The two city blockof buildings were once used for retail and warehouse space for several of Detroitsmost popular department stores will now blend Loft Style residential living andcommercial retail environments. With the addition of a ten story parking structure, the entire Merchants Row development becomes an asset to the surrounding CampusMartius area. By retaining and embracing the historic nature of the existing buildings, the development was able to utilize Historic Tax Credits, Brownfield Tax Credits andObsolete Building Tax Credits to aid in the financing of the project.Typ 1200 Block Floor Plan page 1 of 2 4. 1420 Broadway Detroit, Mi 48226 KraemerDesignGroup 313.965.3399 phone 313.965.3555 facsimile www.thekraemeredge.com The Lofts of Merchants Row Detroit, Michigan The residential Loft Style units provide all the amenities that a person living in the Central Business District will need; such as an open kitchen (including dishwasher) with an island, open living room with a view of downtown Detroit, and a spacious bathroom with laundry. Starting with a bare palette and a large, voluminous space, the client wanted functional living space that allowed for work as well as entertaining, but with a sophisticated and contemporary feel that was juxtaposed against the original features of the building. The solution was to keep minimal space for the two bedrooms and leave the majority of the loft as living space. The original brick walls, windows and the skylights were updated to complete the renovation of the building itself. This loft is one fine example of how new and old are intertwined to create a masterful outcome that fills the desire to have a contemporary space in an historic building.Featured in:Detroit Home Magazine, February/March 2005 Fine Interiors Magazine, Premier Issue 2005 Photographed by Christopher Lark2 of 2 7. 1420 BroadwayDetroit, Mi 48226KraemerDesignGroup313.965.3399 phone313.965.3555 facsimilewww.thekraemeredge.com Hilton Garden InnDetroit, MichiganThe newest ground-up hotel in Detroit is located in Harmonie Park; close to the newhome of the Detroit Tigers at Comerica Park and the Detroit Lions at Ford Field. This ten story, limited service hotel has 198 rooms, a full bar and restaurant, meetingrooms, indoor pool and a 2-story glass atrium rotunda. This will be a signature projectin Detroit because it has been almost 10 years since any new hotel facilities havebeen built. Not only is it the first new hotel in Detroit in years, it is also the firstproject in Southeastern Michigan to use an innovative new structural brick curtainwall system. This new system allows for the elimination of shelf angles at each floorwhich carry the typical brick facade, as the entire weight of the facade is transferredthrough the brick directly to the reinforced mat foundation. Omitting the shelf anglesamounts to a substantial savings over typical brick facade construction. While thiscost saving system has been used successfully on projects out of state, KraemerDesign Group was the first to bring this technology to the Detroit area.
