About Phoenix HousePhoenix House is a purpose-builtdevelopment of 49 affordable extracare apartments for rent and sharedownership in Shirley, Solihull.
Extra care housing is intended toprovide an independent lifestyle withina safe, supportive and secureenvironment.
A full-time, non-resident schememanager, together with a dedicatedteam of staff trained to meet your careand support needs, will give you, andyour loved ones, complete peace ofmind regarding your safety andwellbeing.
Eligibility for theschemeThe scheme is intended primarily forpeople aged 55 and over, or those with adisability, who live in the Solihull area orhave a strong connection with the area,e.g. close family members living in theBorough.
To apply for an apartment you must havecare needs and be willing to take part in acommunity care assessment which willidentify your level of need.
Shared ownership apartments will beavailable to people who meet theage/disability and locality criteria, who aresuitable for the service, and who wouldbenefit from the on-site care, safety andsecurity that this type of accommodationcan offer.

In addition to either one or two bedrooms, eachcentrally heated apartment has a lounge,kitchen and a bathroom fitted with level entryshower and grabrails. Both the apartments andcommunal facilities are fully wheelchairaccessible and fitted with an on-call facility foruse in an emergency, such as if you feel unwellor have a fall.

Extra Care ServicesA non-resident Scheme Manager,employed by Solihull Care HousingAssociation will oversee thesmooth running of the scheme.
Following assessment you willreceive a care plan suited to yourindividual needs, provided by eitherthe on-site care and supportprovider or a provider of yourchoice.
For both tenants and purchasers,there may be a charge for care andsupport, based on SolihullCouncil’s charging policy, if theCouncil has commissioned yourcare. Otherwise any care neededcan be purchased privately.
The housing-related supportservice provides the on-callemergency response service;assistance to gain access to otherservices such as assistance withbenefit claims, or support toundertake daily living activities forexample shopping or laundry; andsupport to organise and take part inactivities.
Regular cleaning and groundsmaintenance service ensure all thecommunal areas of the scheme arecleaned and maintained to a highstandard. You will also be able topurchase the services of thecleaning service, or alternativelymake your own arrangements.

Charges and PaymentsTenants will pay a monthly rent andservice charge. Some of these chargesare eligible for Housing Benefit.
The rent covers the accommodation andhousing management costs. The servicecharge covers heating and maintenanceof your property, a proportion of thelunchtime meal cost and all communalexpense charges.
Shared ownership purchasers will pay amonthly service charge, but an elementwill be included in the service charge tocover housing management costs.
For both tenants and sharedownership purchasers, there may bea charge for care based on SolihullCouncil’s charging policy, if theCouncil has commissioned yourcare. Otherwise, any care neededcan be purchased privately.
The exact amount each resident willpay depends on their particularcircumstances. Assistance will begiven to help applicants work outthe cost to them individually, and toclaim any benefits to which theymay be entitled.
