Welcome to the 26th London Evening Standard New Homes Awards.

Meteorologists say they will soon be able to predict the weather for a full year. Wouldn’t house builders love to forecast with certainty the state of the economy in a year’s time? Instead, as developers in this great city, you have to ride the waves - and while most years are diffi cult to predict, this year has thoroughly tested your skills.

Always at the behest of changing legislation, you are now also caught in international turmoil as Brexit looms. However, I have edited Homes & Property long enough to have confi dence in your resilience.

Capital cities are special places and special cases with their own momentum. Brexit might send the pound crashing but the rise in London house prices year on year more than outweighs the dip, creating opportunities for home searchers, investors and foreign buyers. New builds, with unexpected new discounts, are again popular with the latter - but Londoners, too, are keen to invest in their homes as near-zero interest rates, combined with an expected rise in infl ation, ensure savings accounts and gilts off er next to no returns. So it’s over to you to off er the juiciest new designs.

This year we have seen ever-greater connection with the buyer as developers, town planners, transport providers, architects and councils link arms to create holistic environments for better quality of life.

The east of the city is regenerating at breathtaking speed. North Greenwich, Royal Docks and Canada Water are just part of this land of opportunity. A Thames Clipper trip is a viewing platform for buyers as apartment blocks rise, clad in copper, aluminium and glass. Old dockland becomes new villages, complete with homes, schools, nurseries, shops, fi tness centres, community cafes and wine bars. Former fi ft ies council estates are being rebuilt - transformed to attract a variety of income levels, families and singles.

House builders are responding energetically to the need for more homes to suit all pockets. Innovative eco-terraces with rooft op gardens, for example, factory-built and put together more cheaply and quickly than brick-built homes, off er equal comfort.

Importantly, city dwellers’ need for green space is being acknowledged. As faster train routes bring green fringe areas closer, commuter homes spring up beside waterways, wetlands, managed marshland or thoughtful landscaping. It is not unusual now to fi nd half of a development is green space. We are already blessed with big parks but a “garden city” with cleaner air and reduced traffi c congestion would benefi t us all. We are getting there.

Developers are never short of a good idea. Send us your news: details of your latest projects, the homes you have built, ingenious use of space, exciting architecture and property for all incomes.

Our annual awards are the best and most recognised within the industry and our venue - where we acknowledge your skills and the building world’s best projects while welcoming old friends and making new ones - is second to none.

We look forward to showcasing your fabulous homes and as they fl ash across the screen, we forecast a great day for new-homes builders, architects and designers.
