What IS a “Short Sale”? These days it’s hard to look at homes for sale in our market with seeing the words “short sale” in a sizeable portion of the listings. However, there is still a lot of confusion in the consumer market as to what it means.

In brief, a short sale occurs when the proceeds of the sale of the property falls short of the balance still owed on the property. Because the lender is discounting a loan balance, they must give third party approval to any proposed sale, hoping to mitigate their loss while avoiding foreclosure.

Whether you are buying or selling, short sales are a complicated road to navigate. Seek out information and professional advice! Still feeling “short” on info? I’d be happy to explain in more detail – just ask! [email protected]

Featured Real Estate Article:

Benefits to Selling Your Home In Winter Traditionally, homeowners have thought of winter as no time to try to sell their house. But contrary to popular wisdom, real estate experts cite many benefits to listing their home during the holiday season:

• Since many homeowners are waiting until Spring, there is less competing inventory on the market • A home that’s decorated for holiday parties and visitors shows great! • Buyers who are looking at this time of year are motivated and serious about buying • Students switching schools or families moving between semester are eager to find a home • Holiday lights and outdoor decorations – like the snowflakes on the Pagoda!- make the

neighborhood look homely and welcoming • Interest rates may be lower, enabling buyers to qualify for higher loans. • With new leadership coming to Washington, we may see a flurry of movement into the area • Many companies conduct corporate moves at year’s end, so relocations are on the rise • Year-end bonuses give buyers extra money to help with their closing costs and down payments • Minimal yard work reduces the work-load of keeping your home ready to show • People are in the mood to buy!

Thinking of preparing your house to put on the market? Make sure it looks it’s best so prospective buyers are filled with excitement as soon as they check out your house. Here are a few trips to keep your house looking great even in the darkest days of winter:

• Open blinds and curtains to let as much natural light in as possible and turn on all the lights • De-clutter and clean! Make your whole house sparkle with clean, clear surfaces and rooms • Create a mood with music, decorations, and staging, but don’t go overboard!

Not sure if you should sell? I will prepare a free comparative market analysis for the neighborhood and discuss today’s market and how to position your home to sell. Wondering what to do to make your home stand out from the crowd? As a certified stager, I can show you methods to have buyers singing your home’s praises in no time!

Call or email me so we can discuss your personal real estate goals and how best to achieve them.
