The City of Cape Town provides 350 L per day free of charge that is regulated by the device management system. For bigger families who feel this is not sufficient, The City is willing to asses each Client’s case and the decision will be based on merit of the individual’s circumstances and affordability. No blanket approval will be considered or applied, the Client should approach the Cape Town Community Housing and obtain a letter that grant them permission to apply for the increased water allocation. The individual will produce this letter and provide their financial status to the City for assessment. Thus, the decision will be based on affordability. Earlier this year, the interest lending rate increased by 0.5%, thus CTCHC term funding is linked to the bank prime rate and that is the reason why the Company had to link the Client’s interest rates to the prime rate. Harmony Village residents also raised con- cerns about sidewalks and the soft sand in the area. CTCHC is making every effort to provide quality houses and therefore all subsidy contributions goes towards top structure. It was further decided that all top-structure building works needs to be completed before the sidewalks are constructed, as it will be damaged again. The USDG application was already drafted. H armony Village residents are to receive free water. The City of Cape Town

provides 350 L per day free of charge that is regulated by the device management system. For bigger families who feel this is not sufficient, The City is willing to asses each Client’s case and the decision will be based on merit of the individual’s circumstances and affordability. No blanket approval will be considered or applied, the

CLIENT SUCCESS STORY

Meet the Engelbrecht Family :

KASHIEFA ENGELBRECHT Kashiefa Engelbrecht is a mother of two who accumulated wealth through purchas-ing property from CTCHC, Kashiefa moved from renting a room at her mother’s place to owing her own home by accessing the I nstitutional Housing Subsidy.

In 2001, the Engelbrechts started their

journey of affordable house hunting by in-

vesting their R350 savings to the GEMS

saving scheme. After six ( 6) months worth

of savings, their dreams became a reality

when they received a house in Eastridge

worth R30 000.

The family embraced this opportunity to

have a placed called home, they were

determined grow in the property market and

this house was just a stepping stone

towards that direction.

In 2008 they sold the R30 000.00 house for

R185 000.00.

The family was so determined and

dedicated to stay with Cape Town

Community Housing on their journey. When

an opportunity to purchase a GAP house in

Highlands Village presented itself, they

bought their R216 000 home.

The money that they earned from the sale of their home in Eastridge was utilised in the alteration and modification of this new home,. The house boasts a beautiful swimming pool, a relaxation area etc.

The family enjoyed their home for a period

of 4 years until they decide on selling with a

property market value of R590 000.00.

With this amount, they were able to settle

their bond repayment for Highlands Village

home. As the journey continues, the family

obtained a bond free home in Woodberry

According to Kasheifa the journey does not

end here “I can now move to Stellenbosch

and leave free”, she said laughing.

Recently, Shafieka ‘s son (Ghakiem) bought

a house in Harmony Village and moved in

on his birthday “my son got a wonderful

birthday gift ever”, she said.

This family has gone up the ladder from

investing into a first time home buyer’s

market into a bonded property market.

When asked to comment about how this

has changed her life, she said “ do the right

thing and a house is like gold you should

treasure and don’t hold back—follow your

dreams”.

She further gave sincere gratitude to

CTCHC staff who have done a sterling job

to ensure her loyalty to CTCHC.

Beneficiaries received a handover pack when they attend workshop 3, which in essence is the handover of the property to the owner. Among other items in the pack, a list of community development goals and objectives. Please read through the development goals and objectives and f you have any suggestions on how we can ensure sustainable communities please don't hesitate to contact the social facilitator . Now that you are a resident, the following needs to be addressed: 1.Safety The issue of beefing up your safety in your house is not a nice to have but rather a preventative measure. CTCHC encourages resident to invest in a solid burglar gates for both back and front door to avoid intruders breaking ito your home.

Further to this residents can extend their vibecrete wall to 1.8 meters without an approved building plan, as well as their front yard to 1.5 meters. Gates are also helpful in deterring criminal elements. Lastly, there is an active neighbourhood watch in the area which we encourage resident to join in order to patrol their streets and root out any criminal elements that poses a threat to their well being. CTCHC therefore encourage residents to walk to public transport in groups dur-ingwinter as there have also been ele-ments of crime alongside Victory Drive which have been reported to the police . Greening/ Gardening initiatives It has been proven that beautifying your home not only makes it pretty and appealing, but it also increases your property value. Residents are encouraged to plant grass, flowers and pave to add value to the property.

CTCHC also forged relations with the Department of Agriculture Forestry and Fisheries to aid with greening under the slogan of ‘1 house 1 tree’ campaign. A tree request for the development has been forwarded to the department for each house to receive a tree. Trees will be donated to residents who expressed inter-est, all those that received trees will have to sign for them. 3. Public Open Spaces The development has invested in the upgrade of common areas such as play parks and hard courts. Harmony Village has the following

These are scattered across the development to be fully utilised by residents to ensure sustainable childhood development CTCHC has began the upgrade of the hard court In phase 1 and a relaxation area in phase 2. The procurement of landscaping contractors will see these 2 Open Spaces being fully upgraded and later handed over to the community. 4. Residents committee The Institutional Housing code dictates that all Institutions should elect a Community representative Body every 12 months , so is a need to have a steering committee that will advocate on behalf of the residents . This structure will be man-dated to ensure community development, safety issues in the area, housing con-cerns as well as municipality concerns. At the public meeting held with phase1 residents, it was agreed that 2 community reps will be appointed in the meantime and later move into a democratic election of the residents committee which be held on the 11 September 2014 at Woodlands Hall .
