At Brokerstown Village, West Lisburn, a remarkable newdevelopment is taking shape.

Willow tree used to fuel Biomass SHARED BIOMASS ENERGY SYSTEM(DISTRICT HEATING SYSTEM)

Indeed, at its core, the development has a revolutionary shared central heating and hotwater system. Powered by woodchip burners, the system delivers heat and hot water‘on demand’ without the need for individual boilers or flues in each home. And becausethe willow used in the system is grown in a local, sustainable environment, the overallenvironmental impact is carbon neutral. It delivers savings to individual homeownersand negates any need to keep an eye on oil tank levels or indeed the fluctuating globalprice of fossil fuels.

HOT WATER & HEATING COSTSOne of the many attractions of living in a Woodbrook Home is the benefit of reducedenergy costs and minimising the carbon emissions into the atmosphere.

The communal (District Heating System) is controlled by a Pay As You Go Smart Cardpayment system. In order to analyse the efficiency of this service Carvill in conjunctionwith 37 home owners have been monitoring the heating costs and the results havebeen very satisfactory.

Of course it’s the residents that will reap the biggestbenefits of this innovative new eco-neighbourhood – realquality of life, lower energy costs and a clean, beautifulenvironment in which to put down roots and enjoy ashared sense of pride and community.

Our claim that Woodbrook is an eco-neighbourhood isnot founded on a thin veneer of token gestures.

Reducing CO2 emissions, conserving water, preservingnature and reducing reliance on the car are all importantcentral themes in the development of Woodbrook.

It is important to note however that each consumer has different requirements for the amount of energy theyuse depending on: (i) number of baths and showers taken (ii) temperature setting on the thermostat (iii) theduration of the heating being turned on each day (iv) general heat and hot water wastage (v) personalcomfort levels

What we have found from our analysis is that the careful use and management of the system can createsignificant further savings.

We also noted that the homes in general have required very little heating over the summer months mainlydue to the benefits of high levels of insulation and the larger windows creating solar gain (if in direct sun light).

AN ECLECTIC BLENDOF TRADITIONALLYDESIGNED HOMES

Woodbrook provides a fascinating variety of home types,each with their own character and identity. These rangefrom 2 & 3 bedroom apartments to 2, 3 and 4 bedroomtownhouses and 4 bedroom detached houses.

The starting point and inspiration in our building designwas the study of traditional house styles in surroundingCounty Down villages including Hillsborough and Moira.From this, house types and apartment block designs weredeveloped. THE COMMUNITY

Wherever our developments are located, we aim to build communities rather than justindividual new homes. That means working with our neighbours and homebuyers from theoutset, to establish and sustain good relations based on mutual understanding.

It is proposed that Woodbrook will accommodate affordable and mixed tenure homes,through both the Co-Ownership and Clanmil Housing Associations.

This is in line with best practice throughout mainland UK and the Republic of Ireland. TheCarvill Group have pioneered this practice over a number of years to insure the delivery ofenvironmentally sustainable and socially inclusive communities.

The Minister for social development brought forward plans in early 2008, to embrace thisapproach as part of government policy. This strategy is likely to be implemented on allprivate developments right across Northern Ireland and help meet the housing needs n the province.

Wherever possible we also want to contribute to the local economy with the creation of newjobs, the use of local businesses, materials and the enhancement of the local infrastructure.This has been achieved at Woodbrook by contributing to both off site road infrastructure inLisburn and also contributing to the sports hall and playing fields to be located in Phase 2.The Carvill Group have also provided the land to the South Eastern Education and LibraryBoard for the new primary school located in Phase 2.

Keyway Sculpture

Keyway is a sculpture commissioned by The Carvill Group which engaged thechildren of Parkview School, Lisburn in a highly creative arts programme through theCreative Youth Partnerships Initiative.

Keyway incorporates the work and ideas of the children of Parkview School throughthe project 'Roots and Routes' which created the opportunity for children toparticipate in an eco project in their local environment over a period of four months.
