Prague is one of the oldest historic cities in Europe. Left miraculouslyintact despite the ravages of war- torn 20th century Europe, it’s morethan just the Czech Republic’s capital city--it’s arguably the cultural capital of Europe.

Take a stroll along Charles Bridge or delve into Old Town Square, theheart of prague’s historic core. Enjoy the baroque & colourful buildings, set your watch by the Astronomical Clock or explore Prague Castle, a majestic Gothic masterpiece dating from the 9th century.

“...one of Europe’s mostcharming and beautifulcities...”

But Prague isn’t just for tourists. English is commonly spoken, which makes it easy to live and work there. The economy is strong, rents are cheap, and the nightlife is energetic.

“...cusine to suitany taste in theheart of Bohemia...”If you’re looking to diet, Prague isn’t for you. But for those who love food and have a healthy appetite, the enormous variety of local dishes issure to tempt your palette.

Traditional Czech food usually consists of pork or beef meat with a sauceand a side dish, usually dumplings (”knedliky”). Or if you’re not a meat eater, there’s always fried cheese garnished with potatoes and tartar sauce.

For dessert, you could try Czech Pancakes (”Palačinky”) filled with ice-cream,jam or fruit, and coated in whipped cream, almonds or sugar.

And if the vast array of meat dishes, soups, salads and dessets isn’t enough for you, then you can always try the alcohol. Czech beer is, according to some, simply perfect. Along with it are all manner of snacks and delicacies collectively nick-named “Against Thirst and Hunger” (”Proti velké Žízeni”), from grilled sausagesto brown bread and cheese.

Yum.

The Oldest Pub in PragueThe place is called Na Slamniku and they have served beer to their customers for five centuries.

Go along for a traditional meal or simply for the beer. You’ll meet travellers, tourists, students and artists, each with a tale to tell.

The pub isn’t hard to find: it’s in the historical district, near Prague Castle. And it’s right next to a big, beautiful park called Stromovka--the perfect place to go for a hazy walk after an evening of cold beer and unique atmosphere.

“...the lowest unemploymentrate in the European Union...”

Prague has a booming urban economy, and acts as the major economic and financial centre for the Czech Republic. Those working in Prague generate a quarter of the country’s (rapidly growing) GDP.

In recent years, unemployment in Prague has remained stable at around 3 - 4%, conditions representing the lowest rate of joblessness in Europe. The benefits are obvious to natives and foreigners alike; in fact, foreigners working in Prague make up 20% of the workforce.

In recent decades, Prague has become a modern, service and R&D-based economy. Amongst the city’s strongest-performing sectors are the automobile, pharmaceutical and electricalengineering industries, where opportunities for IT professionals are plentiful and salaries well above average.

With fresh enterprises springing into lifedaily, job numbers on the rise in high-tech industries, and huge potential for future economic development, Prague is the place to be for well-paid work.

“...a real estate investor’s dream...”

There’s a lot to like about propertyin the Czech Republic. For one thing, rent is extremely affordable. A monthly budget of 10,000 CZK(£257) is sufficient for a spaciousone-bedroom apartment--or even two bedrooms.

But rent might not be enoughwhen you’re intoxicated withthe magic and beauty of Prague.Thousands of people every yearchoose to make the City of aHundred Spires their home, byinvesting in one of the lovely(and affordable) properties onoffer.

In 2014, developers sold a recordof 6,000 new flats in Prague. The average price of new dwellings increased by 3% in real terms, andexisting dwellings by 3.2% (again,in real terms). It’s no wonder thatthe Czech Republic’s real estatemarket is perceived as one of themost established in the Central and Eastern European region.

Although rental income is taxedat a flat rate of 15%, inheritance tax has been abolished andCzech law is landlord-friendly.What’s more, the economy is growing year-on-year and themortgage market is booming.

Positive influences driving upCzech house prices include:

- record low mortgage interest rates - increasing real wages - acceptance that property price declines are behind us - low level of building starts - decreasing unemployment - property as the investment of choice

Given all of these factors, investors have ever reason to be feeling buoyant. Market experts are expecting several years of continuing growth in prices, despite ongoing EU and global economic uncertainty.
