2. PLANT AREA WHERE STANDPIPE SYSTEM IS TO BE INSTALLED IS AN UNHEATED

BUILDING. A DRY SYSTEM IS REQUIRED. ALL CONTROL VALVES, PUMPS, AND AIR

COMPRESSOR TO BE INSTALLED IN HEATED VALVE ROOM.

3. STATIC PRESSURE AT WATER MAIN WAS MEASURED AT 53 PSI. CONTRACTOR TO

DETERMINE PUMP REQUIREMENTS TO MEET MINIMUM HOSE STATION FLOW AND

PRESSURE REQUIREMENTS AS PER OBC 3.2.9.

4. FIRE PROTECTION CONTRACTOR TO DETERMINE COMPRESSED AIR

REQUIREMENTS. A STAND ALONE COMPRESSOR IS TO BE SUPPLIED IN THE VALVE

ROOM.

5. ALL MATERIALS TO BE U.L.C. LISTED AND APPROVED BY ALL LOCAL AUTHORITIES.

6. ALL SUPERVISED VALVES, FLOW SWITCHES AND LOW PRESSURE MONITORING

SWITCHES TO BE CONNECTED TO EXISTING FIRE ALARM SYSTEM (IF APPLICABLE)

OR NEW FIRE ALARM OR NEW FIRE ALARM SYSTEM (IF APPLICABLE) BY

ELECTRICAL CONTRACTOR.

7. POWER SUPPLY TO STANDPIPE SYSTEM COMPONENTS, SUCH AS SUPERVISED

1. FIRE PROTECTION CONTRACTOR TO PROVIDE SHOP DRAWINGS FOR HYDRAULIC

CALCULATIONS AND PIPING SIZE FOR OWNERS INSURANCE COMPANY APPROVAL.

2. DRAWINGS AND CALCULATIONS ARE TO BE SEALED BY A PROFESSIONAL

ENGINEER REGISTERED IN ONTARIO AND COMPETENT FOR WORK DESIGNED.

3. PROVIDE CUTTING AND PATCHING FOR WORK AND ARRANGE TO MAKE GOOD ALL

GENERAL SPECIFICATIONS

THE SCOPE OF WORK SHALL INCLUDE ALL LABOUR, MATERIALS, EQUIPMENT, AND TOOLS

REQUIRED FOR A COMPLETE AND WORKING INSTALLATION AS DETAILED WITHIN THESE

DRAWINGS AND SPECIFICATIONS TO THE SATISFACTION OF THE ENGINEER.

SECTIONS OF THESE SPECIFICATIONS ARE NOT INTENDED TO DELEGATE FUNCTIONS OR TO

DELEGATE WORK AND SUPPLY TO ANY SPECIFIC TRADE.

THE DRAWINGS AND SPECIFICATIONS SHALL BE READ IN CONJUNCTION WITH BASE

BUILDING DRAWINGS AND SPECIFICATIONS. THE BASE BUILDING STANDARDS SHALL FORM

THE BASIS FOR THIS CONSTRUCTION.

PROVIDE ALL WORK IN ACCORDANCE WITH THE REQUIREMENTS OF ALL GOVERNING

AUTHORITIES, AND LOCAL BY-LAWS.

CONFORM TO THE BEST MODERN PRACTICES OF WORKMANSHIP AND INSTALLATION

METHODS AND EMPLOY ONLY SKILLED TRADESPEOPLE WORKING UNDER THE DIRECTION OF

FULLY QUALIFIED PERSONNEL.

APPLY FOR, OBTAIN, AND PAY FOR ALL PERMITS, LICENCES, INSPECTIONS, EXAMINATIONS

AND FEES REQUIRED PRIOR TO COMMENCEMENT OF CONSTRUCTION.

VISIT AND INSPECT THE SITE OF THE WORK TO VERIFY LOCATION AND ELEVATION OF

EXISTING SERVICES, INCLUDING LOCATIONS OF EXISTING CAPPED SERVICES, WHICH MAY

AFFECT THE TENDER AND WORK OF THIS DIVISION (ELECTRICAL, WATER, SANITARY,

DUCTWORK ETC.) BEFORE SUBMISSION OF TENDER AND PROCEEDING WITH WORK. ALLOW

FOR ANY RE-ROUTING OF EXISTING AND/OR NEW SERVICES AND EQUIPMENT AS REQUIRED

TO AVOID INTERFERENCES IN TENDER PRICE.

SHOULD ANY DISCREPANCY APPEAR BETWEEN THE DRAWINGS AND SPECIFICATIONS, WHICH

LEAVE THE CONTRACTOR IN DOUBT AS TO THE TRUE INTENT AND MEANING OF THE PLANS,

AND SPECIFICATIONS, THE CONTRACTOR SHALL OBTAIN A RULING FROM THE ENGINEER IN

WRITING BEFORE SUBMITTING A TENDER. REPORT TO THE ENGINEER ALL AMBIGUITIES,

DISCREPANCIES, OMISSIONS, ERRORS, DEPARTURES FROM BUILDING BYLAWS AND/OR

FROM GOOD PRACTICE. IF THIS IS NOT DONE IT WILL BE ASSUMED THAT THE MOST

EXPENSIVE ALTERNATIVE HAS BEEN INCLUDED IN THE TENDER PRICE. FOR ANY RULING TO

BECOME BINDING, THE ENGINEER MUST ISSUE THE NEW DIRECTION IN A PUBLISHED FORM.

ALL WORK SHALL BE DONE IN ACCORDANCE WITH THE APPROVED SCHEDULE TO MEET THE

PROJECT COMPLETION DATE AND ALL SPECIFIED INTERIM SCHEDULES.

ALL SHUTDOWNS OF ANY PORTION OF THE EXISTING BASE BUILDING SYSTEMS SHALL BE

PERFORMED BY THE OWNER'S BUILDINGS OPERATIONS STAFF AND/OR COORDINATED WITH

THE OWNER FOR THE TIME AND DURATION OF INTERRUPTIONS AND ADHERE TO THE

LANDLORD'S INSTRUCTIONS IN THIS REGARD. CAREFULLY SCHEDULE DISRUPTIONS TO

KEEP "DOWN TIME" TO A MINIMUM. COST FOR SHUTDOWNS, DRAINING AND REFILLING OF

BASE BUILDING SYSTEMS SHALL BE INCLUDED IN THE TENDER PRICE.

IN ALL AREAS REQUIRING CORE DRILLING THROUGH EXISTING FLOOR SLAB FOR

MECHANICAL SERVICES, ETC. ALLOW FOR ALL NECESSARY RADIOGRAPHY TO LOCATE

HIDDEN ELECTRICAL SERVICES, STRUCTURAL REINFORCING, ETC., AND INCLUDE ALL COSTS

IN TENDER PRICE. COORDINATE THIS WORK WITH LANDLORD AND/OR TENANT

COORDINATOR FOR TIME, DURATION AND LOCATIONS REQUIRED, AND ADHERE TO THE

LANDLORD'S REQUIREMENTS. SUBMIT CORE DRILLING PLAN TO BASE BUILDING

STRUCTURAL ENGINEER FOR APPROVAL PRIOR TO COMMENCEMENT OF WORK.

CHECK AND VERIFY LOCATION OF EXISTING MECHANICAL AND ELECTRICAL INTERFERENCES

IN CEILING SPACE OF FLOOR BELOW AND/OR BELOW FLOOR SLAB IN ALL AREAS REQUIRING

CORE DRILLING AND/OR CUTTING OF FLOOR SLAB ON GRADE AND ENSURE COMPATIBILITY

OF AREA BELOW TO THE SATISFACTION OF THE LANDLORD.

INCLUDE COST OF PREMIUM TIME IN TENDER PRICE FOR WORK DURING NIGHTS,

WEEKENDS, OR OTHER TIME OUTSIDE NORMAL WORKING HOURS NECESSARY TO MAINTAIN

ALL MECHANICAL SERVICES IN OPERATION, AND TO COMPLETE THE WORK.

CUTTING, CORING, DRILLING, PATCHING, FLASHING, REPAIRS AND CLEAN-UP OF EXISTING

SURFACES REQUIRED AS A RESULT OF THE REMOVAL AND/OR RELOCATION OF EXISTING

EQUIPMENT AND PIPING, AND/OR INSTALLATION OF NEW EQUIPMENT AND PIPING TO BE

INCLUDED IN TENDER PRICE. EMPLOY AND PAY APPROPRIATE SUB-TRADE WHOSE WORK IS

INVOLVED, FOR CARRYING OUT WORK DESCRIBED ABOVE.

SUBMIT SHOP DRAWINGS FOR ALL ITEMS SPECIFIED. FOR EQUIPMENT, PROVIDE

PERFORMANCE, PHYSICAL AND OPERATING DATA AS DESCRIBED IN THE SPECIFICATIONS

AND LISTED IN EQUIPMENT SCHEDULES. PROVIDE PERFORMANCE CURVES FOR ALL PUMPS

AND FANS. INCLUDE SOUND AND VIBRATION DATA FOR ALL EQUIPMENT SUCH AS FANS,

VAV TERMINALS AND CHILLERS.

DURING PROGRESS OF WORK, SUBSTITUTE PRODUCTS WILL ONLY BE CONSIDERED WHEN

TENDERED PRODUCTS BECOME UNOBTAINABLE AND WRITTEN PROOF IS SUBMITTED. ALL

ALTERNATE ITEMS SUBMITTED FOR CONSIDERATION MUST NOT EXCEED AVAILABLE SPACE

LIMITATIONS.

EQUIPMENT LISTED AS “EQUAL” IN SPECIFICATIONS OR SUBMITTED AS EQUAL BY THE

CONTRACTOR MUST MEET ALL SPACE REQUIREMENTS, SPECIFIED CAPACITIES AND MUST

HAVE EQUIPMENT CHARACTERISTICS OF SPECIFIED EQUIPMENT AS INTERPRETED BY

ENGINEER. INSTALL EQUIPMENT IN STRICT ACCORDANCE WITH MANUFACTURER'S

PUBLISHED RECOMMENDATIONS.

THE ARCHITECT/INTERIOR DESIGNER AND ENGINEER MUST PROVIDE ACCEPTANCE OF ANY

PRODUCT AS EQUAL BEFORE IT IS ALLOWED TO BE USED ON THIS PROJECT.

ALL ADDITIONAL COSTS FOR MECHANICAL, ELECTRICAL, STRUCTURAL AND ARCHITECTURAL

REVISIONS REQUIRED TO INCORPORATE MATERIALS SUBSTITUTED BY CONTRACTOR SHALL

BE RESPONSIBILITY OF THIS CONTRACTOR. MAKE REVISIONS TO RECORD DRAWINGS

INCORPORATING ALL ALTERNATES AND/OR SUBSTITUTIONS AND ALL RELATED CHANGES.

INSTALL ALL CONCEALED MECHANICAL EQUIPMENT REQUIRING ADJUSTMENT OR

MAINTENANCE IN LOCATIONS EASILY ACCESSIBLE THROUGH ACCESS PANELS AND DOORS.

INSTALL SYSTEMS AND COMPONENTS TO RESULT IN A MINIMUM NUMBER OF ACCESS

PANELS.

PROVIDE ALL ACCESS DOORS IN CEILINGS OR WALLS WHERE SHOWN AND/OR REQUIRED

FOR PROPER SERVICING OF EQUIPMENT. SIZE, FINISH, TYPE, AND FINAL LOCATION TO

COMPLY WITH ARCHITECT/INTERIOR DESIGNER'S APPROVAL. ACCESS DOORS IN RATED

CEILINGS OR WALLS SHALL BE ULC APPROVED FOR THE APPLICATION.

PROVIDE THE OWNER WITH A WRITTEN WARRANTY, FOR ALL LABOUR, MATERIALS, AND

EQUIPMENT IN THIS CONTRACT, FOR A PERIOD OF ONE YEAR COMMENCING AT SUCH TIME

AS THE OWNER, OR THEIR REPRESENTATIVE, DEEMS THE WORK ACCEPTABLE.

TESTING AND COMPLETION OF CONTRACT

THE CONTRACTOR SHALL BE RESPONSIBLE TO TEST AND RUN AND COMMISSION ALL

EQUIPMENT. HIRE AND PAY FOR THE EQUIPMENT MANUFACTURER'S REPRESENTATIVE

TO START-UP ALL EQUIPMENT AND CHECK OUT ALL ASSOCIATED CONTROLS AND SAFETY

CUTOUTS, THIS INCLUDES, THERMOSTATS, OUTDOOR AIR DAMPERS, FIRE STATS,

EXHAUST FAN INTERLOCKS, ETC. THIS WORK SHALL BE COMPLETE AND ANY

DEFICIENCIES RECTIFIED PRIOR TO NOTIFYING THE BALANCING COMPANY THAT THE

SYSTEMS ARE READY TO BE BALANCED.

ALL SYSTEMS SHALL BE COMPLETE, TESTED AND READY FOR USE, WITH ALL EQUIPMENT

AND CONTROLS FUNCTIONING CORRECTLY.

SUBMIT ALL CERTIFICATES OF INSPECTION AND TEST RESULTS TO THE OWNER FOR

REVIEW.

A CLEAN, UNDAMAGED SET OF CONTRACT DRAWINGS INCLUDING COORDINATION

DRAWINGS AND SHOP DRAWINGS SHALL BE KEPT AT THE JOB SITE AS AS-BUILT RECORD

DOCUMENTS. MARK RECORD SETS IN A CLEAR, LEGIBLE MANNER, USING RED INK (NO

PENCILS); TO SHOW THE ACTUAL INSTALLATION, WHERE THE INSTALLATION VARIES

FROM THE WORK AS ORIGINALLY SHOWN. MARK ALL DRAWINGS NECESSARY TO SHOW

CONDITIONS FULLY AND ACCURATELY. GIVE PARTICULAR ATTENTION TO CONCEALED

ELEMENTS THAT WOULD BE DIFFICULT TO MEASURE AND RECORD AT A LATER DATE.

ASSEMBLE TWO (2) MANUALS, EACH CONTAINING DATA SHEETS, BROCHURES,

OPERATING, MAINTENANCE, RECOMMENDED SPARE PARTS, LUBRICATING

INSTRUCTIONS, WRITTEN WARRANTY, REVIEWED AIR AND WATER BALANCING REPORTS,

AND A COMPLETE SET OF REVIEWED SHOP DRAWINGS AND BIND IN HARD

COVER. IDENTIFY COVER “OPERATION AND MAINTENANCE MANUAL”. MANUALS SHALL

BE SEPARATED WITH DIVIDERS IN LOGICAL SECTIONS AND VOLUMES.

PROVIDE A COMPLETE COST BREAKDOWN OF ALL MATERIALS, EQUIPMENT AND LABOUR

COSTS ASSOCIATED WITH EACH SUBMISSION FOR EXTRA OR DELETED WORK.

IDENTIFY EACH PIPED AND DUCTED SERVICE SHOWING NAME AND SERVICE, INCLUDING

TEMPERATURE AND PRESSURE WHERE RELEVANT, AND WITH DIRECTIONAL ARROWS TO

INDICATE FLOW. LOCATE IDENTIFICATION AND FLOW ARROWS NOT MORE THAN 3M (10

FEET) AND AT EACH CHANGE IN THE DIRECTION OF THE PIPE AND AT TAKE-OFFS. USE

WORDING INDICATED ON THE MECHANICAL LEGEND. USE 50MM (2”) HIGH STENCIL

LETTERS.

REUSE EXISTING MATERIALS AND EQUIPMENT WHEREVER POSSIBLE AND PROVIDE NEW

ONLY WHERE REQUIRED AND AS SPECIFIED TO ENSURE A COMPLETE INSTALLATION.

ALL EQUIPMENT, MATERIALS AND ASSOCIATED CONTROLS NOT USED IN THIS CONTRACT

SHALL BE RETURNED TO THE LANDLORD/OWNER.

HVAC DUCTWORK AND FITTINGS

ALL DUCTWORK AND HANGERS SHALL BE FABRICATED IN ACCORDANCE WITH THE

LATEST ASHRAE AND SMACNA RECOMMENDATIONS.

NOTE THAT DIMENSIONS ON DRAWINGS ARE CLEAR INSIDE DIMENSIONS. WHERE

ACOUSTIC INSULATION IS INSTALLED, INCREASE DIMENSIONS ACCORDINGLY.

PROVIDE FLEXIBLE CONNECTORS BETWEEN ALL AIR HANDLING EQUIPMENT AND

ADJACENT DUCTWORK. FLEXIBLE CONNECTIONS SHALL CONSIST OF A

PRE-ASSEMBLED UNIT COMPLETE WITH 75MM (3”) LONG GALVANIZED DUCT

CONNECTOR AND 150MM (6”) WIDE NEOPRENE FLEXIBLE CONNECTOR EQUAL TO

TEST, BALANCE AND ADJUST ALL AIR TO OBTAIN THE DESIGN AIR QUANTITIES

AND TEMPERATURE RISES/DROPS ACROSS TERMINAL HEATING/COOLING

ELEMENTS. MARK THE FINAL BALANCE POSITION ON ALL BALANCING DAMPERS

AND ADJUSTABLE AIR TURNING DEVICES AND BALANCE FITTINGS. SUBMIT AIR

SYSTEM TEST AND BALANCE REPORT IN TRIPLICATE TO THE ENGINEER AND

LANDLORD. INDICATE ALL TEST RESULTS INCLUDING COIL ENTERING AND

LEAVING AIR TEMPERATURES, CLOSEST AND FURTHEST OUTLET SUPPLY AIR

TEMPERATURES AND AVERAGE ROOM TEMPERATURES FOR ALL AIR SYSTEMS.

THIS WORK SHALL BE PERFORMED BY A TESTING AND BALANCING CONTRACTOR

WHO IS A MEMBER OF AABC OR NEBB AND APPROVED BY THE LANDLORD, OR

SHEAVES AS REQUIRED TO OBTAIN THE REQUIRED DESIGN SUPPLY AIR

QUANTITIES INDICATED ON PLANS.

MODIFY HVAC DUCTWORK TO SUIT SITE CONDITIONS. MAINTAIN EQUAL CROSS

SECTIONAL AREA AT ALL SECTIONS TO ENSURE DESIRED AIR FLOWS.

HVAC CONTROLS

ALL CONTROLS SHALL BE SUPPLIED AND INSTALLED BY THE MECHANICAL

CONTRACTOR AND APPROVED BY OWNER.

PROVIDE AND INSTALL CONDUIT, WIRE, ELECTRIC RELAYS, CONNECTIONS AND

OTHER DEVICES REQUIRED FOR CONTROL CIRCUIT WIRING, WHETHER LINE

OR LOW VOLTAGE, FOR A COMPLETE AND OPERATING CONTROL SYSTEM. THE

CONTROLS CONTRACTORS SHALL EITHER USE THEIR OWN ELECTRICIANS, OR

USE AN ELECTRICAL SUB-TRADE ACCEPTABLE TO ENGINEER TO SUPPLY AND

INSTALL ALL CONDUIT AND WIRING FOR SYSTEMS AS SPECIFIED.

LOCATIONS OF TEMPERATURE SENSORS ARE INDICATED ON THE DRAWINGS.

MOUNTING HEIGHT OF OCCUPANT ADJUSTABLE THERMOSTATS SHALL BE

1400mm TO 1500mm FROM FINISHED FLOOR. MOUNTING HEIGHT OF

NON-ADJUSTABLE THERMOSTATS SHALL BE 1500 MM [5 FT. 0 IN.] FROM

FINISHED FLOOR. CONFIRM FINAL LOCATIONS WITH THE

ARCHITECT/INTERIOR DESIGNER BEFORE INSTALLATION. AVOID DRAFTS,

STAGNANT AIR, EFFECTS OF OTHER SYSTEMS, OBSTRUCTED LOCATION, AND

LOCATION EXPOSED TO DAMAGE.

SHOP DRAWINGS SHALL INCLUDE A CONTROL DIAGRAM INDICATING HOW

CONTROLS ARE ELECTRICALLY CONNECTED FOR EACH SYSTEM, AND

EQUIPMENT LIST AND MANUFACTURERS DATA SHEETS AND A DESCRIPTION OF

THE CONTROL SEQUENCE FOR EACH SYSTEM.

THE OPERATING AND MAINTENANCE MANUAL SHALL CONTAIN AS BUILT SHOP

DRAWINGS AND OPERATING AND MAINTENANCE INSTRUCTIONS FOR CONTROL

EQUIPMENT.

PLUMBING

INSTALL ALL PIPING IN THE BEST WORKMANLIKE MANNER AND IN ACCORDANCE

WITH THE BEST PRACTICES OF THE TRADE.

PROVIDE ALL BRONZE BALL TYPE ISOLATING VALVES ON MAIN AND/OR BRANCH

LINES AND FOR EACH INDIVIDUAL PIECE OF EQUIPMENT SERVED WITH HOT AND

COLD WATER LINES. ALL VALVES SHALL BE SUITABLE FOR THE OPERATING

PRESSURE OF THE SYSTEM IN WHICH THEY ARE INSTALLED.

PROVIDE DI-ELECTRIC COUPLINGS/UNIONS WHERE COPPER PIPING CONNECTS TO

FERROUS METAL EQUIPMENT SUCH AS STEEL STORAGE TANKS, PRV'S, ETC. AND

STEEL, BLACK IRON, CAST IRON OR GALVANIZED IRON PIPING.

FINAL LOCATION OF ALL NEW PLUMBING FIXTURES SHALL BE COORDINATED ON

SITE WITH ALL TRADES. REFER TO ARCHITECTURAL/INTERIOR DESIGNER

PART 1 : GENERAL REQUIREMENTS

1. REQUIREMENTS INCLUDED

1. THE GENERAL REQUIREMENTS, DIVISION 01 AND ANY SUPPLEMENTARY GENERAL CONDITIONS

OF THE CONTRACT SHALL FORM A PART OF THIS SPECIFIFICATION. THE REQUIREMENTS OF

THIS SECTION APPLY TO ALL SECTIONS OF THIS SPECIFICATION.

2. THE DRAWINGS AND SPECIFICATIONS COMPLIMENT EACH OTHER AND TOGETHER STIPULATE

THE CONTRACT REQUIREMENTS. THE MORE RESTRICTIVE CONDITIONS APPLY WHEN

INTERPRETING DISCREPANCIES BETWEEN THE DRAWINGS AND SPECIFICATIONS.

3. FULLY UNDERSTAND THE INTENT AND FUNCTION OF THE SYSTEMS DESCRIBED IN THIS

SPECIFICATION. ALL ELECTRICAL SYSTEMS COVERED UNDER DIVISION 16 SHALL BE FULLY

COMPLETE, TESTED, OPERABLE AND READY FOR OWNER'S USE. USE THE INFORMATION

CONTAINED IN THE RELEVANT DRAWINGS AND/OR SPECIFICATION SECTIONS SUPPLEMENTED

WITH DATE CONTAINED WITHIN OTHER SPECIFICATION SECTIONS OR PROVIDED BY

EQUIPMENT SUPPLIERS OR OTHER SUB-CONTRACTORS. NO EXTRA WILL BE ALLOWED IN ORDER

TO COMPLETE SYSTEMS INADEQUATELY INSTALLED OR NOT FULLY OPERATIONAL.

2. WORK INCLUDED1. PROVIDE ALL LABOUR, MATERIAL, EQUIPMENT, TOOLS AND TRANSPORTATION FOR THE SUPPLY

AND INSTALLATION OF COMPLETE ELECTRICAL SYSTEMS AS SHOWN ON THE DRAWINGS,

SPECIFIED HEREIN OR AS REASONABLY INFERABLE FROM EITHER.

3.REFERENCES1. PROVIDE MATERIAL CONFORMING TO THE MOST UP-TO-DATE CSA AND/OR ULC REQUIREMENTS.

2. REGULATORY AGENCIES:

1. ELECTRICAL SAFETY AUTHORITY

4. WORKMANSHIP1. ONLY FIRST-CLASS WORKMANSHIP PERFORMED BY QUALIFIED TRADE-PERSONS WILL BE

ACCEPTED. NOT ONLY WITH REGARDS TO SAFETY AND DURABILITY BUT ALSO IN TERMS OF

ACCESSIBILITY AND NEATNESS OF DETAIL. UNSATISFACTORY WORKMANSHIP SHALL BE

CORRECTED AT THE CONTRACTOR'S EXPENSE.

2. EMPLOY SPECIALIZED LABOUR AS REQUIRED FOR THE INSTALLATION, TESTING AND/OR

COMMISSIONING OF SPECIFIC SYSTEMS TO ENSURE PROPER OPERATION.

3. THE CONTRACTOR IS RESPONSIBLE FOR ALL DAMAGES RESULTING FROM THE EXECUTION OF

THIS WORK.

5.DRAWINGS1. THE DRAWINGS ARE INTENDED TO BE DIAGRAMMATIC AND INDICATE THE GENERAL

ARRANGEMENT OF EQUIPMENT ONLY. NOT ALL BUILDING ELEMENTS ARE SHOWN. DO NOT

SCALE THE DRAWINGS OR USE FOR FABRICATION PURPOSES.

2. MAKE USE OF ALL AVAILABLE DOCUMENTATION, PRIOR TO TENDER, IN ORDER TO DETERMINE

THE SCOPE OF WORK. NO CONCESSION SHALL BE MADE FOR FAILURE TO MAKE USE OF THE

COMPLETE PACKAGE OF DRAWINGS AND SPECIFICATIONS MADE AVAILABLE DURING THE

TENDER PERIOD.

3. MAKE ALLOWANCES FOR SITE CONDITIONS AND CO-ORDINATION WITH OTHER TRADES.

6.RECORD DRAWINGS1. ONE SET OF PRINTS SHALL BE MAINTAINED IN GOOD CONDITION ON THE JOB-SITE AND BE

MARKED WITH RED INK TO INDICATE DEVIATIONS MADE FROM THE ORIGINAL, TENDERED

DRAWINGS. THESE DRAWINGS SHALL BE LABELLED “AS BUILT” AND SUBMITTED TO THE

ENGINEER PRIOR TO FINAL INSPECTION.

7. SHOP DRAWINGS1. SUBMIT SHOP DRAWINGS FOR EQUIPMENT AS INDICATED IN THE INDIVIDUAL SPECIFICATION

SECTIONS. DO NOT ORDER EQUIPMENT PRIOR TO RECEIPT OF APPROVED SHOP DRAWINGS.

2. SHOP DRAWINGS SHALL CONTAIN THE FOLLOWING INFORMATION:

1. EQUIPMENT DESIGNATION FROM DRAWINGS (E.G. POWER PANEL 'A', LIGHT FIXTURE 'BB').

2. GENERAL CONTRACTOR AND ELECTRICAL SUBCONTRACTOR'S REVIEW STAMP.

3. MANUFACTURER AND CATALOGUE OR MODEL NUMBER.

4. EQUIPMENT RATINGS, DIMENSIONS AND WEIGHT.

5. THE ENGINEER'S REVIEW OF SHOP DRAWINGS IS TO ENSURE GENERAL CONFORMITY WITH THE

INTERNET OF THE DESIGN. THE ELECTRICAL SUB-CONTRACTOR BEARS FULL RESPONSIBILITY

FOR ACTUAL EQUIPMENT DESIGN, QUALITY, FUNCTION, CODE COMPLIANCE AND INSTALLATION.

8.PERMITS AND FEES1. OBTAIN AND PAY FOR ALL PERMITS REQUIRED FOR THE EXECUTION OF THE WORK GOVERNED

BY THIS SPECIFICATION.

2. CHARGES OR FEES TO LOCAL UTILITIES IN CONJUNCTION WITH THEIR WORK ASSOCIATED

WITH THE PROJECT WILL BE PAID DIRECTLY BY THE OWNER. PROVIDE TO THE UTILITIES ANY

INFORMATION THEY REQUIRE IN ORDER TO DETERMINE THEIR SCOPE OF WORK.

3. UPON COMPLETION OF THE WORK PROVIDE AN UNCONDITIONAL CERTIFICATE OF ACCEPTANCE

FROM ONTARIO ELECTRICAL SAFETY AUTHORITY.

9.RULES AND REGULATIONS1. ENSURE THAT THE INSTALLATION CONFORMS TO ALL REQUIREMENTS OF THE MOST CURRENT

ONTARIO ELECTRICAL SAFETY CODE AND BULLETINS, ONTARIO BUILDING CODE, CSA

STANDARDS, ONTARIO FIRE CODE AND/OR ANY OTHER APPLICABLE MUNICIPAL OR PROVINCIAL

REGULATION.

2. THE DRAWINGS SHOW THE MINIMUM STANDARD ACCEPTABLE REGARDLESS OF ANY LESSER

STANDARD SET BY APPLICABLE CODE OR REGULATION.

10. INSPECTION1. THE WORK SHALL BE AVAILABLE FOR INSPECTION BY THE ENGINEER AT ANY TIME.

2. IF WORK IS DETERMINED TO BE UNACCEPTABLE IN TERMS OF THESE SPECIFICATIONS, THE

CONTRACTOR SHALL TAKE IMMEDIATE MEASURES TO CORRECT THE DEFICIENCY.

3. INFORM THE ENGINEER WHEN THE WORK IS READY FOR FINAL INSPECTION. DEFECTS SHALL BE

MADE GOOD BEFORE FINAL PAYMENT IS AUTHORIZED.

11. ABBREVIATIONS AND DEFINITIONS1. WHEREVER WORDS SUCH

AS “APPROVED”, “SATISFACTORY”, “DIRECTED”, “PERMITTED”, “REQUIRED” OR SIMILAR

PHRASES ARE USED IN THIS SPECIFICATION IT SHALL BE IMPLIED THAT THE

WORDS “BY (TO) THE ENGINEER” FOLLOWS.

2. WHEREVER THE WORD “PROVIDE” IS USED IT SHALL BE UNDERSTOOD THAT IT IS EQUIVALENT

TO “FURNISH AND INSTALL”, COMPLETE AND IN PLACE, INCLUDING

ACCESSORIES, FINISHES, TESTS AND SERVICES TO RENDER ITEM SO SPECIFIED COMPLETE

READY FOR USE.

3. WHEREVER THE WORD “FURNISH” IS USED IT MEANS PROCUREMENT OF FABRICATION OF

MATERIALS, EQUIPMENT, OR COMPONENTS, OR PERFORMANCE OF SERVICES TO EXTENT

DELAY THE PROJECT SCHEDULE. ALTERNATE EQUIPMENT INSTALLED WITHOUT

WRITTEN APPROVAL MAY BE REPLACED, AT NO COST TO THE OWNER, WITH THE

2. MAKE ALLOWANCE FOR THE WORK OF THE GENERAL CONTRACTOR OTHER

QUOTATIONS SUBMITTED WITH RESPECT TO THE USE OF THE SUBSTITUTE SHALL

3. CONDUCTORS1. MINIMUM GAUGE FOR CONDUCTORS USED FOR POWER CIRCUITS IS #12 AWG COPPER.

2. REFER TO THE ARCHITECTURAL DRAWINGS TO DETERMINE THE BARRIER-FREE AREAS

OF THE BUILDING AND POSITION THE DEVICES AT THE MOUNTING HEIGHT THAT IS

APPROPRIATE FOR THE DESIGNATION OF THE INSTALLED LOCATION.

3. REFER TO ARCHITECTURAL MILLWORK DRAWINGS TO DETERMINE THE EXACT

CONSTRUCTION DETAILS OF THE MILLWORK PRIOR TO ROUGH-IN. POSITION THE

DEVICES IN SUCH A MANNER SO THAT THEY ARE NOT BLOCKED BEHIND THE UNITS OR

REQUIRE THE COVER PLATES TO BE FIELD MODIFIED TO ALLOW THEM TO BE

INSTALLED.

4. INSTALL SWITCHES AND RECEPTACLES OR OTHER OUTLETS WITH DIFFERENT

MOUNTING HEIGHTS ON AN COMMON CENTERLINE WHEN SHOWN TOGETHER.

5. DO NOT MOUNT DEVICES BACK TO BACK.

6. REPLACE ANY DEVICES OR COVER PLATES THAT HAVE BEEN DAMAGED OR MARKED BY

PAINT CONSTRUCTION.

20. SWITCHES

1. INSTALL SINGLE POLE SWITCHES SO THAT SWITCH IS CLOSED WITH THE TOGGLE IN

THE UP POSITION.

2. GROUP SWITCHES TOGETHER IN A COMMON OUTLET BOX WITH A MATCHING MULTIPLE

GANG COVER PLATE WHERE TWO OR MORE ARE SHOWN IN ONE LOCATION.

21. RECEPTACLES

1. IN GENERAL, RECEPTACLES SHALL BE INSTALLED VERTICALLY SO THAT LINE AND

NEUTRAL OPENINGS ARE ABOVE GROUND PRONG.

2. GANG RECEPTACLES TOGETHER IN COMMON OUTLET BOX WHERE TWO OR MORE ARE

SHOWN IN ONE LOCATION.

3. INSTALL RECEPTACLES HORIZONTALLY WHERE REQUIRED TO CLEAR MILLWORK OR

FURNITURE.

4. INSTALL OUTDOOR, WEATHERPROOF RECEPTACLES HORIZONTALLY.

22. COVER PLATES

1. MOUNT COVER PLATES FLUSH TO WALL FOR RECESSED DEVICES.

2. PROVIDE BLANK COVER PLATES ON ALL UNUSED DEVICE OUTLET BOXES.

3. INSTALL COVER PLATES AFTER PAINTING IS COMPLETED, WHERE IT IS TO BE

INSTALLED ON A PAINTED SURFACE.

23. DISTRIBUTION PANELS

1. INSTALL PANEL ON A FIRE-RATED BACKBOARD AND/OR A SELF-SUPPORTING

FRAMEWORK WHERE THERE IS INSUFFICIENT WALL SPACE TO MOUNT THE PANEL OR

THE STRUCTURE IS NOT CAPABLE OF SUPPORTING THE WEIGHT OF THE PANEL(S).

2. CONNECT TO POWER SUPPLY FEEDER. THE FEEDER WIRING IS TO BE IDENTIFIED (BY

PHASE) AND TERMINATED AT THE LUGS WITH NO EXCESS LENGTH.

3. COMPLETE A TYPE WRITTEN PANEL DIRECTORY AND INSTALL IN FRAME.

4. PROVIDE LABEL ON THE PANEL COVER INDICATING PANEL NAME ON ONE LINE WITH

FEEDER AMPERES, VOLTAGE, PHASE AND WIRES ON A LINE

BELOW (E.G. “DP-1, 400A, 347/600V, 3PH, 4W”). REFER TO DRAWINGS FOR PANEL

IDENTIFICATION.

24. DISCONNECT SWITCHES

1. FURNISH AND INSTALL DISCONNECT SWITCHES COMPLETE WITH FUSES AND CONNECT

TO POWER SUPPLY WIRING TO THE CONNECTED LOAD.

2. MOUNT ALL EQUIPMENT IN NEAT, LOGICAL ARRANGEMENT. WIRING TO BE LABELED

AND TERMINATED AT RIGHT ANGLES TO THE DEVICE OR EQUIPMENT WITH NO EXCESS

LENGTH.

3. PROVIDE A SELF-SUPPORTING FRAMEWORK WHERE THERE IS INSUFFICIENT WALL

SPACE TO MOUNT THE EQUIPMENT OR ADJACENT STRUCTURE IS NOT CAPABLE OF

SUPPORTING THE WEIGHT OF THE DISCONNECT(S).

4. PROVIDE LAMACOID LABELS ON CIRCUIT DISCONNECTS INDICATING CONNECTED

LOADS, VOLTAGE RATING AND MAXIMUM FUSE SIZE ON THREE (3) SEPARATE

LINES (E.G. “HVAC-1, *208/3*, MAX FUSE 20A).

25. CONTROLS

1. FURNISH AND INSTALL CONTROL ACCESSORIES AS INDICATED ON THE DRAWINGS AND

REQUIRED BY THIS SPECIFICATION. CONNECT TO POWER SUPPLY AND CIRCUIT WIRING

TO ACHIEVE THE CONTROL DESIRED.

2. MOUNT ALL EQUIPMENT IN A NEAT, LOGICAL ARRANGEMENT. WIRING TO BE LABELED

AND TERMINATED AT RIGHT ANGLES TO THE DEVICE OR EQUIPMENT WITH NO EXCESS

LENGTH.

3. PROVIDE WIRING DIAGRAMS FOR CONTROL CIRCUITS AND MOUNT INSIDE COVER OF

EQUIPMENT ENCLOSURE.

4. TEST ALL CONTROL SEQUENCES AND CONFIRM PROPER OPERATION PRIOR TO FINAL

INSPECTION.

26. CIRCUIT BREAKERS

1. PROVIDE CIRCUIT BREAKERS AS INDICATED ON THE PANEL SCHEDULES AND/OR SINGLE

LINE DIAGRAMS.

2. ENSURE THAT ALL BREAKERS HAVE AN INTERRUPTING CAPACITY SUITABLE FOR THE

APPLICATION.

3. TERMINATE BRANCH CIRCUIT WIRING IN THE BREAKER LUG. WIRING TO BE LABELED

AT RIGHT ANGLES TO THE CIRCUIT BREAKER WITH NO EXCESS LENGTH.

27. FUSES

1. FUSES FOR FEEDERS TO BE AS INDICATED ON THE DRAWINGS.

2. FUSES FOR MOTOR AND TRANSFORMER CIRCUITS TO BE BASED ON THE NAMEPLATE

RATING OF THE EQUIPMENT.

3. ENSURE THAT ALL FUSES ARE CORRECTLY RATED FOR THE APPLICATION.

4. SHIP FUSES IN THEIR ORIGINAL CONTAINERS AND INSTALL IN DISCONNECT SWITCHES

AND/OR SWITCHBOARDS IMMEDIATELY PRIOR TO ENERGIZING CIRCUIT.

5. PROVIDE THREE (3) SPARE FUSES OF EACH SIZE AND TYPE RATED 200A OR GREATER.

6. PROVIDE SIX (6) SPARE FUSES OF EACH SIZE AND TYPE RATED LESS THAN 200A.

7. HAND OVER SPARE FUSES (IN ORIGINAL CONTAINERS) TO THE OWNER UPON

COMPLETION OF THE PROJECT.

28. LIGHTING

1. REVIEW ALL AVAILABLE DRAWINGS AND EXISTING SITE CONDITIONS (AS APPLICABLE)

TO ENSURE THAT THE FIXTURE IS COMPLETE WITH ALL OF THE REQUIRED MOUNTING

HARDWARE AND ACCESSORIES.

2. INSTALL LIGHTING FIXTURES COMPLETE WITH ALL LAMPS, TRIM AND MOUNTING

HARDWARE AND CONNECT TO POWER SUPPLY AND CONTROL WIRING AS INDICATED

ON THE DRAWINGS FOR A COMPLETE AND FINISHED UNIT(S).

3. INSTALL LIGHTING FIXTURES IN MECHANICAL AND OTHER SERVICE ROOMS AFTER THE

MECHANICAL AND ELECTRICAL EQUIPMENT IS IN PLACE. LOCATE LUMINARIES TO CLEAR

ALL OBSTRUCTIONS. PROVIDE ADDITIONAL SUPPORT TO HANG FIXTURES BELOW

DUCTS AND EQUIPMENT.

4. ENSURE FIXTURES ARE INSTALLED IN SUCH A MANNER AS TO FACILITATE THE

REPLACEMENT OF LAMPS.

5. PROVIDE ALL SUPPORT BLOCKING AS NECESSARY FOR THE INSTALLATION OF LIGHTING

FIXTURES. SUPPORTS SHALL BE CONCEALED BEHIND WALLS OR ABOVE CEILINGS.

6. LIGHTING FIXTURES INSTALLED IN ACOUSTIC TILE CEILINGS ARE TO BE SUPPORTED

INDEPENDENTLY FROM THE CEILING GRID IN A MINIMUM OF TWO LOCATIONS BY

CHAIN CONNECTED TO THE BUILDING STRUCTURE.

29. EMERGENCY LIGHTING

1. FURNISH AND INSTALL BATTERY LIGHTING UNITS AND REMOTE FIXTURES COMPLETE

WITH ALL REQUIRED ACCESSORIES AND MOUNTING HARDWARE FOR A COMPLETE AND

FUNCTIONAL INSTALLATION.

2. CONNECT TO LINE AND/OR LOW VOLTAGE POWER SUPPLIES. UTILIZE WIRING

METHODS AND SIZE CONDUCTORS FOR VOLTAGE DROP AS ALLOWED BY THE OESC.

3. ENSURE FIXTURES ARE INSTALLED IN SUCH A MANNER AS TO FACILITATE

REPLACEMENT OF LAMPS. AIM FIXTURES TO PROVIDE OPTIMUM COVERAGE OF FLOOR

AREAS.

4. UTILIZE WIRING METHODS AND SIZE CONDUCTORS FOR VOLTAGE DROP AS ALLOWED

BY OESC.

5. TEST OPERATION OF ALL EQUIPMENT PRIOR TO FINAL INSPECTION.

6. PROVIDE DUPLEX RECEPTACLES ON LOCAL LIGHTING CIRCUIT ADJACENT TO BATTERY

UNIT UNLESS DETAILED OTHERWISE ON THE DRAWINGS.

30. EXIT LIGHTING

1. PROVIDE FIXTURES WHERE INDICATED ON THE DRAWINGS.

2. FURNISH AND INSTALL ALL FIXTURES COMPLETE WITH ALL LAMPS, TRIM AND

MOUNTING HARDWARE FOR A COMPLETE AND FINISHED APPEARANCE.

3. PROVIDE ALL SUPPORT BLOCKING AS NECESSARY FOR THE INSTALLATION OF LIGHTING

AND BATTERY UNITS.

4. CONNECT LINE AND LOW VOLTAGE POWER SUPPLIES. UTILIZE WIRING METHODS AND

SIZE CONDUCTORS FOR VOLTAGE DROP AS ALLOWED BY OESC.

5. TEST OPERATION OF ALL EQUIPMENT PRIOR TO FINAL INSPECTION.

6. WHERE AN EXIT LIGHT FIXTURE IS SHOWN AT A DOOR ON THE DRAWINGS MOUNT

FIXTURE ON WALL 6” (150mm) ABOVE THE DOOR AND ON THE CENTERLINE OF THE

DOOR.

31. MECHANICAL EQUIPMENT

1. INSTALL POWER SUPPLY WIRING AND CONNECT TO MECHANICAL EQUIPMENT.

2. ALL LINE VOLTAGE POWER SUPPLIES INCLUDING OVER-CURRENT PROTECTION,

OVER-LOAD PROTECTION, MOTOR STARTERS/CONTROLLERS, LINE VOLTAGE WIRING

AND LOCAL DISCONNECTING MEANS SHALL BE PROVIDED UNDER THIS SECTION,

EXCEPT IN THE CASE OF UNITIZED EQUIPMENT WHERE THE MOTOR

STARTERS/CONTROLLERS FORM PART OF THE PACKED EQUIPMENT.

3. OBTAIN THE ELECTRICAL RATINGS AND DATA FOR MECHANICAL EQUIPMENT, FROM THE

MECHANICAL CONTRACTOR, PRIOR TO ROUGH-IN AND CONNECTION OF THE

EQUIPMENT. REPORT ANY DISCREPANCIES BETWEEN THE SUPPLIED EQUIPMENT AND

THE RATINGS SHOWN ON THE ELECTRICAL DRAWINGS TO THE ENGINEER WITHOUT

DELAY.

4. THE MECHANICAL AND ELECTRICAL CONTRACTORS SHALL BIND THEMSELVES TO THE

ACCURACY AND COMPLETENESS OF THIS WORK, AND MUTUALLY WARRANT THE WORK

INTERFACED UNDER THESE REQUIREMENTS.
