Project Purpose

The purpose of this project was to analyze project in the light of terms of managing project. Creating a newly furnished house in the allotted budget.

Brief Description of Project

The main aim of this company is to fulfill the needs of our customers. Recently we signed a contract with Mr. Tariq for the construction of their house located in DHA 2 Islamabad. He floats the tender about the new construction house with the specific requirements. He choose our company based on our past history and providing reasonable packages. The duration for this project is 1 year including basement. The cost for construction of the house is 1 core fifty nine lacs forty eight thousand and the cost of land is 1 core so grand total cost is 2 core fifty nine lacs and forty eight thousand. All these things are included in contract paper.

Construction of a house with state of the art technological innovative ideas and solutions that could

be brought in the present era of modern home construction.

Goal

To improve the usual construction methods of house building so that humanity can develop new

aspects of constructing houses in an efficient way.

In Scope

Identify time required for each floor. Analyze it challenges and design the alternatives.

Triple constraint

The triple constraint consists of time, scope and cost. The objective of this project is to achieve the triple constraint.

Our 1st focus in this project is to complete the construction within one year as mentioned in the contract. For this purpose we construct a table and distribute our project phases in different months.

The 2nd focus is to achieve the target with in given budget and for this purpose the cost for different material is already estimated so that we would not exceed from the given budget. The estimated budget is 14,365,047 and in these 14,365,047 all procurement will done in future for the 1 canal house with basement, ground and 1st floor.

  The 3rd important factor in this project is scope identification. Scope of this project is to construct house with in given time and budget. Scope tells about the requirement of the project. Like in our project different dimensions are mention in scope statement for example,

A set of conditions that is required to be met before deliverables are accepted.

Scope Exclusions

1. The home will be built to the specifications and design of the original blueprints provided by the customer.

2. Owner responsible for landscaping.

3. Refrigerator is not included among kitchen appliances.

4. Air conditioning is not included but prewiring is included.

5. Contractor reserves the right to contract out services.

6. Contractor responsible for subcontracted work.

7. Site work limited to Monday through Friday, 8:00 A.M. to 6:00 P.M

Work Break down Structure (WBS)

The techniques used to break the mage task in to small sub task. For this decomposition techniques is used which is as follow:

DecompositionBreakdown project deliverables into smaller, more manageable components is called decomposition. Breakdown should not be done until the cost and schedule for the work can be reliably estimated. The level of detail for work packages will depend on the size and complexity of the project.

We would break each big checkpoint of the blueprint into smaller parts so that each milestone is completed in the shortest available time as given in the project details. The tasks have been divided into sub tasks and modules.

Example,

Design is breakdown into inner and outer categories.

Utilities into plumbing, electrical.

This also helps in keeping track record or progress of how much work is completed at a specific time and weather we are behind the schedule or not.

In this project keeping all expenses in mind I can say that the estimated budget require for this project is 2 core 78 lacs including the cost of land

In order to ensure timely completion of projects, there are six planning activities:

Defining Activities:

Activity definition was used to identify the specific work packages which must be performed to complete each deliverable.

Activities performed as a part of this construction project includes:

Foundations: clear site, excavate, and pour concrete.

Structure: brickwork, plastering, floor, window/roof frame, glass, doors and windows.

Electrics: power points, lights, TV sockets.

Plumbing: radiators, PVC.

Finishing: window silts, looks & handles, skirting boards, wood works, decorating.

Construction complete.

Sequencing Activities:

Activity sequencing was used to determine the order of work packages and assign relationships between project activities.

Sequencing of activities performed as a part of this construction project include:

1. Pre-construction

3. Foundation

4. Construction of concrete columns

5. Construction of internal/external walls

6. Construction of roof

7. Mechanical and electrical works

8. Paint/polish the house

A schematic display of the logical relationships among project activities and sequencing of project activities. Activity on Arrow technique was used in this project as to communicate with the contractor easily.

Estimating Activity Resources:

The process used for estimating the type and quantities of material, people, equipment and supplies required to perform each activity. The techniques adapted for identification of resources are as follow:

Expert Judgment

Experts are those individuals or group who possess specialized knowledge or training in a particular area. In project management, experts are either part of the project (i.e. project manager) or involved (i.e. stakeholders) in project processes.

Developing the Schedule

Was used for analyzing activity sequences, activity resource estimates, and activity duration estimates to create the project schedule.

Important tools and techniques include Gantt charts, critical path analysis, critical chain scheduling, and PERT analysis.

Schedule to be developed as part of this construction project consists of a Gantt chart including milestones and tasks list. The techniques adapted for developing the schedule are as follow:

Controlling the Schedule:Used for controlling and managing changes to the project schedule.

Therefore different aspects must be integrated into the schedule controlling:

o E.g. an expansion in project scope will increase the work of the project, which will affect both the project costs and the project schedule.

Schedule Management Approach

Project schedules will be created starting with the deliverables identified in the project’s Work Breakdown Structure (WBS). Activity definition was used to identify the specific work packages which were performed to complete each deliverable. Activity sequencing was used to determine the order of work packages and assign relationships between project activities. Activity duration estimating was used to calculate the number of work periods required to complete work packages. Resource estimating was used to assign resources to work packages in order to complete schedule development. Once a preliminary schedule was developed, it was reviewed by the project team and any resources tentatively assigned to project tasks. The project team and

resources agreed to the proposed work package assignments, durations, and schedule. Once this was achieved the project sponsor reviewed and approved the schedule and it was then base lined.

Risk management strategies

Project risk management is the art and science of identifying, analyzing, and responding to risk throughout the life of the project and in best interest of meeting the projects. Our project is inherently risky but, it is argued, is less technically complex than projects in industries such as software, defense and engineering. This is because it is simply about using specialists in design and construction to produce a project within a specified timescale.

Identifying risk

It is the process of understanding what potential events might hurt our project. The technique use in order to identify the risk is as follow:

Brainstorming

In this method we will have a group allocated to give us certain ideas on how to overcome our risk factors or to find a solution to these specific problems. Every single person participates in it and share us with the ideas.

An experienced facilitator is set in order to set the brain storming session occurred.

After we are done with risk identification process we will make risk registers which need identified risks and the other information. This is a document used to display in a table or spread sheet format:

The project team will have face to face discussion with the team leader. The team leader will interact with the project manager through meetings and cell phones. The project manager will bring the cost and schedule performance to M&S builders CEO. PM Team is not informed about cost analysis and will remain within the project team.

Conclusion

The project has been successfully completed on May25th, 2015, through various phases the

project is initially approved form the sponsor then contractor started purchasing raw material and

implemented work according to schedule. This project is formulate in presence of contractor, so

there is are least changes in the whole process. Overall the project cost is within the estimate i.e.

2 core 78 lacs, and within the time span along with completing all the scope required. Hence, the

project is successful completed.
