UCO SOLIDWALL BUILDING SYSTEM.

UCO Solid Wall Building System is an Agreement Certified Alternative Building Technology (ABT)

UCO Solid Wall Building System consisting of three major components:

1. Light Weight Steel

2. UCO Flexabord Fibre Cement Sheets

3. Light Weight Concrete Infill

UCO Flexabord, is fixed onto SANS 517 designed assembled and erected Lightweight Steel Frame (LSF) and the core

in filled with a lightweight concrete mix.

System Description

UCO Flexabord 6mm thickness both sides with thermal break on the external envelope

Fire rated – up to 4 hours

Wall thickness 105mm

Light weight concrete mix

The Green Building Index (GBI) is a green rating tool developed specifically for the tropical climate of

Malaysia. At the same time, it addresses current social needs, infrastructure and economic development

context with the objective of promoting developers and building owners to design and construct sustainable

buildings.

Project Management – Zenith performs the overall project management function from inception to final hand

over.

Essential Functions/Responsibilities:

Representing the interest of the client.

Conduct pre-site (design) and on-site meetings during the contract.

Liaising with a range of other professionals involved in the project.

Ensure the design meets the client’s requirements.

Providing independent professional advice and guidance.

Ensuring that quality standards and all health and safety checks are adhered to.

Keeping track of progress and ensuring that the project is on time and in budget.

Certifying monthly payment certificates and final accounts.

Maintaining records of expenditure, accounting, costing and billing.

Ensure that the project is viable and prepare project manager reports.

Commence the infill process by casting light weight concrete mix into the pre-drilled infill holes

Construction Project Managers – Zenith lines itself with the appointed main contractor. Providing

managerial management to the contract insuring the construction programme is met and the project is delivered

within the specified time.

Essential Functions/Responsibilities:

Plan a construction programme and prepare a construction schedule in conjunction with the Project

deliverable.

Review contract drawings and specifications and ensure that the building is built in accordance with these

documents.

Ensure that the contract drawings are the same as the tender set of drawings.

Changes received from the professional team to be clarified if a Variation and priced accordingly.

Checking subcontractor quotations to ensure that they are complete and reasonable.

Ensure the final account is paid in full for the contract price including all Variation Orders.

Monitor material and labour costs and ensure accurate quality reporting is being conducted.

Conduct sub-contractors meetings, bi-weekly or monthly as needed.

Coordinate, manage and communicate with all subcontractors

Ensure that the project is in a positive cash flow position and prepare Project Manager Reports Instil a

positive working relationship with the Owner and Architect to ensure repeat business.

Cost Management – Zenith provides Cost Management to both the Owner and the Contractor from pre

contract to final accounts.

Essential Functions/Responsibilities:

Manage all financial aspects of the construction projects working

Control subcontract and material agreement documentation for the project.

Develop and prepare monthly cost reports including cost forecast for labor, equipment and materials to

completion.

Develop all labor rates as required by company and maintain the company equipment hire rates and use

for invoicing purposes.

Monitor site data and prepare day works, variation orders and other claims that develop on site.
