    All work is to be done in accordance with the National building Regulations. All materials and workmanship are to comply with the relevant S.A.B.S. codes and or the specified international codes where applicable in the Architectural specifications. The contractor shall in all aspects of the works comply with the provisions of the Occupational Health and Safety Act, 1993 (Act No 85 of 1993) and any regulations promulgated in terms of that Act or the Factories Machinery and Building Works Act of 1941. The contractor shall set up, document and maintain a quality assurance and quality control system, in accordance with SANS 9001/ISO 9001, able to be checked to the satisfaction of the Architect, that all materials and workmanship, whatever their sources, meet the requirements of the Specification. Should the Contractor or any of his sub-contractors be certified to the SANS 9000 family of standards then monitor these works accordingly. This drawing must be read in conjunction with all the relevant drawings, schedules and specifications and all other consultants related to the project. This drawing is not to be scaled. Figured dimensions to be used. All dimensions are in millimeters unless otherwise stated. All dimensions and levels must be checked on site by the contractor before putting work in hand. All work to be executed by competent persons qualified for the specific trade.

    FOUNDATION NOTES: ꞏ All foundations, foundation walls, retaining walls, sub soil stormwater drainage and soil compaction to Eng's spec & approval. ꞏ 230mm walls on min 600(w)x230(h) & 115mm walls on min 450(w)x250(h) strip foundations with 20mpa concrete.

    SURFACE BED NOTES: ꞏ Internal surface bed 85mm 20mpa concrete on dpc & well compacted fill at 150mm layers. ꞏ Slabs are not to be cast on in-situ material, allow to remove min. 300mm and re-compact in 150mm layers external surface bed 85mm 20mpa concrete as above

    WALL NOTES: ꞏ Brickwork: Clay stock keyed to receive plaster finish ꞏ 230mm brick walls with brickforce every 4 courses and every course for 6 courses over openings or to Eng's spec. & approval ꞏ All brickwork min 7 mpa with Class II mortar.

    ROOF NOTES: ꞏ Refer to roof notes.

    SANITARY & DRAINAGE NOTES: ꞏ Plumber to attain balanced hot & cold pressure to ensure the optimum operation of mixer & tap fittings. ꞏ Soil & waste water 110mm uPVC pipe to fall min 1:40. ꞏ Provide i.e's to all bends and junctions in accordance with local authority requirements. ꞏ Provide c.e's at every change of direction. ꞏ Waste & SW pipes under floor slab to be encased in 100mm concrete and are not to carry any load. ꞏ All waste pipes to have 65mm re-seal traps and be accessible over entire length for cleaning and repairs. ꞏ Conceal all pipe work. ꞏ Pipe sizes:
