Money Tymes 7 tips for a Preapproved Mortgage Having a letter of pre-approval can remove a lot of obstacles to home buying, but the process isn't as simple as it used to be. Preparation and caution are advised. By SmartMoney/ MSN During the height of the real estate boom, getting a mortgage was as easy as picking out a new coffee table for the living room. Now, homebuyers have to jump through rings of fire before they can sign on the dotted line. Today, the first step in landing a home loan is obtaining a letter of pre-approval. This means a mortgage lender has verified that you're approved for a mortgage of a certain amount over a fixed time frame. Pre-approval letters are prepared even before you've picked out your home. They remove some of the uncertainty in the home buying process. In the current housing market, real estate agents and sellers won't want to work with buyers unless they have one. "Before you even get in my car, you want to get pre-approved," says Gerry Bourgeois, a real estate broker and president of Towne & Country Realtors in Leominster, Mass. With a letter in hand, buyers know exactly how much they can borrow -- and therefore how much house they can afford. A pre-approval letter shows the seller and the seller's agent that the buyer is capable of buying their house. "For most sellers, the issue is not whether they can get an offer, but whether they can close the deal," says Tara-Nicholle Nelson, a real estate broker in Oakland, Calif. Here's what homebuyers need to know about the new rules of mortgage pre-approval.

Shop around, and shop early: When seeking pre-approval, talk to a few mortgage lenders to find the best mortgage package that suits your needs. Two or three lenders is customary, says Brad Blackwell, a national sales manager at Wells Fargo Home Mortgage in Danville, Calif. More aren't necessary to get a good deal because loan packages are generally very similar and pricing tends to be comparable, he says. Get quotes from lenders And consult with lenders before you start house-hunting. This way, you'll know how much you can borrow -- and which houses are in your price range, says Ann Stickel, vice president of affiliated services at Michael Saunders and Co., a real estate brokerage in Sarasota, Fla. Prepare your financial biography: Getting pre-approved means a lender must review and verify your income, credit and assets to ensure you could make the necessary monthly payments on a house. In the wake of the housing bust, borrowers must be more forthcoming when it comes to their finances, Stickel says. Your lender should tell you precisely what you need, but be prepared to include:

• W2 statements (or 1099 income statements) for the last two years.

• Federal tax returns for the last two years.

• Bank statements for the last few months.

• Recent pay stubs and proof of other income.

• Proof of investment income. Know you're not obligated to one lender: Pre-approval doesn't bind you to a particular lender; it's just a promise -- albeit, a conditional one -- that the lender is willing to make the loan. The buyer isn't obligated to borrow from that lender. Don't expect a rate quote: A pre-approval will stipulate the loan amount or monthly

payment but not necessarily the loan type or rate. When you apply, lenders use that day's mortgage rates to estimate costs and payments. "Just don't expect them to keep the same rate they pre-approved you with as the actual rate that will be available when you find a property and sign a purchase contract," says Danny Valentini, a senior vice president and regional manager at Homeservices Lending, a mortgage lender in San Diego. Keep an eye on your credit score: Usually, a loan inquiry can ding your credit score. If you applied for a bunch of credit cards within a short period of time, for example, your FICO score might fall. (Most lenders use some version of the FICO score to determine your eligibility for credit and what interest rates and other terms they should extend to you.) But the credit-scoring models are designed to allow for mortgage loans. The score ignores mortgage, auto and student loan inquiries made during the 30 days prior to scoring. So if you find a loan within 30 days, the inquiries won't affect your score while you're rate shopping, according to MyFico.com. Also, the score looks at your credit report for mortgage, auto and student loan inquiries more than 30 days old. If it finds some, it counts those inquiries that fall in a typical shopping period as just one inquiry when determining your score. Deal only with a reputable lender: Sellers now are looking much more closely at who

the buyer's lender is. To avoid instances in which the lender might not be able to deliver on the loan, they want to see that any prospective buyer is working with a financially sound and reputable lender, says Blackwell. Most national brokerages and banks have local branches, so buyers should ask a local real estate agent (and the buyer's agent who is representing them) for recommendations. To satisfy any doubts you might have about a particular lender, visit the Better Business Bureau's Web site to find out what kind of reputation they have. Watch the clock: Pre-approval letters -- and the documents they verify -- have expiration dates. Those dates vary by lender, but the letters are typically valid for 90 days, Blackwell says. If you're still house-hunting after, say, 60 days, and you're concerned, ask your lender to revalidate the pre-approval letter. Sellers want to be sure the buyer's financial situation hasn't changed since the time the lender initially checked them out. If any part of your financial picture has changed -- your credit, job status, income or assets, for example -- you should notify the lender so your pre-approval can be adjusted. The Bible says," in the presence of the Lord is the fullness of joy, and at His right hand are pleasures forevermore." There is a place for that much needed refreshing; it is in the presence of the Lord! To get that time of refreshing means to walk in the awareness of God's constant abiding presence. He is always near.. However sometimes our perception of this can get a little cloudy due to the issues that may have us weary.. Prayer is also a connection in the presence of our Lord. The Bible says," call upon me and I will answer you and show you great and mighty things." We are living in uncertain times for sure.....But we serve a certain God! A Father who never changes...He is our source of stability, our source of peace, our source of freedom; He is our All and All...

Charlotte NC Fashion Week 2009 By: Antwain D.Dooley Voice of Style Well the time was here and now it's gone, Charlotte NC Fashion Week (CNCFW) 2009 has come to an end until the next show spring 2010. The Second Annual highly anticipated event was held here in Charlotte, at The Mint Museum located on Randolph Road, and notice the ironic theme," Where Art Meets Fashion". This wonderful idea was all made possible By Anthony Simons, Director of CNCFW, CEO of NETWORKZ2000 and President of PLITZS Fashion Marketing of Charlotte. The three night extravaganza included designers from all over, live entertainment, special guest hosts, industry networking and after parties for those not quite ready to go home. Many attributes to one joyous occasion, but did the art actually meet fashion on the runway or do just the opposite and made the eyes of many runaway? The setup and ambiance of the event was amazing. Upon arrival, parked out front of the venue sat a brand new Jaguar, so immediately one would think this event would be filled with the elite of Charlotte, surrounding cities and even those that may have traveled from afar. Next you were greeted by beautiful women that were assisting with the show, signing you in, giving wrist bands and even escorting you to your seat and

getting you familiarized with the venue. As a VIP 3 Day Pass holder, I felt on top of the world! Nightly shows would start at 7p.m. and the doors opened at six o'clock, the same time the VIP Lounge was available with champagne, great networking opportunities and gift bags filled with all types of goodies. This routine would be the same for next two nights, with the exception of show delays. Overall, the participating designers, both locally and from afar, were all talented in their own right. It was easy to depict the newcomers from the veterans. Depending on one's personal taste, some of the designers needed more direction with their collection. Some sponsors contributing were Varji & Varji Salon and Spa and Bakers Shoes, who did a wonderful job, but I felt some of the garments worn by the beautiful models, were not executed completely. Some designs seemed rushed and incomplete as if something was missing and personally my focus went to those flaws, which took away from the presence of the model. The models, of different ethnicities, had a range of looks, from modern, to contemporary, exotic, thin and even some full figured. The models did as they were expected to do, work the runway. Each night was filled with anxiety as each designer showcased

their line in hopes to cultivate the audience. For the most part each designer had the audience at the edge of their seats wanting more, but for some, well the question of where is the last model, crossed the minds of many. Keeping the name of the designer on the hush, let's just say when the show ended on Saturday, it was well deserved. This was the only downside of the whole event in my eyes and for many attending. Everyone had the same feeling, boring. Same but different looks, same material, barefooted models and extremely slow music. Most designers had maybe twenty models, give or take few, but for some reason the models just kept coming and seemed as if there was literally no ending point. Hopefully this poor decision to close the show with this designer would not be the 'buzz' for long. Hopefully this feeling of boredom would not overlook the presence of special hosts such as the stunning Brittney Cason of Creative Loafing, NFL player Terry Cousin or old time favorite television personality that I had pleasure growing up with, Barbara McKay. Hopefully the serenade by Calvin Richardson will continue to ring in the ears of those "bored" audience members that basically jumped out of their seats after the designer left the runway. Most importantly, hopefully the overall experience will be one to remember and force those whom attended to tell at least one other person so next year can be even bigger. Thanks to Anthony Simons, all the sponsors and volunteers that made this event a success. I personally, cannot wait until next year to see what new trends will hit the runway and if certain designers will show up again. More details could have been provided, like those behind the scene moments once the cameras and lights went out, or at the after parties, who was getting it on,

Urban Interviews: Chris Styles, the Man Behind

Slow Sippin' ................YES LOVE I'M TALKING TO

When I received word about this new book from my good friend Keysha, I of course had to talk to the author and find out what was his inspiration. Little did I know that the interview would take us down the path of old school hip hop, relationships, and how they all contributed to the creation of the book Slow Sippin... yes love, I'm talking to you. "I'm just like anyone, full of ambitions to take the American dream by the horns, "says Chris Styles. Describing himself as an "80's baby" remembering old school hip hop, he takes us back to when he was in junior high school, and viewing it more like a social event. "During that time, I was into the hip hop scene, rapping, and my motivating factor was Big Daddy Kane." I wanted to be a rapper, but cramming words into sixteen bars wasn't it. The real issues, especially in my area, needed to be said." An avid participant of martial arts, it prepared him mentally for what was about to come. The urgings of friends resulted in his immersion into the poetry realm, and the writings came forth. His motivation behind the book, two things: Jay-Z's Reasonable Doubt, and a visit to a popular bookstore. "When I wrote this book, I wanted to speak from my space. Poetry to me is like the way hip hop started, it was raw, from the street, and had no crossover appeal." He feels that its acumen today has really changed, and then talks about a recent visit to a bookstore.

"When I visited this bookstore, I could not find a poetry book that was set to my level," he exclaims. "I wanted to read something that talked about not being able to pay a cell phone bill." Something he states that is current and today, like the section in the bookstore that references the baby's daddies. "Man, Nikki Giovanni to me was like "lyrical food" Chris states, and they have books in there that tells you how to read poetry, but I want to be the one that bridges the gap between old school poetry and that deep poetry that we see today. I'm not trying to speak over your head," he says, "I just wanna conversate with you." Our discussion then touches on today's spoken word, and his view of it. "Personally I don't think it gets enough recognition, he states. "It's a subculture that sometimes gets exploited by some, and little do they realize that in ancient times, poets sat in seats with the council. That says a lot about the culture." His book talks about the facets of relationships, the joys, the pain, the humor, and the honesty. "In the book, we talk about the things that you don't want to bring up with the one you trying to get with, he says." "From the beginning to the end of the relationship, whether it's the death of the relationship, or the blessing of having one, the book covers it all!" "No disrespect to the art, he says," " I'm not a poet; I'm just trying to bridge the gap,

and touch people in the here and

now." The title of the book, Slow Sippin' was of course unique, and reason behind its creation was simple to Chris. "Two years ago, I was out one night, at a club, and had bought a drink there that was pricey, so I had it for like two hours," he says. " I wasn't really nursing it, but just taking my time with it, and that's what the book is about, taking your time with the whole process." These days, Chris is busy, promoting the book, the production company, and even the creation of Slow Sippin' mugs. "One for every day of the week, he says. One can picture sitting in a comfortable chair, with the Slow Sippin' book and a hot mug of tea, turning each page, hanging on every word written.” No disrespect to the art," Chris replies. "I'm not a poet, I'm just trying to bridge the gap, and touch people in the here and now." "It's a conversation," he says. "I'm talking to you!"

In addition to the book, Chris and his business partner Mashya Williams has formed a production company dubbed "Unpredictable Styles LLC." The company's vision; "to create short films that are centered on the poetry," Chris shares. "We are currently developing trailers for Slow Sippin' and some other works as well."

By Ka'Sper I have a four year old son that means the absolute world to me. He is the difference in waking up every morning happy and ready for the world or just staying in bed feeling like a lump some days, and I can't imagine my life without him. The other day I decided to do a "play date" with a friend of mine and his daughter as it had been a minute since we had all seen each other, and my son absolutely just loves it when there are other kids around to play with at the park. What kid doesn't right! On my way over to my friends house to meet up, he calls me and tells me that he won't be able to come out today, that his daughter wasn't coming after all and he really didn't feel like being around anyone. When I asked him what had happened, he simply replied "Oh just some more of my baby momma and her bullsh*t keeping me from my daughter". He was not at all impressed and there was no way I was getting him out of that house. This was not the first time this had happened, nor the first time I had heard about it happening to him, or other friends and acquaintances of mine. Seems that more and more, women around the world are deciding on their own when and if the father of the child is going to get to see that child or not. This decision has largely become based on two things: A. If he is still willing to be in the MOTHERS life and B. If he's paying child support or not. Last time I checked, it takes TWO to make a baby so I'm still not really sure at this point where we as the mother stepped into the picture and said "Oh, you know what, your not with me anymore and I saw you buying your new girl a pair of shoes at the mall so you can't see the baby this week until you come up

with my money". Hold On. Your money???? And this right here is where the vicious cycle once again starts all over. Alright, I already know what your thinking. Your probably sitting there like, "well obviously she's never gone through it before. I bet her and her sons father are still together and have a great relationship". WRONG! I myself have found myself to be the single mother on the other side of that fence. The one that WISHED her sons father would come and spend time with him, come and take him for a weekend and take him off my hands. But unfortunately it doesn't always turn out that way. See for me, I was always concerned with the lack of the relationship between my son and his father. It hurt me that he would never ever in a billion years deny that this is his son, but yet, he put so many other things in front of his own blood that today at 4 years old, being generous, I would say he's known his son for about a year altogether. The bottom line is, when your a single mother NO MATTER WHAT we are strong survivors! We will go through hell and high water to provide for our children and that's the way that it has been and will continue to be for years to come. So what does it matter really if your ex is not helping provide for the child financially. Will life still go on? YES! And I agree 1000% that this is not right, that financial and emotional responsibility should be on both parents, but really, if the father wants to see his child and spend time with them and help with the upbringing of that child, do we as mothers really have the right to take that away from them because they aren't handing over the money every week? Raising our children in a positive environment where they can spend time with both parents will ultimately benefit the

child in the long run, and trust me when I say that kids these days are SMART!! Smarter then we were back then at their age. They will see what's going on! They will learn for themselves who was there and who wasn't, who bought this and bought that! We don't need to tell them or break it down for them, and we don't need to fill their head with negativity about their own father; it will be seen by the child on their own time, in their own right. I think that we as women really need to take a step back and look at our individual situations. This may not apply to us all. Maybe you have made the decision to

keep your child away from the father because he is unfit to be in the child's life, or maybe you have a court order. There are valid reasons to following through with this type of action. But at the end of the day, we really need to sit down and evaluate what is best for the child. Do we have a valid reason, or are we just doing it out of spite? Ka’Sper a writer from S. She Was She was my mistake that I made And often makes She was the lie that I told When I told the truth She was the burden of my hopes that became, no use abstract of my vision, undisputed........ cerebral abuse she was a prisoner of her mind, ah faded soul, unstable,& defected dis loyal ........ dis respected she was my pain & my poison, highly hated....... by my family & friends she was devious, selfish & mos def....trifling she was the disease..... of all my sins she was mentally un- retarded often fought for thought her mental disposition always handicap my position she was the keeper of my child mainly keeping us away so now..... I am paper daddying hands off? day to day I am a man of change Although.... still the same just missing my baby my adopted, damn shame but I won’t let this break me see!!! fake aint me, & never will be but now, life is.... just a lil harder as these days move away I struggle..... as her father & this is done, without force of non-court child support.... separated by? a daddy-daughter divorce!

What I Really Was For years...I...lived a lie... I-I got by, but what is getting by, when others get over? What is a grain of sand compared to a boulder? Something so miniscule as not to compare, but there I was comparing my life to finite existence...and I'm not gonna get too deep-by talking about quantum leaps and celestial planes, but I do want you to use your brains-just a little. You see...I...didn't question...I-I believed without asking why...I thought that America had saved a piece of her pie-for me. Everyone promised me a taste...this only exacerbated my blind faith-so I didn't realize that what I really was, was a drone...I...was...in their eyes a project gone wrong-when I embraced knowledge of self, when I, saw death as the next step in the infinite cycle of life-I do want you to use your brains-just a little-because the games being played now are subtle-you just have to look-check it, in schools there's mis-education, in inner cities there's regentrification, and some church's keep us waiting for someone else to cure our ills-propagating doctrines which serve as placebo pills. Now that may be a hard pill to swallow, but I refuse to wallow in the mud of ignorance...I now know that my life has significance-beyond mundane politics or superficial bullsh**...you see what I really was, was lost...and in being lost paid insurmountable costs, but in the process I've been saved through works that have been done by my hands, and I refuse to be defined by what I was. © Anane Thabiti
