A SHOUT OUT! A strong foundation : + : BY STEFANIE DECKER Swedish First Hill, Seattle Like any construction project, it all starts with a strong foundation. When Swedish Medical Center was searching for the ideal mechanical partner to help them build the largest hospital project in the Pacific Northwest, they didn’t need to look any further than MacDonald-Miller and our Campus Healthcare Group, led by manager Ruben Canas. MacMiller was awarded the Swedish First Hill Transformation project based on nearly 15 years of building trust. We have developed and completed hundreds of projects across Swedish campuses, many of which consisted of complex scopes that required meticulous planning and execution. In combination with strong ties to the project’s general contractor, Sellen Construction, that foundation earned MacMiller a unanimous vote as the preferred partner for this massive undertaking. This redevelopment of two blocks of the existing campus will boast more than 1,300,000 SF of space. Northwest Tower, a new 17-story procedural center, will house emergency services, a cafeteria, 37 operating suites, sterile processing, critical care, and support services. Block 95 will be a new 5-story medical office building housing a central emergency power generator plant, 120,000 gallon emergency fuel farm, laboratory, café, and pedestrian bridge connecting to the existing hospital. Like any construction project, it all starts with a strong foundation.

When Swedish Medical Center was searching for the ideal mechanical partner to help them build the largest hospital project in the Pacific Northwest, they didn’t need to look any further than MacDonald-Miller and our Campus Healthcare Group, led by manager Ruben Canas.

MacMiller was awarded the Swedish First Hill Transformation project based on nearly 15 years of building trust. We have developed and completed hundreds of projects across Swedish campuses, many of which consisted of complex scopes that required meticulous

E Pluribus Unum – “Out Of Many is One”

Being American means that we live with many schools of thought and faiths under one American Flag of Liberty and Justice. And being part of a company like MacDonald-Miller has a similar foundation – while we have many different personalities, interests and faiths, we are united under our MacDonald-Miller Operating Guidelines and Customer Commitment to be the best contractor we can possibly be. Playing a role at MacMiller, in whatever manner, means different things to different people in our company. Yet we all share the great feeling of a job well done and a customer whose expectation has been exceeded.

In March, we kicked off our second cohort of MacMiller Leadership University. One of their exercises in this class works towards defining our long-term vision and mission for our company. While this is just an exercise, I’m excited and optimistic that much of this work will prove valuable toward refining and communicating a healthy long-term vision for MacMiller. There is something inherent about our team that continues to foster a great company – let’s see what they figure out! E Pluribus Unum!

On a similar note, we will grow from 850 to almost 1,000 employees this year! This is a manageable, but still significant increase that mirrors our business' growing capabilities. I continue to be impressed with our execution in all of our operations, from our service and controls groups attention to detail, to the challenges of larger complex projects, handled by our design-build team, like the new King 5 studios (see page 4). Our business will remain very active with summer and other large projects beginning to take off – but we are up for the challenge, this year and for years to come!

Gus Simonds President Giving Fund – it takes a team

MacDonald-Miller believes that it is everyone’s responsibility to build healthy and viable communities. We are proud to support the communities in which our employees live and work. MacMiller offers the Giving Fund to give back to our communities and to support our dedicated employees as they do their part to make a real impact.

We (myself, Dan Holland, Ryan Hunter, Darla Doll, Jeremy McCoy) requested funds for Rebuilding Together Seattle (RTS), a 501(c)3 nonprofit housing organization. This entity engages volunteers in helping transform the lives of low-income homeowners by improving the safety and health of their homes and revitalizing our communities. The Safe at Home program was launched in 2010 to meet the growing need of low-income homeowners with deferred maintenance and critical repair issues who, due to the technical skills required and/or limited scope and space, were unable to be served by larger volunteer groups through RTS’s other programs. Since their inception in 1989, RTS has now served over 1550 households, and more than 400 of these have been given assistance through the Safe at Home program.

I first heard about RTS in 2004 when I was studying construction management. The CM department helped lead a project in West Seattle where we improved accessibility for a disabled widower. This entailed installing a ramp, concrete path, grab bars, a new dishwasher – among other critical items. Since that endeavor, I’ve been inspired to volunteer as a project manager leading groups of individuals and companies through projects ever since.

Thanks to a donation through the MacDonald-Miller

Giving Fund, this year Rebuilding Together Seattle

will provide critical home repairs, improvements,

accessibility modifications, and maintenance for

low-income households across the Seattle area,

at entirely no cost to the homeowners.

The donation will provide direct support to at least 8 households through the organization’s Safe at Home program, as well as provide general funding to the program. This assistance will go a long way in helping the 182 households that are targeted this year.

Boilers can be an incredibly tricky piece of equipment to get tuned just right. Yet when a customer has access to a boiler team with tremendous enthusiasm and expertise, they enjoy great comfort knowing that any issue can be handled. The MacDonald-Miller team is the epitome of excellence, with the ability to deliver peace of mind in very tense, critical situations. The talent of these professionals played a crucial role when a high-end hotel in downtown Seattle was faced with boiler issues. Kudos to Matt White and Keith Black for their efforts.

According to the customer, the boiler never ran right, yet they lived with this inferior performance for quite a long time. The hotel was concerned with the boilers cycling off/on, which was causing temperature fluctuations and decreased efficiency. Their ultimate goal, of course, was to increase the efficiency of the boiler plant and bolster energy/utility savings.

As an overview of the situation, the current gas boiler burners were oversized – they cycled continuously and multiple boilers would start, run to high fire then shut down several times an hour. There existed very poor control of the burners using the building management system and inferior setpoint control using a mechanical thermostat. Additionally, the old burners were very noisy and required hearing protection in the boiler plant.

MacMiller provided a state-of-the-art solution utilizing Limpsfield burners and Autoflame linkage less control. This combination delivered improved turndown (low fire capability) along with precise setpoint control within one degree. Plus, communication between the burners allows for correct staging up of boilers as load increases.

With the new burners MacMiller installed, only one boiler runs on most days at low fire, and as load increases another boiler will stage

on maintaining a precise setpoint. The new burners operate much more quietly and the mechanical room is a more pleasant environment to work in.

THE BOTTOM LINE: the customer saves money by leveraging highly efficient controls and only using the boilers required to meet the load – the heating water is always at the correct temperature so the loading is minimized.

With the implementation of improved diagnostics, even untrained personnel can reset a fault and get the plant operating again. Another plus is that the system is scalable, as we can add features and controls – such as VFDs – as the system grows.

There is nothing more rewarding than helping a local

company revitalize its presence within the region they

operate. MacDonald-Miller’s opportunity to assist in

creating a cutting edge broadcasting operation for King 5

proved to be one of these instances. Faced with a narrow

45-day window to go from napkin-sketched conceptual

design to fully coordinated permit drawings for all

consultant trades, the capabilities of our Engineering

and Detailing departments were put to the test.

Even working within a building that MacMiller knew all too well (as the original shell and core contractor), this Tenant Improvement project brought with it many challenging requirements. One daunting obstacle was that although the original concept for the ground level space was reserved for a retail/restaurant tenant, there arose quite a departure from that design. The approach was revised to include two broadcasting studios with noise criteria rating of no more than 25 (quieter than a library or a concert hall before a performance!), and an adjacent data center for King 5 server racks. Now, a condenser water system serves this level 24 hours a day/365 days a year with three heat pumps dedicated to the studio spaces and computer room – along with air conditioning units providing 60 tons of cooling to the data center area.

The second and third levels are primary office spaces totaling 38,000 SF served by a rooftop Air Handling Unit and VAV’s dedicated to each of the 66 zones. Construction in these areas was on an accelerated schedule,

with only one freight elevator (shared by all trades), and other tenants present in the building during all working hours.

Combined with Turner Construction’s leadership, this project truly highlighted the comprehensive nature of MacMiller services: Design, MEP detailed coordination, Plumbing/Sheet metal/Fitting/Electrical installation, Controls building management infrastructure, Test and Balance, and Service.

This project illustrates the fact that when you have strong, well thought out design direction complemented by an expert and a diligent construction partner, challenges are easily turned into triumphs.

We start ‘em young… My “first” memorable day at MacMiller was when I was about 8 years old, and my Dad couldn’t find a babysitter so I came to work with him. He was going to a job he couldn’t bring me on for a few hours, so he pawned me off to Dean Grasser who was working on the Ferry Tacoma at Todd Shipyard. I carried some filters down to the ferry for him, safety glasses and hard hat on of course, and helped him change them out. That day I told myself “I’m working for MacDonald-Miller when I grow up!”

Ahoy, Matey! It always amazes people when I tell them that I’ve sailed from Mexico to Seattle via Hawaii. A couple of years after that, I sailed from Seattle to Mexico. Then, I spent a year sailing around Mexico crewing on different people’s boats that I met along the way in exchange for room and board.

Years with MacMiller: I’ve been with MacMiller for two years, and, to be honest, each day brings with it a great sense of satisfaction knowing that I’m doing important work for the community.

In a bit of hot water… I will never forget the day I was doing demo on a sink and the angle stop, which had been installed incorrectly by another contractor, came off in my hand. As I was getting blasted in the face with 120 degree water, I was screaming over the two way radio for Chris Boling to come and save me. Surprisingly my phone still worked after being submerged in water on top of my Rubbermaid cart. Good times.

A different kind of nirvana… I was born in Fargo, ND and grew up in Minnesota. I play Bass Guitar and when I was 19 I hopped the Amtrak train and came to Seattle seeking Grunge rock star status. Although that didn’t quite pan out, fortunately my Dad was a plumber and forced me to work for room and board growing up. And indeed, I love what I do now.

Years with MacMiller: 21 years!

Best at being fast… My most memorable days have been the ones where we would run a shutdown operation for a hospital, which consisted of demoing out their old air-handling unit (AHU) system and installing a new one in the span of a weekend. Recently, at Swedish Edmonds we started Friday night with the demo out of the old AHU system after working that day. We ran 2 crews working 12-hour shifts until the job was completed with the goal of finishing by Sunday afternoon. This quick turnaround of the new AHU was critical because the new unit needed to be operational by Monday morning.

I can hit a curveball, but… Although I was set to play baseball in college, I opted to pursue a career that had a higher probability of long-term success! So I dove headfirst not into 2nd base, but into a hugely satisfying construction trade.

PSE DATA CENTER | For over 30 years, MacDonald-Miller has been leveraging our expertise in energy management and sustainable practices in partnership with Puget Sound Energy (PSE). This collaboration represents our commitment to helping clients operate and maintain their buildings in the most efficient manner possible. As a significant tenant and building owner in Washington State, PSE also utilizes MacMiller as a service provider for their service operations, production and IT groups.

On November 30, 2015, this trusting, deep relationship was put to quite the test. This day, a 500 kw UPS arc flashed, taking out the UPS and two switchgear breakers at one of PSE’s Data Center facilities. As a result, more than 25 MacMiller field and office staff were immediately mobilized to right the ship and restore the Data Center to utility power. And on December 22, four temporary generators later, all systems were commissioned and restored.

Faced with executing a plan to restore conditioned power, MacMiller’s electrical group – lead by Jeff Crowley and his team – were up for the challenge. Their comprehensive approach was comprised of risk analysis, planning, creating method of procedures (MOP’s), fall back plans and contingencies. The synergy between MacMiller, PSE’s IT and Facilities groups, consultant partner AEI, and the building owner was paramount to the success of restoring all systems without incident.

Snohomish County Public Utility District (SnoPUD) is driven by a mission to foster enhanced energy efficiency for commercial building owners, and, consequently, for the community at large. This entity is aligned with the MacDonald-Miller goal of making buildings work better and smarter. So, as one would expect, SnoPUD consistently strives to create programs that deliver both financial and environmental benefits.

To that end, SNOPUD and MacDonald-Miller have partnered on a program that will actually pay its customers to save energy.

This initiative is designed to use energy efficiency and technology improvements to eliminate deferred maintenance issues and reduce

the cost for necessary capital expenditure projects. It enables improvements to be made without any upfront capital, improvements that are subsequently paid for by actual energy savings – all “on-bill” through the customer’s existing SNOPUD billing statement. Because the repayment is on-bill, and is an operating expense, certain expenses can be passed through to tenants via reasonable common area maintenance charges.

The program’s innovative design delivers immense benefits all around. Building owners will have healthier and more valuable investments; occupants will experience a more comfortable work environment; and the community will enjoy a cleaner environment and increased employment opportunities.

The new MacDonald-Miller office in Moses Lake, supporting Eastern Washington growth and sales, is a strategic location for many data centers including Microsoft, Dell, Yahoo, Intuit, Facebook and more. Moses Lake has a large industrial zone centered on the former Air Force base, including the joint venture BMW plant manufacturing carbon fiber for electric cars. Eric Sundby will be the Field Supervisor for Eastern Washington to help develop the expanding field team. And, a big thank you goes to Robert Gibson, Rob Painter, and Jeff Morasch for their business development and sales efforts in growing our client base in Eastern Washington.

What is this new Tableau Software we keep hearing about?

Tableau Software is a data visualization tool that provides a unique dashboard for our state of the art technology. Gathering data from multiple sources, crunching numbers and looking for trends over various spreadsheets is now a thing of the past. Tableau pulls information and delivers a comprehensive view at a glance.

Why is the prefabrication shop using Tableau Software?

Our 100,000 square foot prefabrication shop runs similarly to a lean manufacturing plant. We’re always looking for ways to reduce waste and achieve process excellence. Currently we’re using it for visibility for some of the most important metrics in the prefab shop: delivery, cost, and inventory. We can quickly check our dashboard for weekly and monthly performance and assess if we’re meeting budgets.

What type of visibility do you have now that you didn’t have before?

We’re able to problem solve in real time. For example, with our delivery stats we can identify any issues getting into a specific area, and we can see trends for what the best delivery times are, and how often we’re on time. We can make adjustments based on that data, which can include planning for more time or moving the delivery time.

We’re also able to track some national metrics like pounds per hour so we can assess how we’re performing compared to similar shops across the country. And, on the cost side, we can efficiently track types of material being made.

How is this changing the way we work?

It’s user friendly and convenient, enabling us to take action quickly and execute any necessary changes on the floor. It’s a great motivator as well. Our employees take a lot of pride in what they do, and this allows them to check stats and see where they rate. And as I split my time between the detailing department and the shop, when I am not present at a location I have the ability to check the dashboard and ensure that things are running correctly.
