HOA MEETINGS
Fourth Thursday of each
month, Clubhouse
September 23rd 7 pm
October 28th 2 pm
Board of Directors’ Meetings are
open to all Unit Owners.
I am pleased to welcome our new Board Secretary, Paula Pagos #92 to the
Sausalito Board of Directors. She was appointed at the last Board Meeting.
Some of her many credentials include:
Paula was a member of the Architectural Re-
view Committee (ARC). She will now be the
Board’s liaison to the ARC. She spearheaded
the updating of the Sausalito Homeowner’s
Guide and now we are ready to go to print.
She has also been leading the Orientation
Committee in Jerry Capodieci’s absence.
Assisting Paula is one of our new resident’s Sharon Greene #36.
A very special welcome to our new Property Manager, Kristine Elliott LCAM.
Thank you to Al Mincarelli #77 and James Gonzalez #8 for stepping up to the
plate and joining Jane Salimbene #78 and Karen Austin #91 on the ARC.
If you were unable to attend our Board Meeting on August 26th, please read
the minutes which are always posted on the Bulletin Board outside the Club-
house. We are always interested in hearing from you
We encourage everyone to share any ideas, events, improvements, a wish list
etc., for Sausalito Place. Feel free to email me at
Next Board meeting is scheduled for September 23rd at 7 pm.

VIDEO EDITION
In the spirit of using the
technology you are given,
as we are no longer a pa-
per edition, we have add-
ed video capabilities to
the Sun. On page six, Al
Mincarelli authored an
article on our clubhouse
exercise equipment. He
sent me a video demon-
strating proper usage.
Instead of just pointing
you to a link, we embed-
ded the link in this edi-
tion. Just click on the
picture of the equipment
and it will play. Welcome
to 2021.

Landscape Committee
Hello Folks!
We’re making progress with the transformation of
the community. One tree at a time. Carlton Tree
Service did an amazing job with the hurricane tree
trimming, and I can’t say enough about our new
landscaping company Xtreme.
Some trees had to be removed due to disease and just getting old (as we all are doing). Some were
replaced with a different look. I want to thank all
the residents with their kind words and it is much
appreciated. Next on the punch list is the Ficus
hedges on the East & West side parameters. They
are well over due for a major cut. It may take
awhile but I can assure you, it will get done.
Have a great day!
Lisa Mincarelli, Director of Landscaping
Architectural Review Committee
With Chuck (Henry) all set for a new adventure in
South Carolina, and Paula taking the position of
Board Secretary (and ARC Liaison) on the HOA,
please join us in welcoming new members of the
Architectural Review Committee: Al Mincarelli and
James Gonzalez.
Don’t forget that if you would like to make any ex-
terior changes to your home, simply pick up an
ARC form from the clubhouse (where there is also
a drop-box for completed forms). If you’re hiring a
contractor, please remember that a copy of their
current license and insurance must be provided
before any work can begin. This protects both
homeowner and the HOA and should be attached
to the ARC form. Your contractor will provide you
with this documentation. The committee will look
at your request and get back to you as soon as they
can. Work can commence when approval is grant-
ed – easy! Your ARC members are:
• Karen Austin
• James Gonzalez
• Paula Pagos
• Jane Salimbene

New Roof Aids Resale
By Cathy Henry #45
Here's a little tidbit for that you all might find
useful. During the process of selling our home,
the fact that we had a new roof was certainly a
plus.
The roof, which was replaced by Legacy, has a
non-transferable limited workmanship warranty.
However, after contacting Legacy, we discovered
that the warranty can be transferred, at a cost, of
course, and after an inspection. The cost is
$500.00 and the inspection is to make sure that
no damage has occurred since replacement. I
was told, in particular, they are looking for any-
thing an exterminator might have done to inter-
fere with the integrity of the roof. Also, they want to make sure no damage was done
by anyone walking on the roof.
Happy Birthday Boynton Just to see if you were paying attention I slipped in a
birthday greeting for our town (September 26). On
that day in 1898 Byrd and Fred Dewey filed the
original plat in Dade County courthouse for the
Town of Boynton. We became incorporated in
1920, but the origins of the town are 123 years old.
“Boynton Beach” was not used until 1938 when a
separate community broke away from the Town of
Boynton. So we have a typical chaotic Florida his-
tory. Now we are approaching 80,000 in popula-
tion with the traffic to go with it. Happy Birthday,
little town. You are all grown up now.

Citizen Observer Patrol News
The Citizen Observer Patrol (COP) is comprised of volunteers
from both Sausalito Place and the adjacent Royal Manor
development. Our volunteers are “deputized” by the
Boynton Beach Police Department, wear a uniform, and drive
a car provided by the police
on patrol in our develop-
ments. No weapons are
carried, and our sole job is
to observe and report any
suspicious activities to the
police dispatcher via cell
phone. If you are interest-
ed in joining, contact Lieu-
tenant Joe Ramos at: 561-
742-2442.
Our crew is back on the road, patrolling both Sausalito
Place and our partners over at Sea Meadow (formerly
Royal Manor). Our drivers logged 88 hours on the
road for the month of July. Sausalito Place accounted
for 53 of those hours. Joe Ramos led the way with 23.5
hours himself, nearly half of the total. Kudos to the
rest of our crew who did their part for July:
Jack Kenny
Sydelle Atlas
Scotty McGurk
Al Mincarelli
Pat Mitchell
George Salimbene
There are more of you out there, I can hear you breath-
ing. We have lots of hours to fill, so when you are
ready, get behind the wheel and get those monthly
hours over 100 again.
Congrats to Lieutenant Joe Ramos, who earned his 900
hour pin in July. At the rate he is going, he should have
his 1,000 hour pin by the end of the year. Way to go,
Joe.
We welcome Joe Green (#17) to the team.
Scam of the Month by Officer Denise Schrecengost,
Boynton Beach Police
Spot the Homoglyph
Microsoft recently announced legal
action against domains that impersonate the brand
using homoglyphs. A homoglyph is a letter or char-
acter that closely resembles another letter or char-
acter. Cybercriminals use homoglyphs to trick you
into thinking a domain belongs to a trusted compa-
ny.
Here’s an example: Scammers could use a zero (0)
in place of a capital letter “O” or they could use a
lowercase letter “L” in place of a capital letter “i”.
Using these examples, the bad guys can imperson-
ate MICROSOFT[dot]COM as MlCR0S0FT[dot]
COM. Some cybercriminals take this method one
step further by using characters from other lan-
guages. For example, the Russian character “Ь”
could be used in place of an English letter “b”.
Don’t fall for this trick! Remember the tips below:
Be cautious when you receive an email that you
were not expecting. This trick can be used to im-
personate any company, brand, or even a person’s
name.
Before you click, always hover over a link to pre-
view the destination, even if you think the email is
legitimate. Pay close attention to the characters in
the URL.
If you’re asked to log in to an account or an online
service, navigate to the official website and log in
there. That way, you can ensure you’re logging in
to the real website and not a phony look-alike web-
site.

Landscape Improvements
There have been lots of compliments on the landscape enhancements within our
community. Here is a side-by-side visual comparison to indicate how much we
have changed… for the better. Photos by Lisa Mincarelli #77.
Before: A little scruffy and thin. After: Rich and colorful.
Exercise Safety
We have a small, but nicely appointed gym in the clubhouse. Al Mincarelli found a great video online that demonstrates how to use the very same equip-ment we have. He explains: This video provides the user with proper lifting technique and its various exercise ca-pabilities for each muscle group. This is the machine we have at our fitness center. There may be slight variation but basic routine can be used for safe toning and cardiovascular fitness when used as de-signed. Please do NOT over-lift. Please do NOT bang the weights. Use light weight and many reps for best and SAF-EST results. Upload the video onto your mobile device and take it to the fitness center with you. Take care of our fitness center and the fitness center will take care of YOU. Play more tennis,
