We have allowed in your new home estimate a nominated amount of piers. Should it be
necessary, due to filled or unsuitable ground conditions, or if affected by the “Zone of Influence” of a sewer main, to provide more piering than the allowance, additional piering will be charged to the client

Colour Consultant:
To assist you in making the right colour selections for your new investment, we offer as
part of our customer service, four hours with a professional Colour Consultant.
Our administration team will contact you and arrange your appointment time.
As part of your colour appointment you will also have a kitchen appointment to
overview your 3D drawings of your cabinetry.
You will meet our local preferred suppliers at your colour appointment, where you will
make your colour choices.
On completion of these preliminary selections a time will be appointed to meet at our
office to finalise the selection process.
Lending Authority:
When a lending authority is providing the funds for building of the proposed
development it is the owner’s responsibility to ensure they provide all the relevant and necessary documentation to the lending authority to enable the lending authority to
release the “Authority to Commence Construction” letter.
It is also the owner’s responsibility to provide the lending authority with any other documentation required during the course of construction for the prompt release of
progress payments.
Should a progress payment be delayed due to the lending authority waiting on
information from the owner, GJ Gardner Homes reserves its right to suspend building
works until GJ Gardner receives the outstanding progress payment.
If no lending is required, it is the responsibility of the owner to produce documentation
demonstrating their ability to pay, i.e. copies of bank statements or other relevant
material.
Bushfire Requirements:
This tender price does not include any requirements for building in a bushfire prone
area, unless otherwise stated. It is the responsibility of the client to provide a Bushfire
Assessment Report. If requested by the client, the builder will obtain the Bushfire
Assessment Report at a cost charged to the clients account.
Contributions:
All council contributions are to be paid by the owner of the property. A copy of the
receipt is to be provided to GJ Gardner Homes prior to the issuing of a Construction
Certificate.

Surveying:
The tender does not include an allowance to locate the boundaries of the property
unless noted otherwise.
A registered surveyor will provide off set pegs within the boundary of the property to
accurately locate the proposed development on the block of land.
AHD (Australian Height Datum): No allowance has been made to provide the finished
floor levels (FFL) of the proposed development to AHD unless noted otherwise. All
levels will work to an assumed datum generally to a benchmark on the street.
No allowance has been made to provide Identification Surveys during the course of
construction. Should the council or your lending authority require an Identification
Survey at any time the cost of the survey will be charged to you by way of a variation
including builder’s margin and GST.
Site Possession:
When GJ Gardner Homes release the Notice to Commerce Construction letter the
possession of the site becomes exclusively GJ Gardner Homes. No access to or storage
of materials on is allowed by any other individual without the express permission from
GJ Gardner Homes.
GJ Gardner Homes will exercise all due care but take no responsibility for any damage
caused to any existing structures on the site such as boundary fencing; retaining walls;
garages; garden sheds etc. whilst the site is in our possession.
No other works will be allowed to be carried out on the site i.e. swimming pools; sheds
etc whilst the site is in our possession. Any request to have another contractor or
tradesperson on the site will be denied.
Any item to be supplied by the owner is to be specified prior to issuing a “Notice to Commence Construction” letter. A product brochure is to be supplied with specifications and install procedures.
All products are to be delivered to site by the owner when requested by the
Construction Supervisor. No responsibility will be taken by GJ Gardner Homes for any
storage costs for products supplied by owner.
All due care but no responsibility will be taken by GJ Gardner Homes for any damage to
any product supplied by the owner. It is the responsibility of the owner to ensure all
products supplied are insured for damage, vandalism, theft etc. GJ Gardner Homes
insurance policies do not cover any items supplied by the owner.
