Making sure that owners and residents know about what’s happening in our building is a priority for everyone on the Sugar Dock Executive Committee (EC). We hope you will find this a helpful addition to the formal notices to owners about the business of the Owners’ Corporation, and an easy way to keep up to date between EC meetings. Congratulations to Pam Scott for getting it going and many thanks for putting it together. The purpose of the inspection was to identify defects in construction and recommend measures to repair any defects. After inspecting a large percentage of apartments after two phases of inspection the report has been furnished to the Owners Corporation. The report is over 1000 pages long, including photographs of each defect identified. However, this does not mean there are a lot of defects. In fact, Strathclyde report that the building has been well constructed. It is to be expected in any new building that there will be construction defects identified. After the Defects sub-committee and the EC have had an opportunity to consider the report provided by Strathclyde, the executive will liaise with Lend Lease to seek rectification of the defects identified. Housekeeping Have you noticed an improvement in the cleaning of our building? That’s thanks to our new cleaning contractors Havencab. You might also notice that the sensor light in front of your apartment door is turning off a bit sooner these days – reduced from 10 minutes to 3 minutes in an effort to conserve energy and save money. So far this initiative is limited to floors 2 – 20 in the tower and not the terraces. The housekeeping sub- committee is also considering turning off the air-conditioning in the foyers of floors 2 to 20 at night between 10pm and 5am to reduce energy costs as well as save wear and tear on plant equipment. A new window cleaning contractor is currently being sought so hopefully we will have clean windows in the near future. You will be advised once dates have been settled.

Defects

Management matters

The building management services contract across Jacksons Landing, delivered through JLEM, is being transferred to a new provider, Manage Meant and this is expected to begin formally around 1st of July.

As a result of this, there will be a number of changes. The building managers will move to a shop-front office in what was the Lend Lease sales office on Bowman Street. Staff changes include the appointment of a new building manager for Sugar Dock, David Scotter. David, from Manage Meant, is currently working with Natasha on a detailed hand over. There will also be changes to how the resident services manager (RSM) and security personnel are managed. More details in the next newsletter.

Longer term, and more significant changes are being discussed and planned for when the current contract expires in 2015. For more details on this and how you can have your say visit:

And that fire alarm that woke us all in the middle of the night? Apparently caused by a drop in pressure from the fire hydrant pump / engine. Triple M Fire Services are investigating and are to provide detailed report.

Safety tip

Apartment smoke detectors contain a 9-volt battery. If you hear an intermittent chirping sound this is an indication the battery needs replacing. Fire & Rescue NSW recommend that residents renew their smoke detector battery every 12 months.

Best behaviour

Dog owners are requested to restrain their pets from soiling the intercom post at the entry to our building. Residents are understandably disturbed to see our main access point treated as a dog toilet.

Subcommittees

A number of sub-committees have been formed to streamline the work of the EC:

• The Foyer sub-committee headed by Michael Gordon Smith has initially been working on getting the foyer tiles replaced and is now working with the original architect to improve its general appearance.

• The By-laws and Building sub-committee headed by Karen Board oversees cleaning and building maintenance as well as reviewing by-laws and complaints. Karen can be regularly found walking around with the building manager and cleaning and gardening contractors ensuring a high standard of work is maintained.

• The Defects sub-committee headed by Rosemary Amos oversees the evaluation of the building in relation to building defects.

• There is also the ‘KSSS’ Building Management Committee (BMC) which manages areas shared by Knox on Bowman, Stonecutters, Sugar Dock and Silk (mostly parking/pool/gym/garden areas). Sugar Dock’s representative on the BMC is Stephen Byrne, and John Poh is proxy.

The new tiles for our foyer have been ordered from Italy, and are on their way. We understand they'll be here in June. We can expect some disruption, especially for residents on Level 1, and for people who use the gym and pool area. We'll be talking to the Lend Lease construction team to make sure we can let residents know what to expect, and that we've minimised the nuisance. The existing tiles are not wearing well so

the new ones, from Mutina and award-winning designer Patricia Urquiola will be a welcome improvement, but it’s going to be a big job, so please be patient when the work starts. The EC has also contracted the building’s original architects Francis-Jones Morehen Thorp (fjmt) to help us add some more visual interest to the foyer. Annie Hensley from fjmt has started work with a sub-committee to develop options.
