Greenway Land Trust, it’s the start of a new funding paradigm.

On a map of Hopewell Township, the property has looked the same for over a century: a broad rectangle of fields around a dot indicating the main house. “We’re open to many options for structuring an acquisition by a like-minded buyer,” explains D&R Greenway President & CEO Linda Mead. “Our goal is to protect the open land from development. Any buyer will benefit from the property’s expansive views and prime farmland soils. Importantly, they will become part of a community that cares about preservation.”

A conservation buyer will benefit enormously from the community’s strong support. An active network of diverse agricultural producers and a robust market for local products continue to fuel greater Princeton’s vibrant farm economy.

Indeed the next owner of the property will be inheriting a tradition of community involvement. The Muscentes owned the popular Merry Go Round restaurant on business Route 1 in Lawrence for many years. The renovated farmhouse features a restaurant-class kitchen and gathering spaces with 360-degree views of the landscape.

Potential investors interested in discussing the property should contact Linda Mead to learn how they might benefit from a purchase.

Revolving Land Fund Points the Way to D&R Greenway’s Future

The RLF is a proven concept that land trusts have used successfully to fund their conservation work.

“Like other land trusts, we’ve been

successful over the last 27 years by being forward-thinking and proactive,” Linda notes. “The RLF enables us to continue to achieve our mission of land preservation, under new funding conditions.”

“The RLF is a game changer!” comments Story Clark, CEO of TravelStoryGPS, a D&R Greenway consultant and author of A Field Guide to Conservation Finance. Instead of waiting for public funds to come available, or depending on loans from other sources, having a pot of

unrestricted money “puts the land trust in the driver’s seat,” she says, “enabling the organization to be proactive rather than reactive.” Further, “The land trust can better implement the strategic plan because they can identify a critical property and work with a willing owner to preserve it.” And, an RLF “often makes a better deal: because the land trust can move quickly and the landowner knows there is money to back up a deal, the acquisition cost can be lower.”

The RLF also creates new opportunities for private donors to contribute to preserving the special places they love.

“The land trust needs to revolve funds back into the RLF,” Story explains. “In addition to funds from a conservation sale, the RLF is an excellent mechanism to use planned gifts from donors, funds from a capital campaign, or funds raised specifically for the RLF.”

Trustee Betsy Sands adds, “The RLF is a terrific way to involve private funders in preserving open space. The money will be used over and over again, making those dollars work efficiently and productively. The rate of return is fantastic and investors are assured that they have left a lasting legacy to the community!” ❧

The Legacy of LeadershipDear Friends,

How many times have you heard someone say, “It’s leadership that makes the difference.”

Throughout our twenty-six years, strong and skillful leadership has been a hallmark of D&R Greenway Land Trust. In 2016, we celebrate two retiring trustees, Mary Lou Hartman and Michele Preston, who have collectively served for a dozen years. Accomplishments fueled by their strategic guidance have included preservation of signature lands — Princeton Nurseries and St. Michaels Farm Preserve, among others.

In the past five years alone, we’ve protected 5,000 acres. These properties contribute to nearly 20,000 acres preserved since 1989, thanks to our visionary founders. In 2012, D&R Greenway was among the first 10 percent of land trusts to be accredited.

D &R Greenway Land Trust’s newest preserve—a critical link in the

Rock Brook Greenway in Montgomery Township—is a perfect example of how land donation benefits the donor as well as contributing to a healthy environment.

The 11-plus acres of former farmland was donated to D&R Greenway by Jeanne Sorensen Siegel of New York City and Adam Leff of Los Angeles. “Jeanne and Adam understood the benefit of the land to the community when they decided to donate it for preservation,” says D&R Greenway President & CEO Linda Mead. “In the end, this donation is a win for everyone — the landowners no longer have to manage the land and may benefit from a tax deduction, while everyone in the community benefits by having this open space protected forever.”

The donated land is adjacent to preserved land owned by Montgomery Township. The forested corridor that borders the Rock Brook and its tributary includes scarlet oak, basswood, red

Land Conservation a Win-Win, Thanks to New Federal Tax Incentive

Today, more than 75 percent of lands protected by land trusts across the country are held by accredited land trusts. The commitment of our trustees to high standards and enthusiastic promotion of our mission is critical.

In January, we welcomed two new trustees. Diana Lidow learned about D&R Greenway by walking the trails on our preserves when she relocated from California to Princeton. She and her husband Derek, who teaches in the Entrepreneurship program at Princeton University, believe strongly in connecting people to the land. Gene Gladston of Bucks County, and his wife Wendy, a photographer who has exhibited at the Johnson Education Center, have been long-time supporters. An artist and avid birder who grew up in New York City, Gene is a proponent of planned giving. Impassioned by seeing lands disappear in his lifetime, he loves to share his belief in D&R Greenway’s work to save and care for land.

maple, white oak and black birch in the canopy with flowering dogwood throughout the understory. American elm and black cherry dominate the floodplain. The mature trees along the bluff provide perch sites for the foraging bald eagle. The new preserve will be transfered to Montgomery Township, who, together with Montgomery Friends of Open Space, is working to create a greenway along the Rock Brook.

“At a time when the public funding we were used to having in New Jersey is much less available, the new legislation offers landowners a federal tax deduction for donating all or a part of the value of the land for conservation or agricultural purposes,” says Linda.

In late 2015, Congress voted to make permanent a federal tax incentive supporting land conservation. Farmers, landowners and the public directly benefit from the incentive that encourages private property owners to place a conservation easement on their land to protect important natural, scenic and historic resources.

D&R Greenway was among the 1,100 land trusts nationwide to support the incentive through a collaborative, multi-year campaign. D&R Greenway is a member of the Land Trust Alliance, the national land conservation organization that led the campaign for permanence. Former LTA President Rand Wentworth called the bipartisan vote “the single greatest legislative action in decades to support land conservation. It states, unequivocally, that we as a nation treasure our lands and must conserve their many benefits for all future generations. Congress recognizes the integrity of land trusts with this legislation.”

In addition to the tax incentive for easements, landowners who gift the land outright, or a portion of its value through a discounted “bargain” sale, can also benefit.

D&R Greenway works with a financial advisor who helps explain conservation tax benefits to landowners. “I would welcome the opportunity to talk with any landowners who would like to explore how the new tax incentive might benefit them,” says Linda Mead, who can be reached at [email protected] or 609-924-4646. ❧

F rank Taplin was a well-known and respected philan-thropist who was an early advocate for land preservation.

His vision and leadership resulted in the permanent protection of two signature Princeton landscapes, the Institute Woods and Coventry Farm.

In 2004, D&R Greenway Land Trust honored Frank Taplin’s memory and his wife Peg’s continuing support of land preservation by creating the Taplin Circle, to recognize individuals who contribute $1,000 or more annually to support D&R Greenway’s critical work. Members of the Taplin Circle share Frank’s commitment to preserving the land, the historic character and the natural resources of New Jersey.

All members of the Taplin Circle are invited to a special reception annually where they hear first-hand about the accomplishments that their support made possible, and learn about upcoming projects before they are publicly announced.

W e would like to thank the volunteers who donate their time, skills and energy to D&R Greenway. They

contribute to the high quality of life we enjoy and bring lasting environmental, social and economic benefits. Their contributions come in many forms.

Art Docents. D&R Greenway maintains the Marie L. Matthews Gallery at the Johnson Education Center, offering visual arts to educate and inspire the public to embrace a conservation ethic. Our docents host weekend hours.

Citizen Scientists. D&R Greenway is fortunate to have individuals with ornithological expertise who regularly identify and count bird species on selected D&R Greenway preserves. This data is submitted to eBird.org, a data source of the Cornell Lab of Ornithology and National Audubon Society.

Guided Walk Leaders. D&R Greenway hosts Second Weekend Walks on our preserves, led by staff and volunteers who bring a variety of expertise including conservation biology, ornithology, botany, and plant ecology. They enable us to offer more walks and richer experiences to participants.

Native Plant Nursery Volunteers plant and care for more than fifty species of native plants. These trees, shrubs, grasses, sedges and wildflowers are used to restore native landscapes on preserves, partner lands and are sold to the public.

New Jersey Trails Volunteers, led by Alan Hershey, move boulders, forge through shrubs and build pedestrian bridges to create places for people to connect with the land. For information about trails, see: www.njtrails.org

Stewardship Volunteers multiply the work of our interns and staff. They enjoy being a team as they work removing invasive species, restoring habitat and maintaining trails on D&R Greenway preserves.

Willing Hands support D&R Greenway’s work to inspire a conservation ethic. They assist with events that offer the community opportunities to learn about the value of conservation. They help with mailings and occasionally are asked to represent D&R Greenway at community events.

D &R Greenway Land Trust thanks our Partners in Preservation for their investment in our work.

Land preservation is so much more than permanently protecting land from future development. These lands benefit all of us with clean water to drink, fresh air to breathe and fresh, local foods to eat. In addition, green spaces in nature have a positive effect on health including reducing stress, lowering risks from asthma and lessening health disparities.

Perhaps the most significant benefit of preserving the natural and agricultural landscapes surrounding our cities,

towns and villages is that it strengthens these communities by providing, quite literally, “common ground”— a shared continuity of experience with the land that extends across generations.

We would particularly like to welcome first-time donors to our organization. We are also grateful to the families and individuals who have provided steady support for D&R Greenway’s work through the years — see page 6 for acknowledgment of our Steadfast Stewards.
