EFFECTIVE MARKETING THAT WORKS

Marketing your property is essential in attracting the right tenant and minimising vacancies. At North Shore Realty we will market your property effectively by utilising the following strategies.

Best practice policies are in place to ensure the best tenant is selected for your property.

Prospective tenants must view the property to make sure it meets their requirements.

Each tenant over the age of 18 wishing to occupy the property must complete an application.

Every application will have a Tenancy Information Centre of Australia (TICA) search carried out. All previous rental, employment and personal references will be thoroughly checked.

Every tenancy application received will be referred to you for your decision once fully qualified by North Shore Realty.

Once approval has been received by you, your Property Manager will complete a sign-up interview with the successful applicant which focuses on the tenant’s responsibilities when residing in your property.

You will receive a signed copy of the tenancy agreement with a comprehensive entry condition report supplied to your tenant prior to them moving in.

RENT COLLECTION

A strict no tolerance for rental arrears is enforced by North Shore Realty. This policy is reiterated at tenancy signup. Tenants will receive a text message reminder if they fall 4 days in arrears. If they fall 8 days in arrears a “Notice to Remedy Breach” will be issued and you will be advised. You will be kept informed each step of the way if your tenant has problems paying the rent.

All rental funds that are held in our trust account will be distributed to you as per your instructions. You can choose to receive these funds monthly or twice monthly. You will receive a statement showing all income & expenses relating to your property.

Reporting of maintenance is made easy for tenants online or with their Smartphone App. North Shore Realty will not proceed with any repairs that exceed your specific instructions unless they are deemed to be urgent that warrants immediate action. We use qualified and insured trades people, you will receive a copy of invoices with your statements.

North Shore Realty will carry out routine inspections on a regular basis and provide you with a written report and photos. Inspections are timed to give meaningful reports on renewing tenancies whilst giving tenants peaceful enjoyment of the property.
