YOU’LL NEVERWANT TO LEAVECENTRAL FLORIDAIt all started with my grandparents some 60 years ago, when they relocated to Central Florida with the Glenn L Martin Company. My parents soon followed and Daddy de-cided Central Florida would be a great place to stay and raise a family.

And so, decades later, here we all are. With the exception of one sister, my siblings all still live here, and we’ve all raised our own families.

Central Florida was a wonderful place to grow up, even without the theme parks. After all, we had uncluttered beaches, clean lakes and fabulous year-round weather — why would anyone want to leave?

My folks figured something out early on: Florida is a great place to be. In fact, a re-cent Harris poll revealed that Florida is the top choice of where — excluding their own states — people would most like to live.

In the past year, an astonishing 365,000 of those people have relocated to Florida, second only to Texas in the sheer number of reloca-tors. The Sunshine State is now the third-most populous state, behind California and Texas.

So, who’s moving to Florida? Simple an-swer — everyone. Florida has always been known as a retirement destination, and that hasn’t changed. Our state still attracts more than 30 percent of the nation’s retirees.

But Florida isn’t just about the 55-plus mar-ket. Millennials, who in other markets have start-ed to shy away from homeownership, buck the trend locally. Fueled by excellent career opportu-nities, Central Florida has earned the distinction of being named a “millennial boomtown.”

When younger people come here, they plan to stay.

f you haven’t heard of CalAtlantic Homes, you soon will. It’s the fourth-largest homebuilding company in the U.S. — and has a presence in more than 30 communities in Central Florida alone.

here aren’t many opportunities for lakefront liv-ing near the region’s major attractions in a location that seems secluded and luxuriously laid back. Bel-lalago, though, manages to be near the action but seemingly far removed from the hustle-bustle.

Many buyers, especially high-income buyers, choose to build custom homes — meaning the homes are one-of-a-kind, built from original sets of plans. However, many custom builders also have portfolios from which buyers select basic plans and modify them.

In that case, is it still a custom home? Perhaps not by the strictest definition. “Semi-custom” may be a more appropriate term, depending upon the scope of the changes made to the portfolio plan.

“There’s been a specific definition of what a true custom home is,” says Jeff Schnellmann, chief operating officer of

Orlando-based Silliman CitySide. “Some of us build inside that definition and some us build outside it. I would say the definition about what constitutes a custom home is broader these days.”

Indeed, some production builders are offering bigger homes and selling them at prices only custom builders could command 10 or 15 years ago. “They’re adding a tier to their product line that’s a bigger version of one of their models, and they’re positioning it as a custom home in the million-dollar-plus market,” says Greg Hardwick, owner of Maitland-based Hardwick General Contracting.


Still, there’s a difference. Custom builders are generally lo-cally owned and operated, which means they can be far more flexible. And because they build only a handful of homes a year, they can offer the kind of lavish personal attention on their buyers that a national company can’t.

Regardless of definitions, building a custom home — wheth-er it’s truly one-of-a-kind or uses a builder’s plan book as a start-ing point — is always going to be more complicated than pick-ing a basic model offered by a production-home builder then selecting fixtures and finishes from a design center.

And, as with remodeling, the process requires considerable

In Orlando, some of the best custom builders are members of the Master Custom Builder Council (MCBC), a highly selective organization that requires its members to meet cer-tain financial stability requirements as well as adhere to a rigid code of ethics.

Matt Trask, vice president of Sanford-based Dave Brewer Inc. and president of MCBC, says that builders who’ve been accepted for membership by the tight-knit organization have


already undergone an extensive vetting process. However, he notes, some non-MCBC builders may simply not be joiners by nature, or may not wish to dedicate the time required to make the most of membership in a professional organization.

“Participation in organizations, such as MCBC, is one of many criteria you should consider in selecting a custom build-er,” Trask says.

Florida Homebuyer Orlando interviewed some the region’s top custom builders about the process of creating a custom home — from conception to completion — and how to make certain everyone involved is happy with the result. Here’s what they had to say:

I understand the custom-home market is really on the up-swing. Is that true? If so, how come?

Yes, like the rest of the building industry, the custom sector is making a strong comeback. But pent-up demand for cus-tom homes is tempered by fewer available lots.

While most custom builders prefer to build in luxury new-home communities with lots of amenities, those situations are less common than they once were. So the custom contingent is also actively looking for infill opportunities in established areas.

“The market is limited by a lack of new, high-end com-munities; the recession stopped luxury developments,” says Derrick Koger, owner of Kissimmee-based Derrick Builders,

which is building multimillion-dollar homes in Golden Oak at Walt Disney World Resort, where homes range in price from $3 million to $5 million.

“That’s a nice niche that Disney can provide,” says Koger. But beyond that unique situation, he doesn’t see any new Isle-worth- or Lake Nona Country Club-type developments on the horizon.

Plus, deep-pocketed production builders have for years been stockpiling land so they’d be ready for the inevitable recovery. Over the past several years, their long-delayed master-planned communities have either gotten underway or expanded.

Custom homes — true custom homes — aren’t available in most such communities. “It’s becoming difficult to find available lots for custom homes because production builders have come back strong in the past few years, buying up and developing land,” says Jorge Ulibarri, owner of Longwood-based Cornerstone Custom Construction.

But Ulibari and others say they’re learning to like infill de-velopment, which usually involves tearing down an outdated home in a place like Winter Park, College Park, Maitland or any one of Central Florida’s more mature suburbs where the housing stock is aging.


“Building a custom home on an infill lot offers the beauty and ambiance of an established area with mature landscap-ing,” he says. “The challenge is complying with local building codes and restrictions, especially where neighbors are trying to prevent the construction of ‘McMansions’ that detract from the character of the neighborhood.”

Hardwick, who says 90 percent of his business is infill develop-ment, adds that overly conservative appraisals that hinder bor-rowing are a factor limiting growth in the custom-home arena.

“Appraisals don’t reflect the true value of personalized fea-tures in a custom home,” he says. “I think appraisers need

to be better educated on assessing the value of new custom homes against resales or production homes.”

Dan Natoli, broker associate with Orlando-based Regal Real Estate Professionals, agrees.

“The appraisal process often provides obstacles to custom-home financing because appraisers won’t put in the time and effort to do them correctly,“ he says. “They can’t take a formu-laic approach. They need to do the extra research.”

Despite the obstacles, adds Hardwick, “there are still peo-ple who demand custom homes — and these are the kind of people who want what they want.”

I’m one of those people! So I guess I need to find an archi-tect first, right?

Not necessarily. Most custom builders can relate stories about buyers who show up with a full set of plans they’ve commissioned only to find that it’s impossible to build the home they envisioned at a reasonable cost.

“We actually prefer they don’t come to us with plans,” says Trask, who says it’s best to talk to the builder about what you want and need — and what your budget is — and work with a cohesive team from start to finish.

“It can be a nightmare,” adds Valery Tucker, president of Windermere-based Stonebridge Homes. Sometimes, Tucker and others say, clients show up with elaborate plans only to find that they can’t be built for anything close to what the cli-ent is willing to spend.

However, many architects and building designers — a building designer, by the way, is not an architect, but has been certified to design single-family homes — say they are quite adept at designing within the confines of a budget.

In any case, most custom builders don’t like to bid against one another on a set of pre-drawn plans. There are so many cost-impacting variables at play that it’s difficult to make apples-to-apples comparisons. Anyway, the lowest bid may be the costliest option in the long run — especially if the contractor is sub-par.

“If someone wants to get another price, okay,” says Trask. “But if it’s a competition with nine other builders in the mix,

we’ll just pass.”The best advice? Assemble a team and make sure everyone

is on the same page — or the same blueprint, as it were. With so much money on the line, a team effort is mandatory.

Some builders describe themselves as “design-build” com-panies. What does that mean, exactly?

With a design-build contract — in which the builder drives the process from conception through construction — the ar-chitect is part of a team and reports to the builder, not to you.

A particularly hands-on owner may find that unappealing. The upside, however, is that a design-build contract offers a single point of contact and, arguably, tighter cost controls.

“There’s a personal connection required between the owner and the builder,” says Schnellmann. Trask agrees. “Our cli-ents recognize and appreciate quality and personal service,” he says. “It’s like when buying a car, the difference in service you’ll get from a Ferrari dealer.”

Most custom builders either have their own architect or de-signer or have solid, long-term working relationships with the area’s top professionals. The consensus seems to be, go to the builder first.

While just showing up at a builder’s office with a set of plans might work out, you’re more likely to get a better result — and stick to your budget — when a cohesive team is as-sembled from the outset.


I’d love to build a custom home, but don’t they cost a lot of money compared to a production home?

Many — but not all — custom homes cost from the high six figures to more than $1 million, in large part because they’re bigger and feature upscale finishes and leading-edge technology.

Also, custom builders may build only a handful of homes each year, while production builders make their money on vol-ume and replication. Not all custom homes are huge — some builders say they’ve built homes as small as 3,000 square feet,

while others typically build in the 8,000-square-foot-plus range.Most custom builders say they can build a home for between

$180 and $230 per square foot, but there’s no average because each home is different — and each client has his or her costly quirks.

One person, for example, might spend tens of thousands of dollars on a specially designed spiral staircase. Another might insist that ceiling beams be salvaged from a barn in Vermont.

“Something like plumbing can also make costs go through the roof,” says Tucker. And while custom builders don’t forbid clients from shopping around and suggesting less expensive

products they’ve discovered online, they very much doubt that you’ll happen upon something they’ve never heard of.

They also discourage clients from suggesting subcontrac-tors. In the relatively small world of custom building, con-tractors generally have cultivated long relationships with their subs and know who’ll deliver quality work.

“We try to be flexible, but we usually say no,” says Trask. “We use our own subs.”

Even so, many custom homes come in over budget mainly because clients change their minds or think of something new

that they simply can’t do without. “Beware of change orders, because they can quickly add up,” says Ulibarri. “Do your homework on the front end. Go through all of your finishes and specifications and make sure every item that you want in your home is included.”

What are some tips for selecting a custom builder?It goes without saying — although we’re saying it — that

any builder should have the proper state licenses. But the se-lection process goes far beyond that.


Nobody wants to be in the middle of a new-home project and have the builder go out of business. So, assuming you’re getting a construction loan, ask your banker to run a credit check on the builder you’re considering.

A builder with poor credit might not pay subcontractors, which would entail liens. Likewise, a builder with financial difficulties might lowball a job just to generate cash flow. MCBC members would have been checked out for financial stability, but it never hurts to do your own snooping.

Follow up on references, of course. But, naturally, no build-

er is going to suggest that you visit with an unhappy cus-tomer. You can search county permitting offices and see who’s built what — and then check out a sampling of those homes.

Having said all that, once you make up your mind, don’t drag your feet. Prices are going up as demand increases. That’s simple supply and demand. Land costs more, labor costs more, materials cost more.

“Waiting to close the deal will only add to the cost of your custom home,” says Ulibarri. “That’s one of the biggest mis-takes that clients make in today’s marketplace. Clients need to

be decisive and know what they want and move forward or expect price increases.

Personal rapport is also important. The custom builder will be part of the family for perhaps a year or more — and is spending a considerable sum of your money. You have to be comfortable communicating with him or her.

That doesn’t mean you automatically need to select the per-son you’d be most comfortable having a beer with — but you at least need to select someone who’ll listen and be responsive to your concerns.

Also, since most custom builders commit to only a handful of homes each year, find out how often he or she visits the job site. If the builder isn’t the on-site supervisor, then who is? Is that person also someone whose credentials and communica-tions skills and impress you?

So what’s hot in custom homes?Many of today’s custom homes look and feel quite different

from those built 10 or 15 years ago, a number of which aimed for Mediterranean grandeur punctuated by ornate detailing


and lofty spaces. (Most of the homes now derisively dubbed “McMansions” date from that era.)

Today’s clients want a home that accommodates all ages, stages and phases of their lives — a flexible home that works for children, aging parents and extended family.

“Nearly half of the homes we’re building are designed for multigenerational living, with an in-law suite or second mas-ter bedroom,” says Hardwick.

If the home is on a smaller lot — as many infill projects are — and the second master suite has to go upstairs, many cli-

ents are asking for elevators to make second-floor access easier, Hardwick says.

In the kitchen, clients want ergonomic appliances, pan-tries with pullout shelving, cabinets with motorized “touch to open” doors, more drawers and less upper cabinets so ev-erything is low and accessible. Other popular features include corner pullouts and touch-activated faucets.

In the bathroom, no-threshold or curbless showers are be-coming all the rage. Barn doors or pocket doors add style and easy access. Other popular features include frameless shower


enclosures and the “Euro shower” concept, which provides a single space with a shower and tub.

Automation is also standard in most custom homes, pro-viding remote-control capabilities for lighting, heating and cooling, audio-visual devices, home security and even win-dows and doors.

“Over the past five years, home-automation technology has come down in price and is easier to operate with app-driven, internet-enabled technology,” says Hardwick.

Transitional looks are supplanting once-popular Mediter-

ranean and Tuscan influences. “Many of our clients are drawn to California-Laguna Beach style architecture with a lot of glass, natural light and courtyards,” says Koger.

“The marketplace in general is very bullish,” adds Natoli. “Even though we’re stabilizing, I think we are going to have another growth spurt over the next five years.”

Adds Tansey Soderstrom, broker/owner of The Real Estate Firm Orlando: “True custom homes are doing well. While we’re in a sellers’ market, for a little more money buyers can custom-build what they want.”

How do you pick the right person to represent you or your home? Here are a few do’s and don’ts you should consider when selecting a real estate agent.

Naturally, check to make certain the agent’s license is current. Also, find out if the agent is, in fact, a Real-tor. “The National Association of Realtors has a code of ethics that will knock your socks off, and they are very strict in dealing with people who don’t abide by them,” says Donald R. Brenner, professor emeritus at American University and a specialist in housing issues.

Also, only Realtors have access to Multiple Listing Services (MLS) through which members share listings and have access to many more properties than non-members. In addition, during your search you should: ASK AROUND. Talk to people you trust for rec-

ommendations, particularly those who’ve had recent experience buying or selling a home. LOOK ONLINE. Some websites, such as Zillow,

have agent reviews. Of course, anyone can post anything these days, so don’t rely strictly on online commentaries. FIND A SPECIALIST. Look for someone with

experience in your price range or your geographic area. Many pros advertise their areas of expertise. CONDUCT INTERVIEWS. What is the agent’s

specific marketing plan for your home? Is real estate the agent’s full-time profession? How many homes has the agent listed and sold this year? CHECK REFERENCES. Get the names of the

agent’s past clients and give them a call. Would they use the agent again? AVOID “DUAL AGENCIES.” These are agencies

that represent both the buyer and the seller. Your goal is to find someone who is in your corner exclusively.

rancine Case can list dozens of reasons why the post-retirement move from New Jersey to Central Florida made sense for her and husband, Charles. Chief among them are mild winters, theme parks and great neighbors in their active-adult community.

And after her hip-replacement surgery, the Solivita resident added one more im-portant plus: The community’s fitness center and indoor track, which was ideal for

her physical-therapy walks.“We wanted to be in an active-adult community for what it offers,” Case says of the ame-

nities in the 55-plus development, which is located in Polk County. At 69, Francine Case is among more than 75 million baby boomers, defined as those born

between 1946 to 1964. Pew Research Center says that 10,000-plus boomers are turning 65 every day — a trend that will continue until 2030.

Those numbers add up to a lot of people like Francine, cre-ating a huge market for homebuilders looking to capitalize on the “age wave,” says Doug Buck, director of governmental af-fairs for the Florida Home Builders Association in Tallahassee.

Last year, about 27 percent of new production homes were bought by people aged 55 and up. Nearly 17 percent of new cus-tom homes were bought by people in that age group, notes Buck.

In Central Florida, particularly, there’s a happy marriage of boomers and builders who cater to the 55-plus market.

Throughout the region, communities that market them-selves to active adults are thriving in the land of sunshine, beaches and temperate winters. Living close to international airports and world-class theme parks is just icing on the cake.

“As folks retire, they want maintenance-free homes and prefer to be surrounded by people their own age, with similar inter-ests and backgrounds,” says Mark Bines, vice president of Kolter Homes, developer of Cresswind at Victoria Gardens in DeLand.

While homes in active-adult communities come in every style and price range, they tend to share common character-istics. For example, most designs are single-story, with open floorplans, spacious kitchens, covered patios and flex spaces for crafts or home offices.

Those are some of the attributes that persuaded Judy Schaf-fer and her husband, Marvin, to buy a home in Heritage Hills in Clermont, a bustling small city in Lake County. They also liked the fact that the community provides lawn care and ba-sic home maintenance.

“We always wanted to be in an active-adult community

where we can enjoy all the amenities,” says Schaffer, 69. “That’s easier to do when a lot of the chores are taken care of.”

Longwood residents for 31 years, the Schaffers were empty nesters who found what they were looking for without leaving the area. Staying close by was an important consideration for the couple, since their two daughters and a grandchild live in Winter Park.

Just as the homes boast similar themes, so do the commu-nities. Typical amenities include fitness centers, golf courses, biking and walking trails, social and educational programs, swimming pools, tennis courts and fitness classes. And just about everyplace offers pickleball and bocce ball.

“In many ways, active-adult communities are summer camps for adults,” notes Bines.

While a number of local active-adult communities are well established, many more are just getting underway, such as The Lakes at Harmony in Osceola County.

“Active-adult communities are all about the 55-plus lifestyle, so this community is planned specifically for that group,” says Amber Sambuca, associate project manager.

“The recession prohibited many people from selling their homes so they were unable to move when they had planned to,” she adds. “Now, home prices have rebounded and homes are selling.”

Homes in active-adult communities, she adds, are afford-able compared to homes near major employment centers — and very affordable compared to homes in major Northeast-ern and Midwestern markets.

Not all homes in active-adult communities are for downsizers. This model, by Pringle Homebuilding Group in The Lakes of

Mount Dora, is a real showplace. And it’s as spectacular on the inside (facing page) as it it is on the outside.

Home prices in Central Florida active-adult communities range from less than $200,000 to more than $500,000, with home sizes ranging from a cozy 1,300 to a spacious 3,000 square feet.

It’s no secret that the Orlando area is popular among the 65-and-older cadre. For example, 19.5 percent of Polk Coun-ty’s population is 65 or older, as is nearly 13 percent of Osceo-la County’s population, according to the U.S. Census Bureau.

In fact, a full 19 percent of Floridians are at least 65 — the highest percentage of any state in the U.S.

And that’s good for developers of active-adult communi-ties, says Buck, since typical buyers are retired couples in their mid- to late 60s, usually with professional backgrounds.

“Although buyers are likely to be healthy and able, health and wellness are still big concerns for this group,” Buck notes. “They want to be able to stay active and to have plenty to do.”

Homebuyers such as the Cases and Schaffers are typical of busy boomers who want to relax — but not necessarily slow down.

“As boomers continue to adjust to the empty-nest experi-ence, it’s understandable that they’d look at housing options that facilitate a more active lifestyle,” says Richard Tucker, professor emeritus of Psychology and Aging Studies at the University of Central Florida and the UCF liaison to the Learning Institute for Elders (LIFE) at UCF.

Having wellness programs within their communities be-comes a very attractive option, he adds, as does the proximity of “age peers” who share the same attitudes towards healthy living and healthy aging.

“Boomers are sending a strong message to society that the gift of time that comes with retirement brings many oppor-tunities to age successfully, and to do so with more indepen-dence from their adult children,” Tucker notes.

Most active-adult communities are close to major urban ar-eas, so residents can enjoy access to entertainment, shopping, dining, sports and cultural venues. They’re also generally near hospitals and healthcare facilities.

They’re close, but not too close. Most are just far enough removed from the hustle bustle that traffic and crime aren’t

major concerns, according to Sambuca of The Lakes. Plus, she adds, locations slightly outside the urban core help keep prices down because land is cheaper.

So, let’s have a look. Here’s a sampling of active-adult com-munities in Central Florida — and what they have to offer.

Solivita avhomesinc.com

Solivita, developed by AV Homes, has been popular since it opened 15 years ago — and now covers 4,300 acres primarily in Polk County, near the Osceola County line.

Plans call for a total of 5,600 homes, mostly single-family, as well as some attached villas. Prices range from $159,990 to $370,990 with square footage ranging from 1,361 to 2,840.

“Overall, active adults want the best of both worlds when retir-ing,” says Kanjian, sales manager for AV Homes, which recently won the 55-Plus Builder of the Year Award from the National Association of Home Builders. “They want suburban-style com-munities that aren’t too far from urban life. They also want op-portunities to socialize and a diverse choice of activities.”

He adds that baby boomers prefer single-story homes to avoid climbing stairs and oversized, frameless showers that ac-commodate walkers and wheelchairs.

While most 55-plus buyers aren’t mobility-restricted — quite the opposite, in fact — they do like the option of aging in place, which means they can remain in their homes even as their physical needs change. That’s why open floorplans are popular, Kanjian says.

Solivita amenities include fitness centers, golf courses, pickle-ball courts, biking and walking trails, social programs and clubs, classes and special events. There’s also a lively village center.

Many of Solivita’s residents come from the Northeast and Midwest in search of warmer weather. Kanjian says they’re looking for “resort-style living at an affordable price.”

The Lakes at Harmony

The Lakes at Harmony, which is scheduled to open in early 2016, will be part of the 11,000-acre Harmony master-planned community located east of St. Cloud in Osceola County.

Developed by Starwood Land Ventures, the gated neighbor-hood will offer 400 single-family homes as part of its first phase. Home prices will range from $200,000 to more than $400,000, with square footage ranging from about 1,400 to almost 3,000.

Amber Sambuca, associate project manager, says buyers will like the idyllic small-town atmosphere of Harmony, which includes a town square with shops and restaurants.

Homes at The Lakes will boast three key features: huge kitchens that open to entertainment areas; large master suites with ample space for a king-size bed and comfortable furni-ture; and outdoor living areas with swimming pools, spas, summer kitchens, fireplaces, gazebos and putting greens.

Community amenities will include a clubhouse with a fitness center, card room, ballroom, crafts room and lounge with mul-tiple TVs. There’ll also be a swimming pool with large deck and spa along with tennis, bocce ball and pickleball courts.

Harmony, known for its eco-friendly philosophy, has hik-ing trails, a golf course and two large lakes.

“The active-adult market is hot for many of the same rea-sons that Central Florida is the No. 1 tourist destination in the world,” says Sambuca. “Active adults are just that — they want to remain active and they want plenty of options. Plus, they want their children and grandchildren to visit them.”

Del Webb Orlando

Del Webb Orlando, located in Davenport in Polk County, currently encompasses 495 single-family homes. Plans call for

a total of 780 at buildout. Developed by the Pulte Group, it opened in 2007.

Home prices range from $173,000 to $400,000, with square footage ranging from 1,289 to 3,000. Typical buyers are retired couples moving from colder areas of the country or seasonal residents escaping harsh winters, says Lisa Wink, sales consultant. The majority of residents are from the Northeast, she adds.

Like homes in other active-adult communities, Del Webb Orlando’s designs include open floorplans, large island kitch-ens and covered patios ideal for entertaining or relaxing.

Community amenities include a fitness center with an in-door walking track and aerobics room; tennis, pickleball and bocce ball courts; walking trails and a fishing dock; and an outdoor amphitheater and a fire pit. Being near the major at-tractions is also a key selling selling point.

“More homebuyers are looking for new, energy-efficient construction and the kind of resort-style living that active-adult communities provide,” says Wink.

Cresswind at Victoria Gardens

Developed by Kolter Homes, Cresswind at Victoria Gardens is the active-adult component of the Victoria Park master-planned community in DeLand, located in Volusia County.

Home prices are in the $200s, with square footage ranging from more than 1,500 to just under 3,000. There are now about 655 homes, with 1,070 projected at buildout.

Victoria Park is a traditional neighborhood with tree-lined streets, small pocket parks, walking and biking paths, hun-dreds of acres of open space and preservation areas with near-by retail and medical facilities.

“Proximity to the quaint town of DeLand and convenience to the beaches makes Victoria Gardens the perfect place for an active lifestyle,” says Mark Bines, Kolter’s vice president. “Also, we’re close to everything Orlando has to offer.”

Bines notes that three-quarters of Crosswind’s residents are early-retired couples, and about two-thirds are from Florida. Half, in fact, are from in or around Volusia County, while roughly one-third are from other states.

Buyers are looking for flex space that can be used for crafts or home offices; open floorplans; well-planned kitchens; cov-ered lanais; owners’ retreats; and an abundance of windows to bring in the outdoors, Bines says.

Community amenities include many opportunities to con-nect with neighbors through activities such as tennis, bocce ball or pickleball; hiking and biking trails; exercise classes and cards.

Twin Lakes, another new active-adult community, will open in early 2016 with plans for 2,000 duplex and single-family homes at buildout.

The Jones Homes USA development will offer homes priced from the $200s with square footage ranging from 1,350 to more

than 3,100, according to Deb Marton, sales and marketing director.Marton says she expects the typical Twin Lakes buyer to be

someone “who doesn’t need a large home because the children are grown and on their own.”

Buyers will be seeking an active and vibrant social life, Mar-ten adds, so they’ll want to live around people who share their interests. Maintenance-fee living will likewise rank high on the priority list, she notes.

The majority of buyers are expected to come from South and Central Florida, Georgia and the Midwest, Marton adds. “They’re attracted to the area by its entertainment, health care and environmental factors,” she says.

Judy Schaffer shares that sentiment. “Everybody is wel-come,” she says. “We found it very easy to assimilate in the neighborhood.”

It has been known for some time that the FCAT era is coming to an end this year. The FCAT 2.0 — a series of exams in math, reading, science and math — is being replaced by the Florida Standards Assessment, which will test students on Florida’s Common Core-based standards. But as of now, we still have only FCAT 2.0 scores — and school grades based on those scores — to report. The data in the charts on the following pages is based on those tests. In addition, for high schools we’ve included results from the Postsecondary Education Readiness Te3st (PERT) in math and reading. These tests are administrated to nearly all 11th-graders to determine their readiness to do college level work. However, Gov. Rick Scott has recently called for the test to be optional, not mandatory. High-school graduation rates as of 2014 have also been included, and the percentage of students receiving a free or reduced-price lunch is shown for all schools.
