1.1 SCOPE OF WORK The scope of the study included subsurface drilling, the collecting of a soil samples using

an Auger a drill rig and laboratory analysis. Drilling was terminated at approximately 20

ft.

1.2 CLIENT AUTHORIZATION

The study was authorized by Sri Shirdi Sai Baba Temple of DFW. The assessment was

performed for the client in evaluating potential environmental problems associated with

the site. If any additional information is known or encountered regarding the site, it

should be forwarded to this office for a possible reevaluation of conclusions.

1.2 LIMITATIONS AND ASSESSMENT

The scope of this investigation was to provide selected environmental information in

accordance with the scope of work contracted for the client. The scope of work was not

intended to be comprehensive or identify all potential concerns or eliminate the

possibility of the site having some degree of environmental problem. No degree of

assessment can ascertain that the site is completely free of hazardous substances. The

report was compiled partially on information from outside sources and other information

which is in the public domain. Accelerate Environmental makes no warranty as to the

accuracy of the statements made by others which are contained in this report, nor are any

other guarantees, or warranties, expressed or implied included or intended in the report

with respect to information supplied by outside sources or conclusions or

recommendations substantially based on information supplied by outside sources.

Accelerate’s investigation within the framework of the contractual scope, was performed

using the degree of care and skill ordinarily exercised, under similar circumstances by

reputable environmental specialists in this or similar localities. The report represents

Accelerate’s best professional judgment. Since the facts forming the basis of the report

are subject to professional interpretation, differing conclusions could be reached. None

of the work performed hereunder shall constitute or be represented as a legal opinion of

any kind or nature.

Samples collected and used for testing and observations made are believed representative

of the entire project; however soil and geological conditions as well a groundwater

conditions can vary between borings, test pits, and surface outcrops.

This report is issued with the understanding that it is the responsibility of the owner or his

representative to ensure proper legal disclosures to public, private, and regulatory entities.

The interpretations and recommendations of this report are based on the data collected

and Accelerate’s present working knowledge of working site assessments. As, such this

report is valid as the date shown and Accelerate cannot be responsible for subsequent

changes in physical/chemical environmental conditions and/or legislation which

2.0 EXECUTIVE SUMMARY

This report represents results of a limited phase II Environmental Site Assessment for an

approximately 5.613 acre vacant land property located at 2699 W Plano Parkway Plano

Texas 75075. The surrounding area consists primarily of commercial/residential

developments.

The subject site was inspected on June 14th, 2011 by Waseem Ahmed of ACCELERATE

ENVIRONMENTAL. The subject site is a Rectangular shaped lot. An Auger and a drill

rig were used to collect the samples. Drilling of two samples was terminated at

approximately 20 ft. Sampling was collected at 20 feet

The two samples were analyzed for Total Petroleum Hydrocarbons (TPH) using the TX-

1005 method. Boring #1 & Boring 2 # Hydrocarbon/ Fuel levels were below reportable

limits. Based on the results of the Phase II, no additional investigation is warranted at this

time.

3.0 TARGET PROPERTY INFORMATION

This report represents results of a limited phase II Environmental Site Assessment for

5.613 acre vacant land property located at 2699 W Plano Parkway Plano Texas 75075. .

The surrounding area consists primarily of commercial/residential developments.

3.1 ADDRESS

“2699 W Plano Parkway Plano Texas 75075”

3.2 PHYSICAL SETTING

3.2.1 Topography

According to the USGS 7.5-minute series Plano Texas Topographic Quadrangle Map,

dated 1981, the Property is relatively flat. Storm water flows to storm drains on the

impervious surfaces that are reportedly connected to the City of Plano storm water

system. No evidence of wetlands was identified on the Property during the site

reconnaissance. In addition, the EDR report did not identify National or State wetlands

for the Property.

3.2.2 Geologic Setting

The Property is located within an area of gently tilted late Cretaceous sediments

overlying Paleozoic sediments and Precambrian Texas continental crust.

According to the Natural Resources Conservation Service (NRCS) Web Soil Survey for

Collin County, Texas soils at the Property are comprised of Navo clay loam. The Navo

soils have very slow infiltrationrates and are very clayey. The soils are not classified as

hydric and they are moderately well drained.

3.2.3 Hydrogeology

Based on surface topography, as interpreted from the USGS topographic quadrangle map,

the local groundwater is assumed to flow to the west. The actual groundwater flow

direction is locally influenced by factors such as surface topography, underground

structures, seasonal fluctuations, soil and bedrock geology, water wells, and other factors

beyond the scope of this study. Accelerate Environmental observed no evidence of wells

on the Property at the time of the site visit.

4.0 AUGER AND TRUCK MOUNTED DRILL

Two borings were collected at the clients request for the collection of the samples. The

drilling was advanced to and terminated at a depth of 20 feet. Soil Samples were

collected at 20 feet.

4.1 COLLECTION OF SAMPLES AND LAB ANALYSIS OF SAMPLES

We have collected samples from the auger. In the upper ten feet, the samples were

collected every two feet. Below 10 feet, the samples were collected every 5 feet to a

maximum depth of the borings at 20 feet. The soil samples were taken at a depth of

approximately 20ft. The samples were immediately chilled on ice and sent under the

chain of custody to A&B Labs in Houston, Texas for lab analysis analyzed for Total

Petroleum Hydrocarbons (TPH) using the TX-1005 method.

4.2 LAB ANALYSIS AND RESULTS

Lab analysis results are presented in Appendix-B. Results are summarized in Table-1.

5.0 FINDINGS AND CONCLUSIONS This report represents results of a limited phase II Environmental Site Assessment for an
