Board of Director’s Minutes Ozark Gateway Association of REALTORS® Director’s Minutes Thursday, September 27th, 2018 at 9:30 am Present: John Yaple, Jennifer Reaves, Brandi Haddock, Allen Hall, Forrest Stodghill, Kandace Yaple, Chris Nickle,
Jessica Hubbard, Jesse Bruce and Seth Dermott. Staff Present: Kim Cox Roll call was taken by sign in. Meeting was called to order by President John Yaple. Motion was made to approve agenda as emailed. Motion made to approve the minutes from the August BOD meeting as emailed. Allen Hall, Officer/Treasurer Report 1. Received financials for August 2018 as emailed. Motion made and approved to accept financials for August 2018 and
YTD. 2. Reviewed Edward Jones portfolio. No motion or recommendation made. Chris Nickle, MLS Chair/1 Year Director
1. No meeting this month. President’s Report – John Yaple 1. MR Meetings were last week; there were some questions about the process of NAR supporting state candidates; Jeff
Kester & Layne Morrill are attending the October BOD meeting to explain the procedures. 2. IMPAC fee paid at MR annually; will stay on annual dues bill for several more years until its cap is reached. 3. Attorney response regarding issues with non-realtor contracts and client registering. No motion or recommendation made
at this time. AE’s Report – Kim Cox 1. Newton County Assessor has approved our membership a new annual rate. Kim to set up the provided link into the MLS
system and notify membership when ready to invoice and set them up as a user. 2. The question was asked to KREC: “Can a MO licensed agent visit KS to list or sell real estate and “partner” or “cooperate” with a KS licensee in order to avoid obtaining a KS real estate license?” The answer from KREC: “Yes, but ONLY when
dealing with commercial property and ONLY under a written broker cooperation agreement with a KS broker. 3. We have a State Director who is stepping down for 2019. BOD asked that a letter of interest be sent to those who qualify
and bring back to them. 4. NAR announced that boards may no longer ask a broker to have all of the licensees under them to sign an individual waiver for MLS of Choice; the broker now has the responsibility of attesting for all of his agents with just his signature; he is 100% responsible for penalties should one of his waivered agents use the MLS or its IDX feeds. Market Shifting to Buyers’ Favor
A housing market defined by rapidly rising home prices, bidding wars, a lack of inventory, and sellers with the upper hand in negotiations may be changing. “The signs are pointing to a market that’s shifting toward buyers,” says Danielle Hale, realtor.com®’s chief economist. “But in most places, we’re still a long way from a full reversal.”
After all, home sales aren’t exactly tanking. Prices for existing homes were up 4.6 percent from a year ago in the National Association of REALTORS®' latest housing report. The median home list price in August was up 7 percent from last year. While these numbers are still higher than last year, economists point to a slowing growth in the percentage jumps. Last year, median home list prices increased by 10 percent from the previous year and by 9 percent the year before that.
