Welcome to another edition of the ‘Private Residences – Malta’. We’re already half way through the year and the good thing is that summer is with us!

The streets of Malta during the summer months are buzzing with village feasts, festivals, and so much more. Beaches are jam-packed with tourists and locals who escape from their normal working rou-tine to cool off and enjoy the crystal clear waters.

As part of the E&V network, we will once again attend the E&V Global Event which will take place on the 31st July 2015 on Majorca. This is held at Christian Völkers’ residence “Son Coll”, and will feature all the partners and different members within the E&V network from 39 different countries.

The E&V Global Event is an important marketing tool which offers a different dimension to cross-selling. Some of our most exclusive property listings will be on show during the property fair held during this event. In addition to the property fair, there will be two more exciting topics on the agenda. Keynote speakers from Hamburg headquarters will present current developments, for example in Digital Marketing and the Private Office. Furthermore, 20 licence partners or one of their real estate agents/consultants will introduce

their market and/or their most interesting properties and emphasize the potential for synergies within the E&V network.

This will be followed by the highly-awaited award ceremony for the “TOP Agents 2014” in the Residential and Commercial divisions.

Two local agents - Perrine Bourgeais and Mark Molnar both landed an award for their performances in 2014. Perrine ranked as the third best rental agent amongst all E&V rental agents from over 500 different offices. Mark managed to add his name to this prestigious list by ranking in tenth place.

Following the presentation of the awards, another exciting sporting contest will take place: six high-ranking teams will compete at a polo tournament on Christian Völkers’ polo field, set against the

picturesque backdrop of the Serra de Tramuntana mountains.

This event is the pinnacle of the E&V SG yearly calendar. We are firm believers of the importance of networking in our industry, and that is why our team is constantly involved in high-end activities and meetings.

Summer is the peak season for the rental market and today we are going to discuss the basic factors one should consider when investing in a rental property.

1.) Research - Studying the market is an integral part to any investment idea. If you are considering Buy-to-Let property investment, you should keep in mind the average rental yield which currently sits at 4-5 percent, and base your purchasing decision on these figures. Another part of your research, if buying through a bank loan should involve finding the best home loan.

2.) Location - Our country is often considered to have a regional property market given its limited geographic area. This makes nearly every location ideal for renting, however, since prices vary from one location to another, investors should choose their location according to their budget and target rental yield. The typical areas along the east coast still top the tenants’ wish list. For this reason prices in recent years prices have soared and property

owners in these areas enjoy premium return on their investment. Less popular areas are picking up and being targeted by workers who prefer to drive to work.

3.) Choose your target tenant - Different locations attract different types of tenants. The buzzling and touristic cities are likely to attract young workers and visitors on vacation, whilst the tranquil villages appeal more to working families who rent for longer periods. It is very important to position yourself in the shoes of a tenant, and ask yourself whether you would live in your property.

4.) Invest sensibly - Being over-ambitious is a risky strategy in any type of investment. We read about many property tycoons and millionaires boasting huge portfolios, but sensibility is the key for future growth. Property investors should always measure the performance of their investment by calculating the yield which is the annual rent received

as a percentage of the purchase price. The only way to increase the yield is obviously to charge higher rent, but this should only be done in a measured way. Although certain tenants are desperate and have limited time to look for a property, charging above average rent will most certainly ensure that your tenants will not stay once their rental period is over. Buy-to-let investments call for sensible pricing and to focus more on rental yield.

5.) Be aware of certain implications - A Buy-to-Let property carries with it certain responsibilities which other types of investments don’t have. Buying and renting the property is only the first step. Property owners should prepare themselves for breakages and repairs, and if property contents are not insured, landlords should have the necessary funds to conduct the necessary works as soon as possible. Maintaining your property requires time and effort, and therefore you should also decide whether to hire a brokerage firm which offers property management.
