All Kub’s houses are based on high quality standards and aim to find a balancebetween the functionality needed for day-to-day living, the comfort of thematerials chosen to enjoy well-being and comfort, and the aesthetic valueprovided by the design, giving personality and setting the difference.

The economic valuation has been made according to the finishes and materials listed below. If you wish to customise any finish or material, a new valuation will be required.

FOUNDATION

Surface foundation based on reinforced concrete, calculated and adapted to the ground conditions established by the geotechnical study to be carried out before starting the design phase. Due to the dependence on the geotechnical study to determine its characteristics, the amount is not included in the economic valuation.

ROOF

The roof is placed on the sturdy structure of metalbeams. The construction system used is a DECKtype roof, flat, light and not passable, with a slopeformation based on ribbed sheet metal, thermalinsulation and waterproof membrane. The finish isprovided by gravel which is placed as the last layerof covering. This insulates the roof acousticallyand absorbs solar radiation, thus preventing directtransmission to the base of the roof.

VERTICAL AND HORIZONTAL STRUCTURE

Prefabricated metal construction allows us to reduceconstruction time and save on total cost, as lessmaterial is used and less waste is generated.

The structural system is developed by a structuralcalculation engineer and consists of simple HEBand IPE type sections of rolled steel S275 JR withan anti-corrosion finish treatment and welded joints.The appropriate resistance and rigidity of the slab isachieved by casting concrete on the collaboratingplate placed on the framework of longitudinal andtransversal IPE-type steel beams arranged at thelower level.

All the structural elements of the project aresupervised and exhaustively controlled by theproduction manager, but on the other hand, they arealso certified by external entities and laboratoriesapproved by the industry of the sector..

OUTDOORS

The façade enclosure is made with multilayer concrete panels panels with an inner core of extruded polystyrene. This material guarantees the continuity of the insulation and avoids the presence of thermal bridges.

The thickness of the façade also contemplates thermal and acoustic insulation of rock wool placed between the metal the metal profiles of the auxiliary structure that support the interior finish plasterboard panels.

The exterior finish of the façade is made with a continuous coating of acrylic mortar of a colour to be determined according to the design. These types of mortars give a homogeneous, weather-resistant finish and can be customised in terms of their degree of texturing.

The external openings are 2.40m without shutters.

PARTITIONS

The interior compartmentalisation is resolved withdry construction: a system of plasterboard panelsfixed on a metal substructure with interior acousticinsulation and specific reinforcements wheresuspended elements have to be fixed.

INTERIORS DOORS

In Kub’s homes we use openings with 2.10m clear height casements and hinged leaves.

Our interior doors are made of high-quality, resistant and durable MDF leaves with a lacquered finish or veneered with natural wood veneer. All of them offer a door width of at least 80cm to give a wide passageway and avoid architectural barriers. The hinged doors include handle, stainless steel fittings, covers and stopper.

FLOORS AND PAINTING

Kub’s houses make it a priority to make customersfeel comfortable, not only with what they see butalso with how they feel. That’s why we focus on thecomfort provided by laminated parquet flooring,which provides warmth, insulation from impact noiseand is maintenance-free.

In addition, the laminated wood parquet is totallycustomisable because it offers a wide range offinishes that allows us to find the most appropriatefor each client.

In general, the finishes of the vertical walls of the house are with plastic paint on partitions and wall linings and water-based enamel in wet areas.

As for the covered porches under the modules, we use high quality and resistant porcelain flooring in accordance with the overall design of the house.

BATHROOMS

At Kub’s we understand the bathrooms as a part ofthe home and we give them the importance theydeserve. Rooms fully equipped with minimalistfurniture and toilets with modern finishes.

The washbasin piece is presented integrated orsuperimposed on the cabinet offering storagespace. The resin and totally minimalist shower trayis accompanied by a glass screen adapted to theopening to be covered (either with a hinged door ora sliding door). The white vitrified porcelain toilet iseither suspended or with a high tank depending onthe design and the size of the room, and always withclean lines that offer easy cleaning of the element.

The vertical surfaces most susceptible to damp in areas such as bathrooms are either treated with water-based enamel or covered with porcelain tile.

Santos offers top quality kitchens that are resistant,multipurpose, ergonomic and totally customisable,both in terms of the distribution and capacity of theinterior modules, and in terms of the finishes andcolours of the fronts, sides and doors, as well as thehandles or alternative opening systems.

As far as work surfaces are concerned, wecollaborate with innovative and modern commercialhouses such as Neolith, Silestone or Dekton to offerthe best boards on the market, highly resistant anddurable. Although we can also offer marbles andgranites.

The kitchens of the Kub’s base houses are equipped with a high-energy-rated worktop, oven and extractor hood.

ELECTRICITY AND LIGHTING

The degree of electrification of our homes is high toadapt to current requirements, and thinking aboutpossible future extensions and new technologicaland smart systems.

Each flat requires different lighting according to itsuse and each of the spaces in a house must offerversatility according to the moment or the situation.For this reason, in designing Kub’s houses we takeinto account the distribution of light points and thelighting needed to achieve this capacity to generatedifferent atmospheres in the same space, regardlessof the luminaires that may be installed.

The luminaires with which the Kub’s houses are equipped are recessed circular LED downlights with high visual comfort combined with recessed LED strip profiles in rooms such as kitchens and bathrooms.

The electrical mechanisms we offer arefunctional, minimalist and fully integratedchromatically integrated into the vertical surfaces.

CLIMATE

The heating system that we offer guarantees the range of temperatures necessary to achieve the feeling of environmental comfort inside home. It is achieved by using a set of multi-split air conditioning units with very good performance that provides both heat and coolness in a homogeneous, fast and constant way to all the rooms of the house.For domestic hot water heating, we offer a system consisting of a bibloc heating pump.

Optionally, we can also offer other generation systems (gas boiler, aerothermal,...) as well as other transmission systems (radiators, underfloor heating,...).

INTERIOR DESIGN PACKAGE

This option gives an added value to your home as a whole at design level and involves the supplyand assembly of all the elements that your project requires to have the atmosphere that will makethe difference (electrical appliances, technical lighting, decorative lamps and furniture such aswardrobes, tables, chairs, decorative shelving, sofas, armchairs, carpets, curtains, etc). All ofthem are design elements of pure lines and timeless character that help to achieve spaces thattransmit warmth, well-being and comfort. The pack contains three separate packages: the Lightspackage, the Household appliances package and the Furniture package. But it is especially withthe hiring of the entire Interior Design Package when the best result of the design project wepropose is guaranteed.

ENERGY EFFICIENCY PACKAGE

The energy rating shows us the energy behaviour of the house and depends on its envelope, thetype of installations or the climate zone. It is an important factor to take into account not only tosave energy and consequently “money”, but also to protect the environment from CO2 emis-sions. This package corresponds to the optional equipment to complement and further improvethe energy efficiency that characterises a modular Kub’s house, obtaining the A energy rating.This rating means the improvement of habitability in the home, the reduction of environmentalimpact and also of energy consumption, and in short, economic savings.

SMARTHOME PACKAGE

Fusion between connectivity and new technologies to improve and facilitate fundamental as-pects of your daily life. This pack provides you with the optional equipment to be able to controlin the easiest and most unified way possible the security at home, the energy control or the ma-nagement of applications related to leisure and health.
