Request: A substantial change to amend development entitlements within PD Parcel 4 from 7,000 sq. ft. of commercial (restaurant with 280 seats) to 14,100 sq. ft. of commercial (6,000 sq. ft restaurant with 240 seats, 8,000 sq. ft. gift shop, and 100 sq. ft. tourist information kiosk). Action Requested

Make a finding of consistency with the Comprehensive Plan (CP) and approve the substantial change to the Vista Centre Planned Development / Land Use Plan (PD/LUP) dated “Received August 25, 2015”, subject to the recommended Development Review Committee (DRC) conditions listed in the Staff Report and the following condition as modified:

• A waiver from Section 38-1287(1) & (2) to allow a minimum thirty-five (35) foot building setback from an abutting arterial right-of-way for the proposed tourist information kiosk only and main building, in lieu of a minimum sixty (60) foot building setback from an abutting arterial right-of-way.
