Proposed Community Plan Amendment for Areas in South Nashville (along portions of Sidco Drive, portions of Kenilwood Drive, portions of Eugenia Avenue, portions of Winford Avenue, and portions of Grandview Avenue)
The Metro Planning Department is updating NashvilleNext (the city’s comprehensive plan). As part of that, staff is analyzing Community Character Policy (which guides future land use, zoning, and subdivision decisions) and suggesting changes as appropriate in certain areas. You have received this notice because you own property in an area proposed to change Community Character (land use) Policy. WHAT CHANGES ARE PROPOSED? Currently, the properties in these areas (refer to map on other side of this notice) are placed District Industrial Policy. However, today’s mixture of uses in these areas better corresponds with Urban Mixed Use Neighborhood Policy. As such, Planning staff is proposing that the policy be changed to Urban Mixed Use Neighborhood. The proposed change in policy DOES NOT affect your existing business, your existing zoning, or your existing land uses. The Community Character Policy (found in the Community Character Manual and Nashville’s fourteen Community Plans) guides the form and character of future development, mainly as rezonings occur over time. On Monday, July 10th and Monday, July 24th from 3‐7 pm the Planning Department is hosting Open Houses in the Development Services Conference room on the first floor of the Metro Office Building (800 Second Avenue South). Planners will be available to answer questions, receive feedback and hold informal discussions about the update. This is a come and go meeting and we welcome you any time between 3 to 7 pm. Draft documents will be posted for public review and comment on July 5, 2017 at www.nashvillenext.net WHEN AND WHERE IS THE PUBLIC HEARING? The Metropolitan Planning Commission will hold a public hearing on the NashvilleNext Update 2017 at its meeting on Thursday, August 24, 2017 at 4:00 PM in the Howard School Office Building in the Sonny West Conference Center located at 700 Second Avenue South. There is always a possibility that a case may be deferred so check http://www.nashville.gov/Planning‐Department/Meetings‐Deadlines‐Hearings.aspx closer to the public hearing date to see if the item is still on the August 24 Metropolitan Planning Commission agenda. WHAT IS THE CURRENT COMMUNITY CHARACTER POLICY? The currently adopted policy is District Industrial (D‐IN), which is intended to preserve, enhance, and create industrial districts in appropriate locations. The policy creates and enhances areas that are dominated by one or more industrial activities, so that they are strategically located and thoughtfully designed to serve the overall community or region, but not at the expense of the immediate neighbors. Types of uses in D‐IN areas include non‐hazardous manufacturing, distribution centers, and mixed business parks containing compatible industrial and non‐industrial uses. Uses that support the main activity and contribute to the vitality of the D‐IN area are also found. WHAT IS THE PROPOSED COMMUNITY CHARACTER POLICY? The policy that is being proposed is Urban Mixed Use Neighborhood (T4‐MU) which is intended to preserve, enhance, and create urban mixed use neighborhoods with a development pattern that contains a variety of mixed use, commercial, light industrial, office, institutional, and housing uses. T4‐MU areas are served by high levels of connectivity with complete street networks, sidewalks, bikeways, and existing or planned mass transit. WHO CAN I CONTACT?
