Let’s Swap is a mutual exchange, or home swapping service, for residents of housing associations like the Accord Group, across the West Midlands. Developed by the WMBUS (West Midlands Best Use of Stock) partnership, the service allows people to advertise their homes, search for a swap and then apply online.     We hope that youve had a lovely summer and enjoyed the warm weather. Maybe youve even come along to one of the events held by your housing association?

    From fun days to trips to the seaside, theres been plenty to get involved in. You can see photos from some of the events in our photo special on page 10.

    If youre looking for work and need a helping hand, weve also got some top tips on bouncing back from a job rejection and information on jobs and skills coaches who can offer support and advice, all on page 6.

    While on page 9, you can find out all you need to know about opening a bank account, from the difference between a current and basic one to how you can apply.

    I would like to pass my thanks onto Greenscape. Every time they come down to Cwerne Gardens they leave the grounds looking beautiful. My neighbours work really hard, every day of the year, to keep the grounds looking good too and I think George, Lynne, Bob, Sharon and Beryl in particular deserve a mention in this newsletter. The grounds of Cwerne Gardens are beautiful, an absolute marvel!

It was a lovely day and weve had lots of positive feedback from residents to say how much they enjoyed it. Id now really like residents suggestions on where they would like to go for next years trip, which is planned for 9 August, 2014.     Home sweet home - first families move into new homes

    The first families of a new housing development in the heart of West Bromwich town centre have moved into their new homes.

    Managed by Caldmoreaccord, the homes are made up of high-quality three and four-bedroom houses and apartments for affordable rent and sale.

    The first lot of homes was completed in July, with Mr Shalikur Rahman and his family amongst one of the first to move in.

    The whole development, which is situated off Overend Street, is set to be completed by July next year.

    Alan Yates, Executive Director of Regeneration at the Accord Group, said: Its great to welcome the first families to Urban 180 and hear first-hand how happy they are in their new homes.

    Holiday Kitchen cooks up help for 3,000

    People with dementia in the Black Country are being invited to take part in a pioneering project to develop technology which will help them around the home.

    The Accord Group is one of just a handful of organisations chosen to carry out the research as part of the PIA (Personal IADL Assistant) project.

    Dementia specialists will interview people in Walsall, Sandwell and Dudley with early onset dementia in a bid to

    understand the struggles they face around the home.

    The findings will then be used to develop and trial a smart touch-screen system that will help people with dementia to carry out day-to-day tasks, like washing clothes or cooking, using video clips.

    Nearly 3,000 pack-lunches were provided to children in Birmingham over the school holidays as part of a project run by Ashram Housing Association.

    Ashram gave out the lunches to children taking part in holiday activities across East Birmingham, including the Bordesley Green Pod, as part of its successful Holiday Kitchen project, which you may have read about in a previous edition of Our House.

    As well as providing packed lunches, children who took part in the project based at the Wildlife Trust Eco Park in Bordesley Green, also got to do fun outdoor activities like pond dipping, going on mini beast hunts and building campfires. The Holiday Kitchen project was funded by Children in Need.

    Kettle on for support at cafes People who have a family member with dementia are being invited to come and have a coffee with us at one of our cafes.

    Held monthly, the Accord Groups free Dementia Caf support groups are open to anyone living in Sandwell and Walsall that has, or cares for someone, with dementia.

    Each caf, which lasts for two hours, is friendly and comfortable and there are lots of opportunities to socialise and get information and support.

    The cafs are run in collaboration with organisations including The Kaleidoscope Plus Group, Options for Life, West Bromwich African Caribbean Resource Centre, BUDS and Age UK Walsall.

    Beef and vegetable pieWith the colder months just around the corner, this twist on a traditional winter warmer of a recipe is sure to keep you snug. Ingredients 750g minced beef or lamb 1 onion (finely chopped) 2 cloves of garlic peeled and crushed 1 chilli pepper 2 tablespoons of curry powder 2 red peppers diced (deseeded) 250g green beans cut lengthwise 1 carrot diced 6 tablespoons of tomato puree 200g passata 350g of natural yoghurt 4 eggs Coriander (chopped)

    Preparation method1. Preheat oven to 160 degrees/gas mark 4. Place cooking oil or oil spray into a frying pan, add mince, cook until brown. Dont allow to stick. Add onions, stir in and soften. Add garlic, chilli, curry powder, red peppers, green beans and carrots then stir fry for three minutes.

    2. Remove pan from the heat and stir in the passata and tomato puree. Place the mixture into a shallow Pyrex dish and press down well.

    3. Beat eggs with yoghurt, stir in chopped coriander and add salt and black pepper, pour the mixture over mince mixture evenly. Cook in oven for almost 50 minutes until golden brown. Serve with a mixed salad, preferably a leafy one and garnish with sliced tomato.

    RecipeHealthy eating programme passes the taste test

    A free healthy eating programme has been given the thumbs up by residents who got to taste nutritious meals from across the globe.

    Claire Robinson and Esther Jarman were just two of the people who attended a five-week course run by Caldmoreaccord and Walsall NHS to promote healthy eating.

    Esther, who lives in Darlaston, said: I fully enjoyed the course. My daughter even came to one session with me.

    Claire, also from Darlaston, added: Ive taken on board some very useful tips, hints and advice on how to cook healthy meals which I can pass onto my children and encourage a healthier diet and lifestyle.

    Ran throughout July, the programme covered different food groups, the importance of having a balanced diet, portion sizes, different types of fat and reducing sugar and salt.

    Mental health disorders affect nearly 12 per cent of

    the worlds population.

    Anxiety is the most common mental disorder in the UK. nine per cent meet

    the criteria for diagnosis.

    One in four British adults experience at least one

    diagnosable mental health problem in any one year

    Depression affects one in five older people living in the community and two in five living in care homes.

    One in 10 young people aged five-16 suffer from a diagnosable mental health

    disorder in the UK.

    Children find their voice for fundraising song

    What is Nissa Ashram?

    Nissa Ashram is a housing scheme for women who have mental health concerns. It is made up of 10 self-contained apartments, a communal lounge and kitchen and a large garden.

    Where is it?

    The scheme is in Sparkhill in Birmingham and is close to the many shops and restaurants on the Stratford Road, as well as other local amenities like places of worship and doctors surgeries.

    Can I live there?

    The scheme is specifically for women who have mental health issues which require some support. If you think this applies to you, or a family member, then call Roshan Sandhu on 0121 764 3822 who can provide more details and talk you through the referral process.

    Think you know about mental health?On the 10 October, it will be World Mental Health Day. It may surprise you to know that one in four people will experience a mental health problem in any given year. Here are five other facts from the health and well-being charity, The Kaleidoscope Plus Group, that you may not know about mental health.

    New service for people with dementia A new service to help people with dementia to cope with their condition has been launched in Staffordshire.

    The Peer Support Project teaches self-help techniques to people with dementia, and their family carers, to help them feel safe at home.

    Around 11,000 people in Staffordshire have dementia, with two thirds living at home and being cared for by a carer or family member.

    The support group meets every Monday from 1.30pm-3.30pm at Brew House, Union Street, Burton-Upon-Trent, Staffordshire, DE14 1EB.

    A moving song written and performed by children from an Ashram Housing Association refuge has been released for sale on iTunes. Called You and Me, the poignant song has been launched to raise awareness of the impact domestic abuse has on children. Featuring the voices of 10 children, the track - which is available to buy for 79p - includes lyrics about what its like to be a child witnessing domestic abuse. All money raised from the sale of the single will go towards providing educational and therapeutic services for children living at the refuge.     Didnt get that dream job? Dont let it get you down. Mike Rogers, Social Innovations Worker at Fry Housing Trust, gives his five top tips for bouncing back from a rejection.

    Dont let rejection get you down. Whatever your chosen career you are going to get rejected at some stage and most likely at the beginning. View every no as one step closer to a yes.

    Try and find out who did get the position and why. You will feel much better if you discover that the candidate who beat you did so because of factors that were completely beyond your control like personal connections and experience.

    Think about what went right and wrong in the interview. Were there any responses you gave that got a really good reaction? Keep using those. Were there any that got a negative response? Refine these so you go into your next interview with even more confidence.

    Address the issues for not getting the job. If it was a poor interview ask your local jobs and skills coach for a mock interview session. If it was lack of knowledge or experience, then speak to your local jobs and skills coach about work placements or volunteering opportunities.

    Take time out. Not getting a job that you wanted is never easy. You will have good days and bad days. There is nothing wrong with allowing some time to heal.

    Skills swapping scheme boosts community spirit

    A unique skills swapping scheme that was the first to be launched in Walsall a year ago is being credited with boosting community spirit.

    The Time for Real time bank, run by Caldmoreaccord, allows people to exchange a host of skills free of charge. For every hour that someone spends doing a task, such as gardening or dog walking, they get an hours worth of work from another member of the community.

    Based at the Village Hub in Caldmore, the time bank has 64 members who to date have exchanged 453 hours and offer over 90 different skills. Dewitt Palmer is one of the people who volunteers at the time bank in exchange

    for help maintaining his garden.

    He said: Im a wheelchair user and before I joined the time bank I hadnt been out in my garden for six years. It was very overgrown but I couldnt maintain it myself and I didnt know who to ask for help.

    Now I volunteer at the time bank and offer computer skills in return for mowing my lawn and getting rid of weeds. I think there are lots of people out there that want to help but they dont know how, the time bank makes it easy.

    Ive lived at Riverside Co-operative for 11 and a half years but I havent always got involved in the running of it. Not long after I moved in, I fell ill and struggled to attend the co-operative meetings.

    Over the last few years though, things have changed. I started volunteering as a Lettings Officer at Redditch Co-operative Homes and my confidence rocketed.

    As part of the role, I help to interview potential co-operative members, fill in various forms and make telephone calls.

    Id never done any office work but now, thanks to volunteering at Redditch Co-operative Homes, Ive got a part-time job as an office administrator at a local company.

    Last year, I was also nominated as Chair of my co-operative and as a Board member for Redditch Co-operative Homes. At first I was really nervous

    about taking on the two roles but its been great.

    The Board meets every quarter and is made up of different co-operative members and staff from Redditch Co-operative Homes. Councillor Bill Hartnett chairs the meetings and we discuss reports and can ask questions.

    Its really increased my confidence and if theres some jargon that I dont understand Hazel, Lindsey or Nathan from Redditch Co-operative Homes are always on hand to explain.

    Ive only been a Board member for a year but Id really like to be nominated again. Its really helped improve my confidence and opened up a whole new world to me.

  • Making it count with CassandraCassandra Lewington is the Money Advisor for Ashram Housing Association and Moseley and District.

    Since I became the Money Advisor for Ashram and Moseley and District in April, Ive received over 70 enquiries from residents.

    The help Ive given has ranged from support in filling in application forms for benefits to situations where, because of an emergency, a resident has been left with no money.

    I often visit people in their homes to see how I can help them at a time that is convenient for them. Well talk about what is worrying them in regards to managing their money and the help that is available.

    Ive had positive feedback from the people Ive helped so far but Im always looking to improve the service and will be sending out surveys for your comments and suggestions.

    The changes to welfare benefits are having a huge impact on peoples lives. If I can help, sometimes albeit in a small way, then the impact on a resident can only be positive.

    I help customers to look at their household income and support them to maximise it and reduce any rent arrears that they may have.

    Which areas do you cover?

    I work with customers of Moseley and District throughout Birmingham. This includes Kings Heath, Moseley, Edgbaston, Kings Norton, Sparkbrook and Sparkhill.

    How long have you worked in your current job and what did you do before?

    Ive been an Income Officer at Moseley and District for just four weeks. Before then, I was Head of Income for Charnwood Borough Council.

    What do you enjoy about your job?

    I really enjoy providing a good customer service and offering advice and support. I also like sign-posting customers to internal and eternal agencies, where appropriate, so that they can get even more help and support.

    Theres not enough social housing and the private sector is too expensive. One thing that could be done is to make renting an easier and cheaper option by introducing rent caps.

    Pocket the right advice to say no to debt In a survey about debt, Citizens Advice found that most people owe between 1,000 and 20,000, with a staggering one in 10 owing more than 30,000.

    Managing money successfully is hard work and it can be easy to slip into debt. It can be especially tricky for first-time tenants who havent experienced juggling household bills and rent before.

    Luckily a new service has been launched to help young people in Birmingham to manage their money, stay out of debt and away from loan sharks.

    Called Pay Ahead, Stay Ahead, the service, for 16-24 year olds, combines online advice with workshops and one-to-one support.

    Emma Wright, Pay Ahead, Stay Ahead Programme Manager, said: If you live in Birmingham, are aged 16 to 24, and are in the first six months of your first tenancy, then we can help.

    We offer a training programme to look at budgeting and financial issues in more depth and a green doctor can visit your home to see how you can make it more eco-friendly and therefore cheaper to run.

    Left out by my friends -the truth about bullying According to isafe.org, about 77 per cent of students have admitted to being the victims of at least one type of bullying.

    Most people experience some form of bullying in their lifetime. So in this issue, we felt it was important to explore the issue. Young reporter Amy Hedgecock spoke to one young person, who wished to remain anonymous, about their experience of bullying.

    Tell me about your experience of being bullied? I was laughed at, threatened and left out by my friends. It was one of the worst experiences of my life.

    How did you deal with it?I spoke to people about it; other friends and my family. It felt good to let it all out. A problem shared is a problem halved.

    Do you have any advice for people who are being bullied?Just remember that youll get through it. It wont carry on forever. You wont know the people forever.

    FIVE FACTS ABOUT Credit Unions

    Overdraft Lets you spend more money than is in your account but the banks usually charge interest on this. You wont get an overdraft with basic bank accounts.

    Direct Debit Helps you pay bills directly from your account. Its a great way to pay your rent, allowing the company youre paying to take money from your account on a specific date. The company must tell you in advance if they plan to change the amount or the date.

    Open to everyone

    Everyone can join a credit union. Unlike banks that have shareholders, credit unions allow you to receive the dividend yourself. They also actively seek to get you involved, whether its as a volunteer helping at collection points or attending annual general meetings.

    Help you to save

    If you can save a 1, than you can save it in a credit union. Many banks like you to keep a minimum in your account or to have wages or benefits paid into it before theyll allow you to open an account. Not with a Credit Union. The amount you choose to save and when, is up to you.

    Affordable place to borrow money

    A typical credit union first loan is around 50 and 400 and is based on your ability to repay, not your credit rating. Once youre a member of a credit union, you can apply for a loan.

    Insured and regulated

    Every penny you save with a credit union is safe as its covered by the Financial Services Compensation Scheme. They also have a limit on how much you can save, depending on the size of the credit union. The average maximum is normally 15,000.

    Young savers

    Many credit unions work hard to encourage children to develop the saving habit. Some do this by helping primary schools to set up collection points run for pupils to save.

    Getting ready for Universal Credit Universal Credit is a new benefit that has started to replace six existing ones (Income-based Job Seekers Allowance, Income-Related Employment Support Allowance, Income Support, Working Tax Credits, Child Tax Credits and Housing Benefit) with a single monthly payment. It will be means-tested and for people of working age.

    What does it mean to me?All your benefits will be paid in one single payment. This will include Housing Benefit - even if youve had it paid directly to your housing association in the past.

    When will it happen?The rollout of Universal Credit has already started in parts of the country. It will be gradually rolled out everywhere from October and completed by 2017. At the time of going to print, we understand that none of the Jobcentres in the Midlands, other than Rugby, will be rolling out Universal Credit in October. So it will be unlikely to affect any residents until 2014. Well continue to update you.

    How can I prepare for Universal Credit? We recommend that you get a bank account and set up a direct debit to pay your rent. This will make sure that you dont fall into rent arrears. Its also important that if you need advice and further information, you ask for it sooner rather than later.

    How do I... Open a back account? What kind of accounts are there?There are two main types of bank account current and basic.

    Tell me about a basic bank account.n You can only spend whats in your accountn You cant overspendn You get a cash card to withdraw cashn You dont get a cheque book.Sounds good. Tell me about a current account too.n You get a debit card which you can use to withdraw money and pay for goods

    in shopsn You may get a cheque bookn You may get interest on money you leave in your accountn You can apply for an overdraftn You may have to pay a monthly fee.How can I apply for a bank account? You can open a basic or current bank account with high street banks, building societies and credit unions. Once opened, you can arrange to have your wages and benefits paid into it. You can set up direct debits too.

    Anything else I need to know? Banks arent allowed to use benefit payments to clear an overdraft. This is called the first right of appropriation. However, you need to tell them in writing which you can do by filling in a form that you can get from your housing association.

    Six questions with

    What is your name and what do you do?

    My name is Ashley Lovell and Im the new Resident Engagement Apprentice.

    What does your job involve on a day-to-day basis?

    I work with staff from across the Accord Group, local authorities and agencies to find out what they offer young people and how we can get them involved. I meet residents on a regular basis to discuss ideas for involvement, activities and events, even campaigns that we can do around issues that affect them.

    How long have you worked in your current job and what did you do before?

    I have been in my current role since July and before this I worked in Executive services for Caldmoreaccord. Before that I was unemployed for well over a year. I studied business and I was the President of the Students Union.

    What do you enjoy most about your job?

    I love everything about my job. I really enjoy meeting new people, coming up with ideas for events and activities, talking to all the other agencies and partners and finding out what they are doing.

    Why is what you do important to me?

    My role is important because young people are often forgotten by a lot of organisations and its important to give them a voice and opportunities to get involved. Young people have a lot of energy, a wealth of knowledge and different skills and often some downright amazing ideas!

    A new residents forum described as positive and educational has been launched in Coventry.

    The group, for residents of Alan Marcell Close, Robert Manford Way and Gilbert Horrell Close, meet on a regular basis to discuss the issues that matter to them.

    Staff from Ashram Housing Association also attend the meetings and the group have used a special 3D model to explore how things can be improved on their estate.

    Amanda Nicholls, Director of Ashram Housing Association, said: The Planning for Real model has, yet again, proved to be a fabulous tool for resident engagement because it enables people to actively participate in an informal and fully-inclusive way.

    Despite having experienced issues with their heating system, residents have come together to tackle other matters so that their estate is one that they can be really proud of.

    Wendy Bolas, a resident who has attended the meetings, said: The meetings have been positive and educational. I am optimistic about the future of our estate.

    A DVD of the resident annual report 2013 following the journey of the Accord Group and highlighting how well it has performed this year - is out now. Produced by residents, in association with Broadcast Media Services, the film includes features on topics ranging from repairs to resident involvement.

    Housing associations team up to clean up A group of Birmingham housing associations teamed up to remove bags of rubbish dumped in a Moseley alleyway during two clean-ups.

    Around 40 bags of rubble and bricks and a whole tipper truck full of garden waste has been cleared from the alleyway between Church Road, Woodstock Road, Woodhurst Road and Sandhurst Road.

    Dumped rubbish, including mattresses, a sofa and household waste, was also taken away and broken fence panels were fixed and treated.

    Katie Gallon, Trainee Housing Officer at Moseley and District, said: Hours of work have been put in to cleaning up this alleyway. Its been really successful with lots of team work between different organisations.

    Members of Caldmoreaccords Time for Real time bank (which you can read more about on page 6) also helped out during the clean-ups, which took place in August.

    You said, we did! We take your complaints and request seriously, so in this newsletter we will explain how we are improving our services for you.

    You told us that you werent happy with the way that we kept you updated about repairs to your

    homes. Now, the contractors that we employ to carry out repairs Lovell - send a text message confirming your

    appointment and another one two days beforehand. They must also now give you the details of any follow-up work that is needed before they leave your home.

    You also told us that you werent happy with our approach to leaks in your home. In response, if there is an out-of-hours leak in your home, we will now make contact with you before 12pm the following day.

    A resident has risen through the ranks to become an estates officer after joining the organisation as an apprentice.

    Thomas Raybould, a Caldmoreaccord resident, is now an Estates Officer, with an NVQ level 3 in electrical installation, after joining the organisation three years ago aged just 18.

    As part of his job as Estates Officer, Thomas carries out a range of jobs from fire alarm checks and emergency light checks to electrical maintenance and site inspections.

    Surjit Singh Rai, Estate Services Manager, said: Thomas has been essential in the creation and expansion of the electrical team, with two more electricians being hired since his arrival.

    The Estates and Facilities team has benefited greatly from his expertise and desire to provide a good service to fellow residents and he is a shining example of how an apprenticeship can lead to great things.

    Birmingham homes get green makeoversHomes across Birmingham have been given green makeovers in a bid to help families save money on their energy bills.

    Bchs has installed loft and cavity wall insulation to 24 homes in Handsworth, Bordesley Green and Small Heath. Five homes have also been fitted with external wall insulation and two have solar thermal panels installed, which covert sun rays into energy to heat hot water. Bchs hope that the extensive programme of works will help families save money on their energy bills.

    Nur Hussan, a bchs resident from Handsworth who has had external wall insulation fitted to his home, said: Im really happy with the work and hope that it will keep my home warmer in the winter and mean that I spend less on my gas bills.

    Chris digs deep to transform garden

    A green-fingered Birmingham man has dug deep to transform the garden at the housing scheme where he lives.

    Chris Bishop has spent the summer cutting back weeds, planting new shrubs, creating an allotment and patio area and rebuilding a disused BBQ.

    The 38-year-old was inspired to make-over the garden as his bedroom overlooks it and he thought it had lots of potential to blossom.

    Chris, a Fry Housing Trust customer, said: Its a huge garden but it didnt look great and it wasnt really used but I could see it had potential.

    Now we have new flower beds, a memorial area to sit and unwind and a polly tunnel to grow fruit and vegetables.

    Eco home development draws closer A development of eco-friendly timber-frame homes being built in West Bromwich is moving forward, with the latest phase underway.

    A 45 foot crane has lifted timber panels into place as part of work to build 38 new homes in Beaconview Road, Charlemont Farm.

    Once complete, the development will feature 12 two-bedroom apartments, four two-bedroom houses, eight three-bedroom houses and four four-bedroom houses for affordable rent.

    It will also include six two-bedroom houses and four three-bedroom houses for first-time buyers who are struggling to get their foot on the property ladder.

    The homes will be managed by bchs and the timber panels are being manufactured at the Accord Groups LoCaL Homes factory in Walsall.

    Conference gets thumbs upTopics such as tenant empowerment, developing new homes and welfare reform were all on the agenda at the annual CCH Conference.

    The event, held at Warwick University this year, was attended by members of Victoria, Paddock, 2020 and Balsall Health co-operatives, which bchs work closely with. Ian Cook, from Victoria Housing Co-operative, said: It was a very interesting conference, with question and answer sessions and workshops on a variety of topical subjects.
