackTurtlesand those lookingafterthe sites are more than happy to share theirknowledge.Whilst the turtles cannot be approached itcan be a delightful experience to see the turtles leavingtheir nests and heading for the sea.

World Heritage SitesDue to its varied history and unique location, Cyprushas long been amecca for archaeologists and historyenthusiasts. There are many exciting and interestingsites dotted around the country ready to be explored.Although Kourion Amphitheatre with its spectacularviews to the sea has been a constant landmark, theother ancient ruins on that site have only beenexcavated in the past 30 years and now visitors flockto see the fabulousmosaic floors and ruinedcitywalls.The area of mosaics in Paphos near the harbour hasbeen designated a World Heritage Site and with theTombs of the Kings further along the shore, theseplaces are a must for those interested in the history ofthe region.

Donkey Sanctuary and ZooUntil relatively recently, donkeys were the bestform of travel for farmers traversing the slopesand lanes of their land. Once the tractor becamemore widely used and the roads improved, theworking donkeys were not required and so theDonkey Sanctuary was formed. Still to this daythere is a sanctuary which is run as a charitywhere visitors are welcomed and these lovelyanimals are given a new and more restful life.

Paphos Zoo in its’ current form was opened inSeptember 2003 but started life as a private BirdPark. Since thenmany animals have arrived fromacross the world including Asian elephants. Thezoo has recently celebrated the birth of twoSiberian tiger cubs and a male Dromedarycamel.

Sports & LeisureThere is a myriad of activities you could indulge in. For thephysically active, golf, tennis and horse-back riding are theprimary activities on offer. For the adventurous there are excitinghiking &mountain cycle trails, quad biking tours, paragliding andmore. The summer season sees the return of water-sports suchas scuba diving, kite surfing, kayaking and sailing. With 3marinas, 5 ports and numerous bays, yachting is fast becominga popular activity for all. Even during the winter months,temperate sailing conditions, with air and sea temperaturesaround17Callow for sea excursions.
