The subject site (Volume 12148 Folio 489) consists of 4.365 hectares and is one of two small allotments registered at the Titles Office on the 10 September, 2019. The subdivision was approved by the Mansfield Shire.
The site is located on east side of Lockharts Road via the Maroondah Highway and is 3.7 kilometres from Bonnie Doon as the crow flows.
The site consists of pastureland with very few scattered trees but has boundary screening of native vegetation along the boundary with Lot2.

It is proposed build a dwelling on the site located within the building envelope. There are no other dwellings on the property. The dwelling will consist of two bedrooms and constructed of selected brickwork with colourbond roofing. All setbacks can all be achieved. The closets building is a new dwelling to the south and the 100 metre setback can be achieved from with location within the building envelope.

A lot used for a dwelling must meet the following requirements:

The land was only last year subdivided or re-subdivided with the intent of a dwelling being constructed on the land. The subdivision would have required appropriate scrutiny under the Farm Zone with regard to a dwelling being built on both allotments as this has been addressed by imposing building envelopes along with supporting Land Capability Assessments approved by the Mansfield Shire.

• Access to the dwelling must be provided via an all-weather road with dimensions adequate to accommodate emergency vehicles.
• The dwelling must be connected to a reticulated sewerage system or if not available, the wastewater must be treated and retained on-site in accordance with the State Environment Protection Policy (Waters of Victoria) under the Environment Protection Act 1970.
• The dwelling must be connected to a reticulated electricity supply or have an
alternative energy source.

1) Effective size between 0.40 and 1.00mm; maximum particle size of the smallest 10% (D10) by mass of the sand
2) Uniformity co-efficient less than 4; the ratio of the maximum particle size of the smallest 60% by mass of the sand to the
maximum particle size of the smallest 10% by mass of the sand 3) Clay and fine silt less than 5% by volume.

6. Delivery/Flush line to be 25mm-30mm, irrigation line diameter to be 12-16mm, plumber to provide specifications
