W hen it comes to choosing back-yard storage, there are a multi-tude of options. And the decision
always comes down to finding the right ma-terial and size shed that fits both your stor-age needs and aesthetic desires.
After finding the material and size, other considerations need to be made about the actual look and color of the shed. Do you want a simplistic, open-and-closed storage shed that keeps things dry and safe? Or do you prefer a more elaborate shed that makes allowances for windows that open and a sliding-glass door? Should the color blend with backyard landscape or clash ar-tistically, mixing a striking fire-engine red shed with a stained wooden deck?
Most of the basic backyard-storage op-tions can be found at Home Depot, which carries a wide variety of sheds that are fabri-cated in many different materials and sizes. And, as true with anything, the price varies with size and material.
A small plastic 10’ x 10’ shed (Suncast) can run $1,500 while a wooden shed (Handy Home Products Princeton) of the same size is significantly cheaper at $650. The middle range of these two options is opting for a slightly bigger metal shed (Arrow) — 10’ x 12’ — which costs $930. Each one of these sheds requires assembly and the structures resemble barns with slightly sloping roofs and a familiar rectangular shape.
Shannon Maher, a resident of Palo Alto, decided to forgo the common route of buy-ing a shed at Home Depot and sought out the Colorado-based company Studio Shed (studio-shed.com) to build her shed.
“We needed storage because we wanted to use our garage for other stuff,” she said.
Backyard sheds offer places to store extra stuff
(continued on page 43)
So
so LITTLE ROOM
MANY CHOICES,
Shannon Maher chose a prefabricated Studio Shed, which took about three weeks from ordering to installation in her Palo Alto
back yard. Her 6-year-old son likes to use it as a playhouse.

OPEN HOUSE SAT & SUN 1:30-4:30
She chose the Studio Shed because of both the modern design, which fea-tures small windows placed at the top of the structure with a solid wooden door, and the fact that she could indi-vidualize it for “what would work in the landscape.”
“I wanted mixed materials for the ex-terior,” she added, “and the lighting is really good without taking up (much) wall space.”
From order to installation, the whole process took three weeks, with instal-lation only taking a day and two hours. Studio Sheds are prefabricated and fit onto trucks, which allows for quick processing.
The only drawback, she said, was the expense. A 10’ x 12’ studio shed, de-pending on the materials used, which can be aluminum, glass and steel, costs anywhere from $6,700 to $8,900. Stu-dio Shed also offers options to install solar panels on the shed.
Another option for stylish backyard sheds is the Modern Cabana, a storage shed made by Modern Cabana (mod-erncabana.com) in San Francisco.
The Modern Cabana offers cedar plywood sheds that have redwood sid-ings and four glass windows along with a sliding-glass door. The floorboard is stained, adding to the sleek, modern design. These sheds are shipped in kits that can be installed by handy do-it-yourselfers or contractors.
However, a stylish shed comes with a hefty price tag: a 10’ x 12’ Modern Cabana runs $11,500.
And even after choosing the right
shed, some new shed owners in Palo Alto may have to contend with the building-permit process. If the new shed has any form of electricity, run-ning water or is more than 120 square feet of total interior space, then it can only be built with a permit, according to the Palo Alto Planning and Develop-ment Office. There are also mandatory inspections to make sure the building is built to the safety standards of the residential building code. But, before trying to avoid the Planning and De-velopment office, it is best to remember that there are fees that are assessed for violating the building code.
And if you try to make your back-yard shed or cabana livable, there are yet another host of building and zon-ing issues. The shed must be built in land properly zoned to allow for two inhabitable dwellings on one lot. Most residential lots only allow for one in-habitable dwelling. The shed also must be brought up to the code required of the main house to satisfy safety re-quirements.
But Maher finds her new storage shed “so great that it can’t be used for storage.”
“I think we are going to turn it into a gym,” she said.

H ot water heat-ers are not sexy. They are primi-
tive, hulking creatures. They heat 50 to 100 gal-lons of water 24 hours a day, seven days a week. We use them briefly in the morning or evening to take showers or wash our clothes — the rest of the time they heat water that nobody is using.
Water-heater inefficiency is evident in the numbers: Water heaters make up 14 to 25 per-cent of our household energy bill. When they are located in the house, they also heat our house all day long. In the summer, we pay to heat our water then we pay to cool the house.
There is a revolution afoot in water heating. Tankless water heaters have taken the market by storm. They are, well, a little sexy.
They work by only heating water when you turn on the hot-water faucet. They heat water rap-idly as it passes though a highly efficient burner. They never run out of hot water. That’s right, in-vite the whole extended family to stay at Christ-mas and no one will get a cold shower.
When tankless first came to the American market, they were underpowered by our stan-dards. They had been used for years in Europe but Europeans apparently liked wimpy showers. Now they have enough capacity to run two or more showers simultaneously, while saving 50 percent on energy costs.
They also used to be expensive. Prices have dropped so low that you can now buy a quality tankless water heater for around $700.
Another nice feature about tankless water heat-ers is they can open up floor space. The units are amazingly small, about the size of a computer box. They hang on an interior or exterior wall or are placed in the attic. Many people with water-heater closets have relocated their unit and con-verted the water heater area into storage.
Their flexibility in location also means you can put the unit closer to your bathrooms, reduc-ing the time you need to flush cold water down the drain.
Traditional tank water heaters, especially when located in the garage or near storage areas, are significant causes of household fires. On-demand water systems, however, do not typically have pi-lot lights and they are usually located high above flammables.
Tankless water heaters are not all sunshine and flowers, however. They often require a bigger gas supply line be installed, which can add another $1,000 to the price tag. They can also reduce the speed of water delivery, so that a shower might not provide hot water as fast as the old tank used to do. Proper placement of the tankless water heater or the installation of a hot-water heater demand system (www.gohotwater.com) — a neat piece of water-saving technology — can make hot water near instantaneous.
When it comes time to replace your water heater, consider this small sexy appliance for the job.

“If I want a Best Seller, I advertise in the Almanac and the Weekly.” – Lyn Jason Cobb
As a Realtor serving Menlo Park, Palo Alto, Atherton, Portola Valley and Woodside, I do my utmost to provide extraordinary service to my clients. The Almanac and the Palo Alto Weekly is always where I advertise fi rst because I like the home delivery, editorial focus, and it is a great value. I have always had great results promoting open homes in the Palo Alto Weekly and The Almanac, and I also run in special publications like Spring and Fall Real Estate, Neighborhoods and Info Menlo because of the great coverage and online presence. I am also a big believer in the Palo Alto Weekly’s Open Home Guide, which is by far the most accurate and comprehensive. I’ve had many buyers bring in the guide to my ‘Open Homes’ to see what I have listed.”
We will work to help your business grow! For Advertising information, please call Walter Kupiec,
