ACC UpdateThe ACC wishes everyone a happy and safe Thanksgiving!! Make sure you get plenty of turkey and enjoy all the football! The ACC gives thanks this year for the support of the members of the Four Seasons community. Your support is shown each time you remember to follow the guidelines set forth by your ACC and receive permits for projects on your properties. Remember that most exterior changes to properties in Four Seasons must be approved by the ACC or its administrative staff.

Autumn is here!! We can see the evidence in the colorful painting that Mother Nature is spreading across our rolling hillsides. The multicolored foliage that pleases us so much right now, too quickly, turns into those pesky brown leaves that have to be removed from the ground. Please remember that if you blow the resulting leaves into the ditches along the streets, Horseshoe Bend Special Road District would appreciate it if you would burn them off. Leaves and debris left in the ditchlines now, could create floods and water damage in the spring. Remember to keep the burning leaves far enough away from the asphalt to avoid damage to the road. AmerenMO would prefer that no leaves be blown into the lake and that every effort be taken to keep ashes from burnt leaves out of the lake as well.

The ACC has adopted a new tree policy and will allow tree inspections year round. Owners need to contact a member of the administrative staff to schedule an inspection for any trees they are concerned about at 573-552-8335 or [email protected].

Dear Grinder Pump Owner:

Below you will find some things that will help you service and maintain your grinder pump.

Grease is an issue that will cause many problems in your grinder pump tank. Grease, after it cools, will stick to almost anything. It will stick to the float switches that control the on/off and alarm operation of your controls along with causing a nasty odor when it is exposed to air. The best thing to do with the grease is to throw it away in the garbage or trash can. Do not allow any grease to go down the kitchen drain. Any fat that is trimmed off of meat should be thrown away in the garbage and not allowed to go down the kitchen drain. Rinse with hot water and Dawn liquid to eliminate grease.

If there are young ladies in the house, please make sure that they throw away the plastic tampon containers and not flush them down the toilet.

The new wipes, baby wipes and Clorox wipes and swiffers should not be flushed down the toilet.

In general, nothing but normal sanitary sewage and toilet paper should ever be flushed down the toilet.

Following these guidelines should give you the maximum life out of your grinder pump and controls.

NEWCOMERS/LONGTIMERS – Lake Area Organization for WomenWhether you are new to the lake or have lived here your entire life, whether you are retired or gainfully employed, Newcomers/Longtimers, a social organization for women, has something to offer everyone. Composed of approximately 250 women there are many activities that allow women and sometimes their spouses to meet and interact with others.

Chartered in 1965 by a group of enterprising women, Newcomers/Longtimers is both a lake institution and tradition. Each year the group supports the community and many of its local charities through scholarships and fund raising events, like the annual home tour, now in its 22nd year.  But the group is not all work and no play. Activities are put on monthly like a luncheon, cards and games, dining out, bunco, happy hour, book clubs, movie club and other special activities. For additional information on Newcomers/Longtimers go to www.newcomerslongtimers.com and click on “Who Are We”. For membership information or application click on “Membership”. You can also “Like” us on Facebook by searching Newcomers/Longtimers. If you would like to become a Newcomers/Longtimers member, you can download an application from this website or call Jean Fickle, membership chair, at 573-348-3985. Annual membership for Newcomers/Longtimers is a mere $15.00 and may be paid at any time, at any Newcomers event or luncheon.

WATER SYSTEM PRESSURESubmitted by Josh Duncan, General Manager, Public Water Supply District #4 and Lake Region Water & Sewer Company The Lake of the Ozarks area has a diverse topography consisting of deep valleys and high hills. The Horseshoe Bend and Shawnee Bend areas are no exception. The hills lend to some extraordinary views of the lake and surrounding areas, however, this also creates varying pressures throughout the local water system. If you have a home located along or near the summit of a hill or if you’re located near the lakefront, this can dramatically affect the water pressure in your area. Water pressure is a function of the difference in elevation from the utility’s storage and delivery point to your home. The local water utility must maintain sufficient pressure to supply all areas in the system and as a result, lake front properties will likely experience pressures of 90 – 130 psi.

Pressure Reducing Valves (PRV) are designed to protect your homes internal plumbing and appliances against damage from high water pressure by reducing incoming pressure to a practical level. According to WATTS, one of several known manufacturers of PRV’s, the apparatuses should be installed on incoming service lines of 60psi or greater. More often the standard residential PRV comes preset at 50 psi with a range of 25-75 psi. Most commonly, the PRV will be installed in a basement or crawl-space where water enters the dwelling. Reducing pressure in your home can help to reduce water consumption and protect your home from costly leaks and repairs. Home appliances are susceptible to damage from high water pressure, which may also void the manufacturer’s warranty.

The installation of a PRV is at the customers’ discretion. The water company will not be responsible for damages as a result of high water pressure. Installation and maintenance of the PRV is solely the customers’ responsibility.

There are a number of qualified plumbing contractors in the area capable of installing pressure reducing valves. PRV’s are an effective method of protecting your home from the dangers associated with high water pressure.

Also, please remember, it’s always a good idea to turn off your homes main water supply during extended leaves of absence. Unexpected leaks while you’re away can cause catastrophic damage to your home, and result in increased water usage fees.
