Preventative Maintenance – Elevator Equipment

What is maintenance?

• Maintenance is the process that is organized and carried out for the purpose of p g p ppreserving the Electrical, Life Safety and Elevator systems and equipment.

Preventative maintenance…

• Ensures the continuous operation of a facility, system, or piece of equipment.

• Lengthens the service life of equipment or the building lower capital costs.g q p g p

• Identifies any change in the operation of the equipment. Overtime the equipment will not perform “like new”.

• Identifies problems on systems that are not used on a regular basis.

• Allows compliance to various codes

Elevating DevicesThere are two basic types of elevators:

1. Hydraulic Elevators typically supply two or three floors and have their elevator machine room located on the ground or basementtheir elevator machine room located on the ground or basement floor.

2. Gearless Traction Elevators supply four or more floors and have th i l t hi di tl b th l t h fttheir elevator machine room directly above the elevator shaft.

Elevator maintenance is the joint responsibility of the maintenance staff j yand the elevator service contractor.

Elevators are the most visual of all the building systems, faulty elevator operation can have a major impact on how the tenants perceive the overalloperation can have a major impact on how the tenants perceive the overall maintenance level in the building.

TSSA does not investigate complaints pertaining to:

Expired/outdated elevator licenses, as this is not a safety issue. If an elevator license is outdated, it is the Providers responsibility to

post an updated license. An outdated license does not necessarily mean that the elevator is unsafe.

1. Do not attempt to remove passengers if the elevator is not at floor level.

2. Do not allow anyone other than rescue personnel to attempt rescue operations.

3. Ask passengers questions such as "Can you push the ‘Door open’ button?”

4 Phone the elevator contractor & provide details of the building & situation.

5. Try to identify the elevator’s position to the nearest floor.

7. Note arrival time and name of mechanic when he/she arrives.
