RAMBOLL MIDDLE EAST — BUILDINGS PROFILE ISSUE 3 — 09.2014

Page 3: Ramboll Middle East - Buildings Profile

We are engineers, scientists and consultants who believe in the power of design to create a better future.

Our design philosophy is to always make room for the human experience. Ultimately, we measure our success by how well people and communities are served by what we have done.

At its best, good design can regenerate communities, protect natural environments, and connect people across vast distances; it can provide new energy solutions and create buildings that people are happy to be in. Good design is also robust and long-lasting.

We share this design approach with the world’s leading architects and developers – with whom we regularly collaborate, often as a preferred partner.

From the iconic Shining Towers to the massive Ferrari World Theme Park, the new Cleveland Clinic to the exclusive Yas and Rotana Hotels: our engineers have made their mark on some of the most forward-thinking buildings in the world today.

We offer a full range of engineering services from structural, façade and fire engineering to building services, geotechnical, infrastructure and acoustics. Central to our approach is the return to first principles on each and every design problem we face. We test and re-test our assumptions, constantly challenging ourselves to create more relevant designs that serve our clients and their communities well.

We aim to integrate our designs across disciplines from an early stage. Our work on the Ferrari World Theme Park in Abu Dhabi is a good example of this. The Theme Park project was driven by its fast track design and construction programme. Using our network of teams and offices in both the UK and UAE, we developed a flexible approach to the engineering that enabled us to meet the programme level, where the Ferrari-themed attractions are located. Columns are set matching the challenges. Under the roof, we engineered three concrete frame levels; the undercroft at ground level, a mezzanine and the plaza piling grid below. This supporting structure takes the weight of the 19 separate steel frame buildings that house the rides.

Our building services engineers worked with both the shell and core and theme park architects to ensure that all the systems could function together for different purposes, from the strict tolerance demand on electrical supply for rides to providing comfortable conditions for attractions and large value circulation areas.

One roller coaster is F1-style and uses a winch to slingshot the cars similar to craft launch systems. The second is GT-style. Each coaster has a steel and concrete framed station building consisting of an observation deck, load/unload platform, queue corridor, maintenance structure and overhead gantry crane. Ramboll designed the coaster foundations and buildings, integrated services and high voltage design, and the perimeter and maintenance roads.

At a time when the construction industry is facing immense challenges, we bring an enthusiasm for the pure invention of engineering coupled with a long-standing reputation for unlocking project potential when no one else can.

OUR SERVICES

FIRE & LIFE SAFETY Fire engineering can start with either the codes or with the design. With a codes-driven approach one should expect to compromise elements of the architectural vision in making the design code compliant.

With a design approach, which is our approach, fire engineers give themselves the far more difficult task of protecting the vision by creating a bespoke strategy through fire engineering. It is a scientific approach that uses the statistics of real fires, calculation tools and studies of human behaviour. This preserves the architectural design and provides value by reducing over-specification caused by conservative codes and allows the fire protection to be deployed where the risk is.

GEOTECHNICAL ENGINEERING Ramboll’s geotechnical engineering team is a highlyqualified and enthusiastic group of experts with a specific interest in any aspect of a construction project that occurs, or is affected by, work below ground.

Proper ground engineering is a prerequisite for improving the performance of designed structures – including roads, railways, bridges, and tunnels – and can significantly reduce life-cycle costs by making use of the latest technology and methods. Ramboll’s ground engineering comprises a comprehensive range of investigations and design services related to the subsurface. We have extensive experience from working in more than 70 countries, and we are able to handle any soil condition anywhere in the world providing the technology and methods needed.

MECHANICAL ENGINEERING Heating, ventilation and air conditioning (HVAC, or climate control) and climate technology together with effective public health and fire protection engineering are important to people’s well-being and health.

All projects should have heating, ventilation and air conditioning designs which are tailored to suit the internal design requirements and aesthetically matching the architectural aspirations of the building. Water conservation within the Middle East region is of paramount importance. The plumbing services design is provided to ensure water conservation sits at the heart of the plumbing solutions and the selection.

LIGHTING DESIGN d At Ramboll we combine the latest international knowledge of lighting design and technology with solid engineering practice. Our team of highly qualified specialists covers all aspects of any lighting project.

Our portfolio within lighting is very broad and includes everything from city master plans to lighting museums and commercial buildings. We undertake small and large projects for customers within the public and private sector. Our consultancy is impartial and always considers a wide range of opportunities.

OUR SERVICESSPORTS

Hotel buildings increasingly have a double function. On the one hand, they should function as a comfortable place to stay when away from home, but on the other hand, they should function as landmarks that in themselves attract tourists and visitors from all over the world. For many people, hotels greatly influence their travelling experience. And both tourists and business people are drawn to places such as the Middle East, where urban planners, architects, and designers have done their best to create buildings and attractions that challenge the boundaries of what is possible. Buildings that go beyond everyone’s wildest dreams.

HOTELS & LEISURE

There is no place like home. Most of us want a home that is safe, healthy, and well functioning – a perfect place to rest and enjoy life. At Ramboll we pride ourselves on using our expertise to make houses that people would call “home.”

RESIDENTIAL

It is important that retail spaces such as shops and malls attract a great number of customers. In this connection issues such as comfort, ease of access, entertainment, and an exciting atmosphere are essential. Shopping is an experience, and also often acts as a tourist attraction.

AWARDSRamboll received Construction Week’s ‘GCC Tower of the Year Award 2010’ for this project

Multidisciplinary award-winning project

SHINING TOWERS, ABU DHABI

Ramboll completed the Shining Towers project in 2012. The project comprises two towers of 33 and 42 storeys respectively, and won the GCC tower of the year at the 2010 Construction week awards.

The concept of the project is based on a pair of dancers moving together without touching, and therefore they appear to lean in different directions. The curved residential tower and leaning effect of the office tower provided us with considerable structural design challenges, with slab thicknesses varying to accommodate bending and shear forces on varying spans.

In addition, the Ramboll façade team faced considerable design challenges on this project, and through independent research and development the team designed and engineered a ‘cold bent’ façade, where a typical flat curtain wall is bent post production to confirm to

the inclined and twisting façade. This solution eliminated the need for costly glazing curved in two directions.

The bespoke curtain wall system is capable of accommodating high wind loads, as well as accommodating very high floor to floor heights in the podium. Additional reinforcements are hidden within the system, allowing the office tower and the podium to utilize the same system for cost efficiency and visual consistency.

This project showcases Ramboll’s progressive multidisciplinary engineering capabilities where we have implemented highly innovative solutions to facilitate a complex architectural structure.

PROJECTS

GOLF COURSE COMMUNITY 124 hectare multi-use development in Doha, Qatar

The development is envisioned as a low rise, community with a mix of villas and townhouses integrated with the main 18-hole golf course and its facilities such as the golf academy, a training 9-hole golf course, a club house, tennis courts and swimming pools. Ramboll is providing multi-disciplinary services to develop a low rise, low/medium density, gated and fenced community incorporating the following objectives: The design of the golf course and academy will be in line with PGA standards and USGA design guidelines; Design of all buildings will be fulfilling LEED/Sustainability certification requirements; The development should represent international best practice and enable the staging of international golf tournaments; Implementation of sustainable solutions where possible.

DAMAC HEIGHTS Supertall structure dramatically set on the edge of the seafront. As seen from the sea, the eye-catching superstructure is curved between base and tip: at both, it narrows like a banana

We are lead consultants on this project to construct a supertall tower directly on Dubai Marina, just 5m from the quay wall. The frame is concrete on the lower levels, with steel framed storeys above — a combination that meets both structural and budgetary requirements. As a further aesthetic feature, a tall steel mast is fixed to the highest point of the building. Given the structural implications of the innovative architectural form, we implemented a particularly rigorous programme of modelling and peer review to test the building’s behaviour now and in the future.

SARAYA TOWERS Two undulating, curved buildings on a small plot provided challenges for all of our disciplines

Saraya Towers, Abu Dhabi will provide exclusive, high-spec apartments, including a rooftop ‘royal penthouse’ with infinity pool. Ramboll is designing all engineering services for the 41 and 47-storey towers. Given its prime position in the Sorouh development, there was an emphasis on maximising the use of the plot. Our building services engineers, working closely with the architectural team, had to be creative when designing room for the utility providers and services, a challenge they met effectively. The façade comprises curved and flat surfaces with a variety of balconies and openings positioned across it. Our façade engineers have designed a cost-efficient, standardized system while remaining true to the building’s undulating nature.

SANCTUARY FALLS 99 resort-style villas overlooking the Earth golf course in Dubai UAE

Teamworking is essential to this 99-villa luxury community as we ensure all contractor and interior design requirements are met. Ramboll is providing building services engineering for the development. In all there are nine individual villa designs in the complex, plus mirrored versions of each. Ensuring cost-effective design with so many different layouts has proved a significant challenge for our engineers. Taking on the design of the villas from a previous consultant, our team is value engineering the designs, whilst also ensuring authority approval is secured.

The world’s only Ferrari-themed entertainment park, including the world’s fastest rollercoaster. Ferrari World is the Middle East’s hottest new attraction.

Creating flexible and efficient teams

The theme park project has been driven by its fast track design and construction programme. Using our network of teams and offices, we developed a flexible approach to the engineering that enabled us to meet the programme challenges.

Our early involvement with the theme park focused on the schematic design of its 90,000 sqm roof. Under the roof we engineered three concrete frame levels — the undercroft at ground level, a mezzanine and the plaza level where most of the Ferrari-themed attractions are located. Columns are set on a grid of 10.75m x 8.65m, matching the piling grid below. This supporting structure takes the weight of the 19 separate steel frame buildings that house the rides.

MEYDAN Home to the world’s richest horse race, this magnificent venue is also the world’s largest racecourse

With only three years from its announcement to the first meeting, the $1bn Meydan is a testament to the efficiency of the Middle East’s construction industry. Working to a tight schedule, we assisted the multidisciplinary lead designer with peer reviews and design systems advice at different stages of the project. Working on the Meydan hotel, Ramboll façades engineers carried out preliminary engineering calculations for the wavy canopy entry, skylights and the tall glass façade wall, significantly reducing the size of the steel structure and improving the aesthetics of the entrance. Ramboll’s Fire Engineering team has also been involved in analyzing the smoke management and evacuation procedures for the many atria in the development and in coordinating and obtaining fire authority approvals.

YAS ISLAND AND CENTRO ROTANA HOTEL Ramboll’s engineers designed two facades within a tight schedule and to exacting specifications

With an unmovable but tight deadline – the Grand Prix – our façade engineers worked closely with the hotels’ contractors and architects to ensure the façades were ready in good time. Our team worked on the project from the beginning, June 2007, assisting the architect with fast track system design, specifications, façade details, and overseeing the contractor’s work on site, until final inspection in November 2009.

HILTON DEAD SEA RESORT & SPA An integrated community which, apart from a luxurious hotel, will house 1,000 residences, retail and leisure facilities located in Jordan.

This new 285 room, five star waterfront resort is located in picturesque Jordan, overlooking the Dead Sea. Ramboll has been commissioned to provide building design and services, including all mechanical and electrical engineering, plumbing and fire safety services. Our designs take into account the location of the hotel, which faces soaring summer temperatures and a high salinity sea ratio. The MEP systems have been designed as stand alone due to the absence of district infrastructure. As the client’s capital cost for these utilities is limited, value engineering and diversification of loads were prudent.

KEMPINSKI HOTEL, DJIBOUTI The first five star hotel in Djibouti, and Kempinski’s first hotel in East Africa

Working as the structural engineers for Japanese contractors Taisei, Ramboll worked on a design and build basis to deliver the Phase 1 of the development in just nine months on 45,000 sqm of reclaimed land. Phase 1 involved the construction of a three storey concrete frame main hotel building. Given the regular and sometimes aggressive seismic activity in the area, the raft foundation designed by Ramboll’s structural engineering experts accommodates significant ground movement. Other measures to counteract seismic activity included the incorporation of sufficient movement joints in the structure and a degree of flexibility in the architectural finishes. The conference centre, built in Phase 2, is a separate steel frame structure.

PROJECTS

Ramboll wwas appointed as the Lead Engineer Consultancy for this prestigious refurbishment project located in Al Barsha, Dubai.

Our client, The Change Initiative (TCI), was focused on ensuring that the entire project was based on achieving 100% sustainable solutions and subsequently decided to opt for attaining a LEED Platinum rating for the scheme. The project is widely advertised through Dubai media to promote a sustainable way of thinking through desired change within the Middle East Region.

Ramboll, in conjunction with HOK, worked in collaboration and ensured a complete integrated design process which firstly considered maximizing the passive solutions before minimizing the active MEP solutions.

The project has substantial Photovoltaic installations which offers electricity to the building thus reducing the electrical demand from the DEWA electricity grid. This in turn reduces the carbon emissions to the external environment.

Water was a main focus for both the design team and the requirements of attaining LEED Platinum. The building incorporated water reducing valves and low flush toilets to achieve the stringent water reduction targets established during the design stages.

All systems and solutions were examined and evaluated prior to any recommendations. Also, the MEP solutions put forward were instrumental in the project attaining the LEED Platinum rating.

The MEP design team embarked upon a mission to ensure the most cost effective sustainable solutions were offered. In order to achieve these particular targets and to ensure the correct recommendations for the client, the MEP team evaluated each and every possible solution available. The MEP team, in conjunction with various suppliers and the client team offered packed air conditioning units offering adiabatic cooling which pre-cools the air entering the condenser thus reducing the energy consumption. In addition, the project incorporated solar water heating, solar sun lighting tubes along with CO sensors to ensure an excellent indoor air quality.

Ramboll has been commissioned to provide multidisciplinary engineering services to support the building of a new corporate head office in Riyadh. The bank’s corporate head office building will comprise 4 basement levels, ground, and 36 office levels and is located on the main King Fahad road in Riyadh city. The building is designed for a single user and is purely a commercial building with 3 levels of amenities, including a business center, restaurants and prayer hall floors for the occupants.

BAYGATE 55-storey office tower with complex curved roof structure

Sitting at the Sheikh Zayed Road entrance to Dubai’s Business Bay, the Baygate tower has been planned as the perfect skyscraper. Ramboll was the lead consultant for this project. Our structural engineers designed the building with a concrete structure and post-tensioned floor slabs, identified as being the most cost effective solution. The curved and tapered roof structure, crowning a large rooftop atrium, was designed in steel to maintain the architect’s vision. Our building services engineers provided a central cooling system for internal temperature control. By enabling us to locate the plant off site, this solution maximizes the lettable space available.

CAPITAL GATE The icon of the Abu Dhabi National Exhibition Centre

This 34-storey, landmark tower was certified as the world’s furthest leaning manmade tower by Guinness World Records in June 2010. Unusually organic in form, it has been constructed using a steel diagrid with a partially pre-stressed elliptical concrete core. It also has massive eccentric dead weight. Ramboll was appointed as specialist consultant by lead engineer and architect RMJM to advise on construction so that the tower achieves its intended purpose. Our structural analysis specialist utilized the software including ETABS and DIANA. Ramboll engineering services provided Structural Engineering (advanced engineering), and Computational engineering analysis.

ONE BUSINESS BAY The office tower at One Business Bay is designed to resemble a 30-storeys shard of black diamond plunging into the earth.

All four external walls incline outwards from the first floor to the roof, producing a first floor area of 774sqm and a 30th of 1,420sqm. There are also three floors that extend out of the building just below the roof, bringing to mind a futuristic captain’s observation deck, and adding to the dramatic look of the building. Ramboll’s structural engineers ensured this dynamic design worked with a concrete frame with post tensioned floor slabs and a central load-bearing core to provide rigidity. Internal perimeter columns follow the incline of the building envelope, and transfer load back to the core on beams. By balancing most static loads around the core, we avoided the need for disproportionate reinforcement in any single area of the building or foundations.

DOHA MARINA MALL, QATARProvision of engineering services for retail and leisure facility

Marina Mall is a 180,000 sqm retail and leisure facility in the Lusail development on the east coast of Qatar. The mall includes over 70,000 sqm leasable retail over three main levels, as well as a hypermarket within the basement. It will also house cinemas, family entertainment centre, restaurants with terraces overlooking the marina and spa facilities.

The design is inspired by natural forms created when water and land meet. Five interconnected retail ‘islands’ link the mall to a body of water that runs through the centre of the scheme. Water guides the visitor through the mall, leading to and from the marina, while internal waterfalls connect the different levels. Spaces between the five pebble-shaped islands will be landscaped.

AL GHURAIR CITY CENTRE Built in 1985, Dubai’s first shopping mall remains a thriving retail hub thanks to a recent re-development and expansion

Consisting of over 700 retail units over two floors, the main mall is complemented by a 220 key serviced apartment tower, a hotel plus a 7-storey office tower. Ramboll was instructed to carry out building services engineering for Phase 2 of the Al Ghurair City mall re-development. Ramboll’s building service engineers had to find solutions that matched both the large scale of the development, plus the challenges arising from ensuring the services for Phase 2 linked seamlessly with those already installed in Phase 1. Due to its large size, our engineers designed the system to use a high voltage chiller rather than a regular low voltage chiller, ensuring it had sufficient capacity to cool the entire development

CREEK TOWERS & PLAZA A five tower office complex surrounding a central plaza in the world’s first maritime business centre

The first ever purpose built maritime center in the world, Dubai Maritime City, will serve as an international hub for maritime business. Creek Towers is a complex of five high end office towers surrounded by Creek Plaza, a series of specialty stores, activity spaces and restaurants organized along a pedestrian promenade. Ramboll was instructed to carry out the façade design for all five buildings. The architectural vision for the development required that the individual tower façades had to have a similar look, all with one similarly curved aspect, in spite of the different dimensions of the towers.

U-BORA TOWERS Mixed use project offers 56-storey commercial tower, a 16-storey residential block and a 7,000 sqm retail space on Business Bay

Ramboll was appointed as the structural, building services, and fire & safety engineers. The residential building has a sweeping roof, starting at 12-storey close to the tower, moving up to 16-storey, minimizing the water-facing accommodation and retail space. The design of the commercial tower, with the floor area increasing as you move up through the building, is again designed to maximise prime space. 70% of the main tower’s 80,000 sqm sits in the top half of the building, looking out over the lake at Business Bay. Ramboll’s structural engineering experts ensured the stability for this design through the core walls along with inclined columns and beams to resist the lateral load.
