UM for Jim 8/7/12 Jim returned my call he has no interest in a new flag in this area. I emailed the Prop Flier for him to look review. on 8/24 Spoke with Jim at a social event and he was explaining to me that if he wanted to move his dealership the DMV law allows him to move within 1 mile of his current location in the same city no questions asked. If he wants to move further than that it becomes an issue between the manufacture and the other Ford point holders in the area. The other dealership owners have to sign off on it first then the manufacturer needs to sign off on the move as well.

Spoke with Matt and scheduled an Appt for walk thru on Thurs Aug 9th 1:30pm. Jay will be present Rescheduled for 13th or 14th awaiting response from Matt. Toured with Matt. Stated the building was nice but of no use for his group.

He said that If an existing dealer wanted to move from their location to ours they would need approval from the manufacturer and any surrounding existing points of the same brand. He doesnt like that fact that it Is located off of a toll road rather than the freeway. Not a large enough "auto center" to bring the foot traffic for that location.

point Is added. The DMV law states each dealership must be at least 10 miles In a straight line away from any other same brand dealer. First the manufacturer researches dealer locality; "Whars the Industry In that locality?" They have restrictions that state the dealership must be located off a major highway and/or a major side street from the highway. A toll road Is considered a major highway. Once they believe the area will support dealership sales they file a form 124 with the State of CA requesting a new point. If the State signs off on the request the manufacturer opens up bidding to the dealers for the available point. He also said If there was a point opened In RSM the new operator does not have to bring that new point Into our property they can pick wherever they want to place it within the assigned area within the existing parameters. As far as someone relocating Into our property from another existing dealership he said there are 3 aspects to this process. A) The dealer can only move by DMV law 1 mile away from their existing location. If they want to move further than 1 mile they need manufacturer and possibly other operators approval. B) The have to move their point within the same city usually based on zip code.

Received a detailed email from David today that gives a step by step outline on how a new auto dealership point is opened. I have a call scheduled with him for Tuesday of next week to talk about some stradegies he thinks might be able to help us fill the property
