Can I buy a property prior to auction?

You may begin with a verbal offer however

we then require all offers in writing before

submitting them to our owners. This will

enable us to establish a buyers genuine

interest in the property.

Contracts are exchanged either with a 5

day cooling off period or unconditionally.

The type of exchange depends on both the

buyer and the seller and the circumstances

surrounding the sale.

Initially you may pay as little as 0.25% of

the purchase price if you exchange with

a cooling off period. An unconditional

exchange is completed with a 10% deposit.

The settlement period is the time from

exchange of contracts until the settlement

date when the title is transferred and

you are the new owner. The standard

settlement period is 42 days.

The purchase of an already established

home does not attract GST. Commercial

properties sold as a going concern do not

attract GST however vacant commercial

properties do.

You can choose either to employ the

services of a solicitor or a conveyancer.

Conveyancers specialise in property

transactions whilst solicitors will be able to

advise you on broader legal issues.

Buyers may choose to have a BPI prior

to negotiations whilst others negotiate

the price first. Occasionally the owners

will provide a BPI report which they have

organised prior to marketing.

In most cases the owners will seriously

consider offers prior to an auction. If your

offer is accepted you will need to exchange

contracts unconditionally.
