Meet the Al Bandar Interim Board

Current Interim Board members were elected in late 2014 through a General Assembly. They serve on the Interim Board of Al Bandar on a volunteer basis. The Interim Board meets on a quarterly basis to discuss ongoing community-related matters, share concerns and find appropriate solutions to the same, while acting in the best interest of the community and its stakeholders.

NAME BIODamian James Damian James is a communications professional with over 25 years

of experience of providing communications support to international operations. This includes internal communications, media relations, community relations, issue and crisis management, strategic counsel and corporate social responsibility. As an owner-occupier in Al Bandar, Damian understands and retains the vested interests of residents who wish to enjoy and protect the benefits of living in the Al Bandar Community.

Greg Sweeting Greg Sweeting is the Chief Legal Officer at the Media Zone Authority and twofour54. Greg is responsible for the company and content regulatory frameworks for the Authority, including compliance with publishing and broadcasting activities in the media zone. He also oversees all legal aspects of twofour54's commercial activities. Greg joined twofour54 in 2008 and has over 20 years of media law experience focusing on emerging markets, broadcast, entrepreneurialism, content creation and regulation. Greg is an English qualified solicitor who has lived in the UAE for 13 years. He sees the development and implementation of effective legal structures around communities such as Al Bandar as a key step in the evolution of Abu Dhabi and the UAE and in ensuring these communities are great and sustainable places to live.

John R. Downey John R. Downey is a chief pilot for the Etihad 787 program and has been with the company for over 10 years. As an airline professional, he has a structured approach to the issues, always seeking to enhance the community and represent the interest of the owners. John has been a member the Interim Board since 2012. He owned a property in Australia and so has a clear understanding of how Strata Law functions.

NAME BIONabih Bouery Nabih Bouery, Vice President of Finance at Flash Entertainment, has

been heading the department since November 2008, where he merged his solid financial and event experience into one in order to help Flash achieve its vision of positioning Abu Dhabi as the regional hub for premium live entertainment in concerts, cultural and sports events, theatrical productions and festivals. He has extensive experience in the corporate banking sector where he worked as a credit analyst and relationship manager for international banks. He also co-founded LSM Productions, an event management and record label company that was set up as part of a government-subsidized business incubator based in Montreal until 2005. Nabih holds a bachelor’s degree in business administration from the University of Miami, Florida, specializing with a double major in international finance and marketing.

Stewart Murphy Stewy Murphy has been a GCC resident for the past 20 years, with eight years in Oman and the last 12 here in Abu Dhabi. Originally from the Northern Territory in Australia, he served in the Royal Australian Air Force and Royal New Zealand Air Force as an Air Traffic Control Officer. He is currently employed by GAL Air Navigation Services as the Air Traffic Control Safety Manager for Abu Dhabi Airports. As one of the initial owner-occupiers here at Al Bandar and an original Interim Board member, Stewy has always taken a personal interest in maintaining the quality of life that all the residents have grown to enjoy. He takes a special interest in ensuring the interests of all the residents are addressed as best as they possibly could through his representation with other owners on the board.

Dr. Walaa Elassuity Dr. Walaa Elassuity is a Founder/Chairman of Exeter Medical Center for Bone & Joint Health and an orthopedic spinal surgeon. Dr. Walaa has been a part of the Interim Board since 2014. He has been continuously working with the Interim Board to improve the quality of the community and its appearance and to protect the interests of the owners by applying his social skills and professional approach.

The Interim Board members work closely with the service providers to represent the community in the best way possible. There are many ongoing challenges that the Interim Board members face, and it is hoped that with the cooperation of all the owners and continuous valuable input, the Interim Board will reach the shared goal of making Al Bandar the most desirable property to live in and, most importantly, make it your home. Community EventsLITTLE BIRDIE POP UP MARKET – 15TH OCTOBER 2016

Al Bandar hosted a craft market on 15th of October. The event provided an opportunity to discover unique handcrafted items such as fashion accessories, paintings, jewelry, etc. Residents and visitors of the community had a

chance to meet the artisans behind the work on display and hear about the artistic process, the materials used and the craft applied to each unique piece. The market is scheduled to be back in November.

INSTALLATION OF RETRACTABLE BOLLARDS AT ENTRY

Entry to the community has been equipped with new retractable bollards. The new bollards are more aesthetically pleasing,

offer an effective means to prevent vehicle access and ensure proper navigation in the community.

INSTALLATION OF FLOOR LIGHTS IN AL BARZA SWIMMING POOL

Al Barza swimming pool in now equipped with floor LED lights. They enhance visibility at the pool deck after the sunset.

INSTALLATION OF DOG WASTE BINS

We have recently installed dog waste bins in four locations around Al Bandar to keep our pavement and open grass spaces clean and free of pet fouling. We request that pet owners in the community utilize the bins responsibly and ensure that pet refuse is picked up, tied in a “doggy bag” and then disposed. The bins should not be used for any other types of rubbish.

Pet signs in the podium level of the community have been replaced to clearly indicate that pets should be on leash at all times and are not allowed in certain areas.

ENHANCEMENT OF ACCESS CONTROL SYSTEM IN AL BANDAR

In July, we successfully completed an enhancement of the access control system. All the access points have been reprogramed to allow better security. If you are facing issues with your building access card, please approach your building concierge or visit Al Bandar Community Management office for assistance. We would like to remind all the residents to use their access cards when entering the buldings and to close the doors behind them.

LITTERING FROM BALCONIES AND TERRACES MAY RESULT IN SERIOUS INCIDENTS

With the approach of winter months and the increased use of balconies and terraces, Al Bandar Community Management wishes to remind all residents to be respectful toward their neighbors and community. We once again received reports of cigarette stubs, ash, cans and other items being accidentally dropped – and at times disrespectfully disposed – from the units. Such an act is a serious health and safety risk that may cause damage to below units and affect the wellbeing of Al Bandar residents. Please bear in mind that violators will be reported to the local authorities to ensure the safety of our community. In the event that you have any concerns or a cause for complaint about any activity within the community, we encourage you to contact Khidmah Call Center at 800-KHIDMAH (5443 624).We ask for your cooperation and support.

Reminders About Community Rules

STORING PERSONAL ITEMS OUTSIDE RENTED STORAGE CAGES

It has been observed that personal and household items have been placed outside the storage cages at the LB and UB levels. Items left outside or on top of the storage cages are a hazard to others and might cause inconvenience and danger if left unattended. Any items found outside the storage cages will be considered unwanted and moved into the “Lost and Found” room without any prior notice. Furthermore, if there are bulk items to be disposed, you can approach Community Management office for assistance.

CAR PARK SAFETY TIPS

We would like to remind you about basic car park safety tips for our community:• Obey speed limits when entering the underground car park. • Do not park in the driveways and in parking spaces marked for

disabled users.• Give priority to pedestrians.• Follow traffic directions marked by arrow lines.• Respect the assigned car park allocation.Please also be reminded that parking and drop off on the Al Bandar bridge is strictly prohibited. Violators will be reported to the authorities.

JET SKI DISTURBANCE IN AL BANDAR

Khidmah Community Management, Aldar and Al Bandar Interim Board members met with the Department of Municipal Affairs and Transport in August to request enforcement of the existing laws regarding prohibited Jet Ski zones in Al Raha Beach. We have been requested to provide detailed incidents accompanied by photos of the offenders to the authorities on a regular basis. If you have any close-up pictures of individuals along with Jet Ski registration numbers, please forward them to albandarcm@khidmah.com so we can include it in our regular report. In order to protect Al Bandar residents from any claims regarding taking photos, we will remove any reference to the resident before sharing the photos with the authorities.
