SaffrOn Square: The TOwer The centrepiece of the development

is the impressive 43-storey tower, which will

create a dominant focal point for the new

Croydon skyline. Surrounded by lower rise

buildings that comprise the remaining

faCiliTieS The Tower offers safe and luxurious living with its

welcoming and spacious five-star entrance lobby

and concierge. To enhance the excellent levels

of security and convenience, entry to all

apartments will be gained via an electronic

entry phone system. A concierge service is on

hand 24 hours a day; additionally, there is secure

underground parking available on a right-to-park

basis on selected units for added peace of mind

for residents.

For those who are not car owners, The Tower will

offer a car-sharing club which will enable residents

to take advantage of all the convenience of a car

without actually owning one. For those with two

wheels, bicycle storage is also available for each

apartment. Green vehicle electric charging points

The Lobby

COnCierge hall & lObbyArchitecturally inspired by the iconic great halls

and monuments of the 50’s and 60’s artscene,

the concierge lobby is at the heart of residents’

facilities. Taking reference from art galleries,

auditoriums and concert halls, the design is both

theatrical and serene.

Filled with poetry, art and elegance, an open

construction with seating areas and galleries

conveys a relaxed feeling of space. This principle

concept infuses throughout all communal areas.

The space is defined by its volume, a dramatic

dark painted ceiling, filled with textured,

handcrafted detail and customised furnishings.

Here the visual and tactile combinations

of polished concrete, patinated brass, and

sustainably sourced timber balance

to create a convincing and coherent whole.

Handmade glass pendants hang over custom

designed seating, while the artwork beyond detail

the space with a touch of personality. But perhaps

the statement pieces here are the monumental

bronze screened lightbox and huge cast concrete

poetry wall depicting words and phrases from

some of England’s greatest poets. Rossetti, Keats

and Tennyson.

Just beyond The Lobby Hall is an intimate and

inviting space celebrating art from the locality.

In stunning and dramatic contrast with the double

height hall, the gallery areas across two floors are

designed to combine a sense of exclusivity with

local culture and lifestyle.

Moving through the space the main lift lobbies

are designed in five star hotel-esque style, using

smooth polished concrete surfaces, warm bronze

tones and references to poetry and the arts.

The Arthouse Lounge & Library

The arThOuSe lOunge & library‘The Arthouse’ was created by the designers

to combine a congenial space furnished in

contemporary style, displaying artwork and

messages from local artists that are integral

to the ambiance. Essentially a business lounge,

the design offers much more. This is a space

to socialise, to hold meetings, business events

and to catch up with colleagues or friends.

The Arthouse Lounge encourages a sociable

atmosphere, with leather banquette seating and

stools, iconic relaxed lounge chairs, all set against

floor to ceiling windows overlooking a spectacular

panorama of London’s bustling social scene.

A careful choice of materials designed to evoke

the most subtle of tones of a members club, offer

a palette of smart dark grey, tans and blacks.

The blend is both elegantly contemporary,

and young in vibe.

The Arthouse Lounge is a live space, dedicated

to sociability, a sense of occasion and as with

the concierge and gallery spaces an ever

changing celebration of original works

of art in an atmospheric setting.

The Arthouse Library has been designed

for residents looking for a quiet place to work

or sit and browse. As part of ‘The Arthouse’

it shares the same rich palette of colours,

but the atmposhere is a little more serene.

With large comfortable seating and a work

bench, residents are encouraged to use

the space for quieter work activities or can

be closed off for private meeting facilities.

This space features ‘art and artefacts’ shelving,

displaying small artworks and objets d’art

and book swap opportunities, in a thought

provoking environment.

The fiTneSS SuiTe A combination of bleached blond timbers,

contrasted with ebony oak and polished concrete,

residents are able to work out or unwind in equally

well-designed spaces.

Reminiscent of a stunning spa, The Fitness Suite is

entered through a lobby space with comfortable

soft seating, locker facilities and refreshʼroom with

polished black concrete vanity basins and full

height mirrors.

Dark grey mirrored glass lines the internal walls

and a specifically definedʼflexi-space is available

for yoga, insanity workouts or sessions with a

private trainer.

Linked by a dramatic floating ceiling raft, the two

main areas work in unison. Both relaxation and

rejuvenation is offered in a sophisticated, elegant

but structured and facility driven space.

Croydon regenerationA five-part masterplan for regeneration has

been planned for the next seven years by the

London Borough of Croydon, in partnership

with private enterprise. Croydon already has

the largest amount of office space in the

South East, excluding Central London, and

with billions of pounds promised by both

government and the private sector, Croydon

will become a beacon for opportunity in

business, leisure and the property sectors.

The MasTerplan

The regeneration programme includes

a strategy to transform the Croydon

Metropolitan Centre into a world-class

sustainable city centre. The project will

increase the wealth of sports, entertainment

and leisure facilities, as well as new homes

and a host of new business premises, all

integrated by excellent transport links. The

masterplan will reunite the eastern and

western sides of the Metropolitan Centre,

currently divided by the dual carriageway,

into a consolidated, thriving hub of activity.

Wellesley road

This part of the masterplan seeks to

transform Wellesley Road into a world-class

urban space. Saffron Square is an integral

part of the Wellesley Road masterplan and

has been identified as an ‘urban room’

within the enhanced public realm.

WesT Croydon sTaTion

The West Croydon masterplan focuses on

West Croydon station and its surrounding

area. It will deliver a new station and

a transport interchange, including

a transformed and well-connected

public zone.

easT Croydon sTaTion

Due to its excellent rail links with Gatwick

Airport, London Victoria and London Bridge,

East Croydon station is one of the busiest

stations in Britain outside Central London.

The East Croydon masterplan will

consolidate development proposals in the

vicinity of the station to deliver an improved

transport interchange and station building,

enhanced public amenities and a new

pedestrian footbridge.

Mid Croydon

This part of the masterplan covers

eight hectares in the heart of Croydon.

Regeneration proposes to incorporate new

council offices and significant public realm

improvements to enhance the setting of the

existing heritage assets.

College green

Finally, the vision for the masterplan

at College Green is to develop a learning

and cultural quarter, including a mixture

of residential, retail and leisure uses.

The aim is to create a vibrant, sustainable

environment that establishes College Green

as the destination for entertainment

weSTfield CrOydOn A new £1 billion regeneration scheme has

been announced in partnership with Westfield

to redevelop and combine both Centrale

and Whitgift shopping centres. Construction

is anticipated to commence in 2015 encompassing

retail, leisure and residential elements, creating a

premier retail destination for south London right on

your doorstep.

Westfield shopping centre is anticipated to open

in 2017 - 2018 creating 5,000 jobs, and will offer

1.5 million sq ft of retail space, a multi-screen

cinema, bowling alley and a multitude of

restaurants.

with almost 2.5 million sq ft of retail space attracting

Within a short walk of Saffron Square are two

shopping centres: the Whitgift Centre, with over

which has a flagship House of Fraser store and

A short distance from Saffron Square is Purley Way

lOCal lifeSTyle Croydon is London’s greenest borough, with 32%

of it being open or green space. It has seven

Green Flag parks and was the 2009 silver-class

winner of the prestigious RHS Britain in Bloom

award. Several areas around and within Croydon

are recognised nature walks and eco parks.

Within a short bus ride of Croydon’s centre is the

beautiful Carshalton Ponds, and further west,

the acres of green space on Banstead Common.

Sporting facilities in the area include swimming

baths, cricket and football pitches and clubs,

and five nearby golf courses.

Within a five-minute walk of Saffron Square is

DESIGNED TO HIGH SUSTAINAbILITY STANDARDS

All the apartments within the Saffron Square

tower will be constructed to the EcoHomes

‘Very Good’ standard. EcoHomes is a

Government scheme which seeks to

improve the sustainability of new homes,

focusing on design and construction to

improve the environmental impact of each

home. To achieve the EcoHomes ‘Very

Good’ standard, a home must perform

better than the average existing home.

ENERGY EFFICIENCY

The homes at Saffron Square are designed

to be very efficient in their use of energy.

Energy-saving features include: low-energy

lighting throughout the development

including energy-efficient ceiling

downlighters; energy-efficient A+ rated

integrated fridge freezers and A rated

dishwashers; and extract ventilation systems

with heat recovery. In addition, high levels

of thermal insulation and an energy-efficient

building fabric will reduce heat loss from

all the properties. The energy efficiency of

the homes will help to lower fuel bills and

reduce the overall contribution to climate

change, through lower energy consumption

and lower carbon dioxide emissions.

LOW CARbON / RENEWAbLE ENERGY

Heating and hot water is supplied to all

apartments through an efficient communal

heating system. A combined heat and

power generation plant is provided on

site. This will be sufficient to reduce carbon

dioxide emissions by more than 30%.

REDUCING WATER USE

The water-consuming fixtures and fittings

in the homes are selected to make sure

that they use less water than the average

household in the UK. This includes water-

efficient taps, showers and toilets with

dual flush mechanisms.

ENHANCING ECOLOGY

Saffron Square residents have the use

of pleasant shared spaces where plants

and wildlife are encouraged to flourish.

This includes the landscaped area already

constructed as part of the first phase of

homes, which has been designed to create

an attractive new habitat for many species

of birds and plants. In addition, many of

the buildings at Saffron Square have roofs

that provide terraces and gardens. Saffron

Square will be managed with sustainability

and ecological responsibility as a key focus

at every stage.

SUSTAINAbLE TRAvEL

The development is 0.6 miles from East

Croydon station, one of London’s best

connected public transport hubs, with

mainline rail links from the South Coast

and Gatwick Airport to London Bridge

and Central London in less than 20 minutes*.

It is also 0.2 miles from West Croydon station,

which has fast and convenient London

Overground connections to the City, Canary

Wharf and the London Underground

network from West Croydon. Secure cycle

storage for each property is provided

in the basement of the development to

encourage cycling. In addition there are

REDUCING WASTE

Driving From the M25, take Junction 7 for the M23.

As the M23 merges into the A23 follow signs

for Purley & Croydon. Take the A232 to your

right at Purley Cross. Turn left at the Fairfield

Hall roundabout onto the A212 Wellesley

Road. Saffron Square is located on the right-

hand side, a short distance past the Whitgift

shopping centre.

Walking from West Croydon Turn left out of West Croydon Station, then

take the first road on your left, Station Road.

Walk to the end of Station Road and turn right

onto Wellesley Rd. Saffron Square is located

on the left hand side, on the opposite side of

the road.

Walking from East Croydon Turn right out of the station and walk down

George Street. Turn right into Dingwall Rd.

When you reach the roundabout, take the 1st

exit down Landsdowne Road. At the end of

the road turn right onto Wellesley Road. Walk

for 250m and Saffron Square will be located

on the right hand side.
