Located on the Cairo-Alexandria Road just outside the capitol city, the development includes 2,500 residential units, a botanical garden, schools, a sporting club, an equestrian center, and a network of open spaces, trails, gardens, and agricultural fields. As lead planner, SWA created a series of distinct neighborhoods that together form a community. An agrarian theme informs architectural and landscape design for both the residential and commercial development, while a sustainable approach to site planning honors the local climate, ecology, and terrain. Techniques to reduce water consumption include careful selection of native plants, landscape techniques that minimize evaporation, and use of onsite water resources. This 700-hectare project pioneers the concept of urban
